I would be very cautious when renting at the Reserve at Ormond Beach. I terminated my lease early and was told that my apartment was rented. They gave me my final bill which I paid in full. I then received a notice to impose claim in the amount of $1328.15. I moved out of the apartment with the presumption that the apartment was rented and now they are telling me that it was not rented and that I will have to pay extra. Management was incredibly rude and not helpful. In all of the years that I have rented, I have never had an experience like this. I would never recommend this place to my colleagues

I have lived in many apartments throughout the past 8 years, but this place is the first to ever make me feel like it is my HOME. My partner and I were so excited to move here from Integra Shores this year into a larger apartment. The floorplans that are offered cater to any potential renter's needs. Our unit has a lot of windows, upgrades, and massive rooms! From day one when we discovered this place, Terri was incredible. Unlike what another review says, absolutely do not get a first floor apartment. All day & all night, I can hear every footstep of the neighbor above me. I can hear dressers opening & closing repetitively & not to much the insane amount of arguing & cussing. I have no idea when these people sleep. The apartments are bigger compared to most that I toured in Volusia county, but I don't think they are worth the price. $1350 for a 2 bedroom with interrupted sleep? Not worth it.

I lived at this location for 1 year and 2 months. The best things were maintenance done fast and promptly. Quiet nights with beautiful scenery. AC was always cold and very spacious and felt very homey. The bad were the lady at the front (blonde woman with a dark artificial tan) and my neighbor below. We got blamed for loud music when we didn't even have no one up at the times they claimed we were being loud.

We LOVE living at The Reserve at Ormond! The staff is just awesome, caring, attentive and very professional. They treat you like a family member and not only a paying tenant. The Apartments are clean, modern and very well maintained. The maintenance staff is SUPER quick to help you no matter what the need is. Here are the pros: Excellent Value and very fair rent pricing for the area, clean maintained landscaping and grounds, great pool and workout room, nice courteous neighbors, excellent location to Hospital, Grocery, Shopping, Movie Theater and Restaurants. My wife and I lived at the reserve for 18 months. The staff are very friendly and very helpful. They never made us feel rushed and always were professional. The manager Al and Kelly in the office always greeted us with a smile, and the maintenance men near passed us with out waiving and smiling. The grounds are always kept neat and clean, and they always add plants and additions to make everything look more beautiful. Only two maintenance issues the entire time and they were resolved immediately, even faster then we expected. This is a very pleasant and quiet community, and it is close to everything
