This apartment complex is beyond HORRIBLE. If I could give no stars I would. My boyfriend and I have been here since November of 2020 and have had nothing but issue after issue. The complex community is unsafe with homeless luring around diving in our dumpsters and living behind our cars. Issue number one we have an infestation of cockroaches. YES COCKROACHES!! This infestation has not subsided and has only gotten worse. It is absolutely disgusting to live a place where there are bugs in my kitchen and in the living room. I have to avoid stepping on them in the morning while they scurry off...

UPDATE: 6/6/2021 - We ended up having to pay $4800 to Avenue 5 Residential/El Paseo because Ammar the manager ILLEGALLY added 3 months of rent after we moved out! During Covid tenants are protected against crap like this!!! We had no choice but to pay it so we could rent again! We needed to rent again & they put us on a rental site that anyone acquiring about us renting would see! Preventing us from renting again!! It's such BS! THIS WAS ALL DURING COVID & ILLEGAL FOR THEM TO CHARGE US DURING THIS TIME!!! We were willing to pay 1 month of rent because we left early due to COVID but

I've been living here for over 4 years! I have to say the new management are more caring and professional. They made new changes especially handled it well during the pandemic. Meagan & Amir are always on top of it in the office. They have made it much easier living here. I enjoy the new changes as in the visitors parking permit. The washer and dryer in unit. No more bums hanging around. This place is really calm and easy going. I highly recommend booking your tour with Meagan she is super outgoing and will help you out with any questions you have! We just moved it and its been about two months and we are enjoying it so far. No complaints. Meagan is very professional and makes your move in really smooth. She goes above and beyond to make sure you are happy. I really enjoy the washer and dryer unit makes it easier to wash whenever you like. Its peaceful and quiet here. Recommend it.

I love living here. The environment is chill and quiet which is a huge plus for me! The parking spots are great! You can open your car door all the way out without bumping the car next to you so much space! A HUGE THANK YOU TO MEAGAN! She made it so easy and smooth with the moving in process. Not only that she is on top of it! If I can give 100 and above stars it would go to her. I am extremely happy living here. I came from a really horrible apartment complex so this is a huge upgrade! This place is so awful. I was planning on moving in with my then friend a few years ago, but at the last second decided not to. The office staff and policies constantly changed, and I couldn't get a clear answer on how to remove myself off the lease. I ended up being on the lease for a year, and then somehow my then friend at the time managed to renew the lease by forging my signature so I was on the lease a second year when I never even lived there. Terrible place, most places they have you go in person to renew a lease and sign but this place anyone could forge your signature online. I

Started looking into apartments and decided to try here. After agreeing to check out an apartment, they requested $250 ($50 for the application and $200 that would either go towards the apartment or refunded if nothing was signed) after looking at the place We decided to sign with another spot. We went thru the process on the 6th ( we have bank statements and are currently filing a fraud statement with the bank) we called a day later to notify them of our decision expecting the refund but of course this shady business decided not to. We moved to El Paseo 2 month before the pandemic, and I could say we are so lucky for that because they deal so professionally with everything, starting from managing the amenities, replying to every question, create a very convenient place to live.
Mr. Amaar is so helpful, professional and always welcome everybody, when we ask for any maintenance , they immediately send us the maintenance team who always do a very good quick work .

SCAM DO NOT MOVE HERE!! PLEASE READ! El Paseo and Avenue 5 are a complete scam! Please read the other reviews, especially Kim C's!! The lease here is UNREAL. They will not work with you for ANY reason. Try reaching out to Avenu5 for help then? Thats funny, they will just ignore you and never call you back! I suggest you really read the reviews here AND for the Avenue5 location in WA on google. Any issue you have will be ignored until you bring up a lawsuit. Even at that, Ammar just frantically stutters and won't address the actual problem because clearly he has no idea whats going on

Just moved in last month. Soooo pleased with my studio!! SHOUT OUT TO staff Amar, Melvin, Aisha and the maintenance team Carlos!!!They are friendly and professional!! Very fast response to a matter I incurred!! It is sooo quiet here. I definitely have and will continue to tell everyone I know that if there looking for a great place to call home look no further!!

Homeless people living in the back behind the fence, they hop over and trespass DAILY, and damage property, I am including photos below of when one of the transients started a fire, and the whole fence burned down! Management does ABSOLUTELY nothing about this issue. Ammar just sweeps everything under the rug, and hopes no one will notice.
Seems like they just allow anyone to live here now, very noisy, always cops here. It's just awful.

Absolutely the worst community I have ever lived in. Complete lack of response from management regarding important information. I have made several complaints about parking as oversized vehicles constantly prevent me from using my parking spot, that I pay EXTRA for. I have complained for several months, including pictures, with multiple requests for a new spot with just 0 response. Now after complaining for several months, my car has been damaged. So thank you to management for your negligence that resulted in damage to my vehicle. Front desk is always kind and helpful but they throw things

I've been living here for about 5 months now and love it! Really close to the 5 freeway which is great because I commute to DANA Point for work. Nearby restaurants and Trader Joe's is down Newport Ave I have a garage which is wonderful, but the entire community is gated and safe, with extra parking outside. If you have friends over you may get them a visitor pass. I just had brand new washers and dryer installed into the apt too = awesome. The fitness center and pool area were just updated with new equipment and are always sparkling clean. The neighborhood is quiet, lots of kids though

We did not initially plan to check out El Paseo at all because we had a few other places on our list. It just so happens that one of the six places we toured that day was completely out of our budget so we left that appointment very quickly. To fill in 1.5 hour time slot, we searched through our favorites list and saw that we might want to check out El Paseo. We called and spoke with Syd, who was super sweet, and got us in for an appointment that same day. We got there and started to feel very welcomed. We toured the apartment model and loved the layout. This place is garbage and refuses to take action. Last night my car was broken into and damaged. My family and several other residents have had their cars broken into and/or vandalized multiple times over the last four years. Repeated requests for change at the complex have fallen on the deaf ears of management. This complex charges well over $2000 per month and supposedly have security that patrols. They are never to be seen. Management is not willing to install cameras even when lesser complexes in the area have cameras. I would not recommend moving to this so-called "gated" community

Been here a little over a year and it's great. Other then the Planes, Trains & Automobiles, which all accumulates right here. When your inside & doors closed you don't hear a thing.
Now if you want cable, you might want to ask if you are facing the correct way for a dish.... We are not facing the correct way, and didn't think about it. So television sucks for us.
