I lived here from 07/2019 to 05/2021. Since Dolben took over the management in 2020, there have been quite some improvements, including roads, landscaping, and better maintenance/management overall. Anita (office staff) was very responsive, and my whole move-out-early process was very smooth. She actually helped me save a few hundreds of dollars! And they mailed me the deposit on time.

This is a review for the maintenance staff they have on-site here. Chris and Bruce are both absolutely fantastic! They are extremely friendly, kind, and attentive! All of my maintenance requests have been handled by the next day without issue. As an extra bonus they are both amazing with the dogs that live here! They always have treats ready!

I can go on and on about this place. I have never left a negative review for any place but this place was just frustrating from the start.
The apartment quality was poor. The new management is also very rude and unprofessional.
We wanted to talk to them several times regarding our lease. We were not able to get in touch with them for the longest time, the call was picked up by some 3rd party who said that they will let the management know to give us a call back. Finally after 3 weeks when we were able to get in touch, it turns out they did not receive any message, to top it of they don’t even

I moved into Waltham overlook as Dolben was taking over from the previous management and I have had nothing but positive experience with them. Very responsive team (special mention to Anita) and are also making a lot of positive changes to the community, the maintenance team is just awesome (shoutout to Chris) whatever the request might be they just get back within a day

Anita send out an email reminding everybody to move their cars so the property management company could remove all the snow. I mis-read the email and I thought that she was specifically telling me to move my vehicle.I responded to her email by letting her know that I had been out all day so she had the wrong truck. She responded with the following...
"That email was sent to all the residents since some have not moved yet, not just to you so no need to get defensive."
Whether I Made a mistake or not, that is not how you respond. Her response was very unprofessional.

Since the new owners took over, the place has greatly improved. The grounds look great and the maintenance crew are friendly, helpful, and responsive. They are clearly investing in the property as they spent $40,000 to upgrade the swimming pool. Having lived here many years, I can say that Dolben is one of the best management companies that’s overseen Overlook.

I found it important to leave a review, since most apartments get a bad rap from only ever receiving bad/complaining reviews by disgruntled people and people who have had neutral/good experiences often don't leave reviews. I've lived here for 2 years and also during COVID.
Long story short: This is a great place to move to with ample parking, a beautiful pool (closed for COVID at the moment), great new owners and a beautiful property.

Have lived at Overlook for almost 3 years, under 2 distinct ownerships. The new ownership is enthusiastic about upgrades and improvements: the landscaping, parking, the pool, the exercise room, the electrical system in the buildings... all in the last 6 months. It is a nice community, quiet, no keg parties, mostly working couples and families. Fair rent
