Services
The pet fee is $200-$300 per pet (2 max per apartment) along with a monthly pet rent of $15-$25 per pet. Breed restrictions do apply; however, there is no weight limit. Residents are responsible for all utilities. However, the property does offer an all-inclusive package that will allow for you to include the electricity and water and sewer.

When we moved in the carpet was completely flattened out, disgusting looking and OLD (as you can see from pics). They refused to replace it before we moved in. They said they was going to replace it once we left. We had no other choice but to live there. Once we left (after 2 years), they blamed by dog (who was only there for about 5 months) on “carpet damages” even though my dog DIDNT cause any damage at ALL. They took our deposit and charged us almost $800 for carpet. My dog wasn’t even on 90% of the carpet because I didn’t allow him to be. Don’t not live here. You will pay thousands

I lived at The Orchards for almost 2 years, during graduate school and it was amazing. The property is well-maintained, with beautiful views in every direction. The staff was awesome and always very helpful with everything. My pup and I miss the Bark Park and our apartment! Best place to live in Roanoke!

From the moment I first walked in the office looking for a place to call home, the staff made me feel so welcome. As a single mom, they gave me the chance to start over with my daughters when I moved here for my job. Couldn't ask for a better location and better staff. So happy to call The Orchards home!

The Orchards Apartments are in a beautiful portion of Roanoke and very convenient to Route 220 and I-81. They are convenient to shopping and travel. With a gym, swimming pool, tennis courts, volleyball, a dog park, and grills; it is almost like living at a park. The staff are wonderful. You can't miss if you choose to live at the Orchards.

Excellent apartments, great views, wonderful staff. This is the best place to rent in Roanoke county! Amenities include: community clubhouse, gym, pool, tennis courts, volleyball court, barbeque patio, car washing station, dog run, and optional garages. The three bedroom apartment comfortably fits our young family of six!

We loved living here, they are very pet friendly and the maintenance staff was very timely and efficient. However, the move out process was less than great by a long shot. The staff did not communicate with each other or us and sent multiple bills without phone calls or discussion. One week we were told one thing, the next we are told we owe money. One month after moving out we receive a bill that we owe money because "we didn't clean up after our dog", when that was impossible since we had ALREADY MOVED OUT!
