The Maintenance Team of The Falls Apartments come through quickly and professionally when needed. They are a huge blessing!

This is a very nice complex. Management has always been helpful and maintenance is friendly and prompt.

By far the best place I’ve lived. The office and maintenance staff is extremely helpful and kind. It’s such a clean, happy, and safe environment. I’m always informed on events, cleanings, and announcements. Highly recommend!

If I could give negative stars I would!!!!! This place lies through their teeth about everything, so be careful. They are high priced apartments and cheaply made. I DO NOT recommend this place for anyone. You're paying California prices for cheap material and bad customer service. I have had others friends visit the property, they didn't sign a lease or anything however got a bill from the Falls to pay a deposit and rent!!! STAY FAR FAR AWAY FROM THIS PLACE!!!

No better place to apartment live in Idaho Falls! Right on the Snake River downtown along the Greenbelt path and close to the Japanese Friendship Garden. Walking distance to restaurants on the river and great walking/biking paths all along the water features and ponds. The resort style pool, yoga, gym, game room and club rooms make it feel like you're at a resort! Well maintained property, friendly staff and apartments are modern and new.

My wife and I have lived here for about a year. It's the best option in Idaho Falls by far. Beyond the exceptionally well kept pool and gym, they also plan events for the community; food trucks, a grab and go breakfast, and massage therapy to name a few. Maintenance and grounds keeping is active every day and the front office is friendly and helpful. We both highly recommend renting here if you are looking for a place to live.

The Falls apartment complex has many nice features, including a pool, hot tub, and weight room. The units are well laid out and comfortable. The location is convenient to downtown Idaho Falls and the interstate. There are a few down sides, such as low cost appliances and incredibly hard water.
The main drawback was the 20% hike in rent in one year. That was unexpected and certainly unwelcome. It leaves one wondering if that will happen every year

Such a nice a relaxing place to live! The location is quiet and very beautiful, just minutes away from the snake river and hidden away from the louder parts of the city. I feel so safe here and the apartment interiors are modern and cozy. The club house offers so many workout options, and overall a great place for entertaining. The employees are also so nice and so helpful! I love living here <3

We moved in to an executive furnished apartment and from day 1 the staff were receptive, professional, and exceptionally nice and easy to work with. Loved the gym, the social hall, the game room, and the pool spa area. This was the best place to live. Close to Yellowstone, Tetons, Big Sky and too many beautiful places to list. The town provided many eating options, an incredible river walk, and lots to do. Great shopping and a very nice and hospitable community. What a great place.

I lived at the Falls Apartments for 2.5 years and loved living there. The location is great, the apartments are modern, and the staff is friendly. It is one of the few rental properties in town that allow pets. I definitely recommend this place.

New, beautiful apartments in an AMAZING location! Very close to the highway and I love the convenience of the shops down the street. The new management does such a great jobs and neighbors are very social. Management holds awesome events that help you get to know everyone. LOVE IT!

Poor quality, overpriced junky imitation & Poor customer service.
Do not be fooled by the misleading appearance of this community. This apartment complex was built with cheap materials and by low skilled builders, The community is not a resort quality, but a fake trendy poorly planned counterfeit. They began with a huge pet deposit, claiming this was for carpet cleaning. (I'll give em that) Then proceeded to charge rent for the pet, (do we get charged rent for children?What is this for? I already paid a pet deposit) Then after within moving into a brand-newly built unit, within one

I'll start by saying it's a gorgeous location and the inside is beautiful as well.
It's hard to find anywhere that is pet friendly when renting an apartment, so this was nice to find for that.
We moved in as soon as they opened and with any new apartment complex it did have many problems. We were told there had been a walk through to check but there were lots of issues to be fixed including 2 cracked windows, nails sticking out of the carpets, and even our upstairs neighbor didn't have half of their main flooring installed upon move in.

Rude and hostile head staff lady. Would not recommend these apartments to anybody. Pet fee is $350 nonrefundable and they do nothing with it. They give you a cleaning list to check out and recommend you use a toothbrush. If you have repairs done make sure you ask for the bid from the company doing it. They WILL scam you. The bid they sent over after I asked was $130 less than what the fall apartments was trying to charge me. Obviously dishonest and trying to make a quick $ without anyone knowing. I will be reporting them to the attorny generals office and letting them take it from here.
