I lived here for 2.5 years. I give it the second star because it is the cheapest you can rent in Newport.
Through mild research I learned this was built as off campus housing for UCI originally. What that means for you is 2 major design flaws:
1) Paper thin walls and floors. I could hear my downstairs neighbor laughing when all the doors and windows were closed.
2) The doors open the wrong way. You know how usually when you walk in your home you push the door open? Not here. It swings out into the walk way. So if someone is trying to get in your home they can easily pop the door off the hinges

If I could leave 0 I would. I have been here for more than 4 years. In that time, I've changed apartment three times, upgrading each time. They had me pay deposit into the next apartment and the 2 before took 95% of my deposit from each. Charging for paint, cleaning and new carpet. And let me tell you the apartment and paint and walls were horrible to begin with and that's normal wear and tear. My car has been broken into twice here, and one of the times had my sunglasses stolen, & had a water bottle filled with piss left in my drivers seat.

How has no one mentioned the fact that this place was infested with ants and fleas?!? The giant eucalyptus trees in the parking lot were never trimmed so giant branches were falling in the parking lot onto cars and parking spots. The upstairs walkway was at an alarming slant, and THE PLACE WAS INFESTED WITH ANTS AND FLEAS. Multiple times I reached out to management asking for the exterminator to take care of this, and multiple times he "sprayed" our apartment to no avail. Literally waking up in the middle of the night covered in ants. Not to mention they kept 50% of our security deposit

What in the heck is going on here? I walked in to check the place out and the first thing I see is a crack head tweaker storm out of the gate. First impression was already shot with that. Then I continue my walk into the courtyard and omg this place has to be run by slumlords. This place is a DUMP. The courtyard is disgusting, the pool is green, yes green, landscaping was dead, and the balconies were hanging on by a thread. I was in utter shock. This place needs to be overhauled. I feel horrible for the people who live here.

Let me make this real clear: I was the only afican American in this apt complex...they gave me a 6 MOS lease to begin with...I'm a U.S. Navy veteran...They did not offer me another lesase..when that one expired.. saying that it was due for reconstruction...however they rented it out shortly after I moved out...they kept my deposit..charged me an additional $257.00 extra...would not do a walk-through to verify that it was nearly in the same condition when rented 6 MOS ago...(exception normal wear/tear).. Bottom line..rent paid early every month...THEY STOLE MY DEPOSIT...AND I WAS DEFINITELY MISTREATED

God where do I start? Management here sucks, so if you have an issue with Shirley the landlord, beware. You'll get nothing but an attitude from her. Marisa, I dont even know why she works there, she literally knows nothing when it comes to questions or maintenance. Property is poorly upkept. Our apartment was a disaster. Carpets were dirty upon move in to the point my feet were black, the light switch to the kitchen sparingly worked and would have to flip the switch on and off several times just to get the light to work, closet doors are a f-ing joke, water heater sucks, couldnt even take

I lived at Palm Mesa for a year and a half, and unfortunately this was an awful experience for my husband and I. You get what you pay for. Spend the extra $200 a month on a better apartment complex. There are about 210 units in this "gated" community. (The gates are always open leaving homless people to rummage through the garbage at all hours of the day) it's overcrowded, you only receive one parking space per apartment, and have to spend $75 extra for a garage. You will regret living here. Deposits range from $400-600 dollars, do not expect to get this back on time, or at all for that matter

I lived here for 6 years and liked it. This was a basic place. Unless you went in blindfolded you can see what you are getting. If you want fancy, go pay more in Newport Beach. If you don't want problems with neighbors, plumbing and security go buy your own house. It was Santa Ana Heights, a small unincorporated area between Bristol, Irvine, Santa Ana Blvd, not some name they made up. Now it's Newport Beach, you gonna complain about that too?

This place is cheap for a reason. There are kids everywhere running through the parking lot every night. Extremely basic amenities, no AC and the washer / dryer was either always full or extremely dirty. I never used the pool because it is smack in the middle of the complex and extremely unwelcoming. Needless to say, I moved out a month early.

Initially I didn't think this place was so bad. Quite and shaded area. Located in what was considered Santa Ana Heights - they just didn't want to sound like Santa Ana. before our lease was up, we were spending a nice hunk of change for a two bedroom one bathroom, little things started getting worse.
Pros: quite, gated, close laundry faculties, two pools
Cons:
1) dead raccoon in the hot-tub during some of the hottest days of the summer and being left there over the weekend
2) "security" never being present
3) gated community? the roof tops were being "repaired"
