Do NOT recommend living here. Shuttle service is horrible and unreliable and we have to take Ubers half the time to campus. They tell you a hot tub is included but it hasn’t been working in years. Rent is way more expensive then they tell you (electricity very pricey and random fees). The units DO NOT look like model they show you on tour. There has also been several robberies in the cars of the parking garage that they refuse to do anything about and very unsafe! Do not recommend

I love this apartment the rooms are perfect size. the bed it big. the sink in your own room is so awesome. I love that they allow pets and even have cheap parking garage parking. the main fence is great and everything works wonderful plenty of room for people to visit. the shuttle works great and is always on time and they always have events to win free items and the apartment staff is so courteous and are involved in the events they out on!! totally recommend:)))

Hawks Ridge is very unprofessional and it’s not giving what it’s supposed to give. Why am I paying for parking when I already live here?? I spent 2 days cleaning before I could move in, honestly think all the cleaning and making sure everything is fine should be done by hawks ridge not me the tenant moving in. Definitely will not be staying another year!!

The shuttle service is almost comical. There have been multiple days where the shuttle will stop running randomly in the middle of the day and it is always late or leaves early. Room was still pretty dirty at move-in, the blinds were nasty. Hot tub hasn’t been open since before last year. If you get locked out after office hours (end at like 4 or 5), you’ll be paying $75 to get back in and have to wait an additional 2 hours for someone to finally show up to let you in. Finally, be prepared to pay far more than you expected

The shuttle sometimes comes and sometimes does not. The shuttle only goes to the University of Iowa and never goes to Kirkwood. I have been stranded on campus multiple times and the managers do not communicate that the shuttle has stopped running to their residents. It is very unreliable. The common areas are dirty and not kept clean. The accounts manager creeps on all the girls. The hot tub does not work and has not worked for years, they do absolutely nothing to fix it. Lower rent if it does not work and stop publicizing that Hawks Ridge has one. The internet goes out a lot and takes weeks to

This is a clean and fun place to live. The underground garages are nice as well as most of the amenities. However some, such as the hot tub, are out of service which was not previously stated to us. They do allow pets which is nice and have a lot of different activities for residents throughout the month. Overall this place is 10x better than where we previously lived so not much to complain about.

I love living here! This apartment complex is perfect for students like myself! The shuttle is frequent and you can always count on being on time to class. Rent is affordable and leases being individual is very helpful! The fully furnished apartment is beautiful and so helpful when moving in. With the free printing, rec center, fitness center and hot tub! The parking garages are also super convenient! I can’t wait to live here again next year!

It’s not the worst place to live, but do not believe that you will have access to “all the wonderful amenities Hawk Ridge provides.” The main areas are nice to have, but they’re hot and the appliances in the main kitchen don’t work. The free printing was not an option because the printer didn’t work, the grill that they “provide the gas for” doesn’t work, the hot tub hasn’t worked in years apparently, and the main bathrooms run out of paper products and are not frequently checked to have them be restocked. The shuttle is also the absolute worst thing! You better be checking

I love my apartment and definitely enjoy the free Starbucks coffee bar. The staff is active with the residents by having game nights, breakfast bars, etc. we have a bus but I love that I can still walk about 30 minutes to class in the fall. The gym is 24 hours which is nice and there is free printing and a study lounge also 24 hours! We have a… secure place for packages and they are not just thrown in the mail room. My favorite thing about this apartment is how the parking is underground so you don’t have to worry about getting into a hot car in the summer or scraping your windshield

There's mold coming out of the sink faucets, none of the fridges in unit even have a water filter in them. The air filters weren't changed when we moved in and still haven't been. The shuttle is often cancelled at very short notice, it rarely runs on time, if at all, and they often don't have enough room for everyone. The hot tub has been broken for years but they still constantly advertise it. The laundry machines always have issues and it seems impossible to get any type of refund. We put in a noise complaint at the beginning of our lease and didn't get a response for

There has been significant turnaround at Hawks Ridge with a new and professional manager. Previous staff and manager were rude and demeaning. Thank you for realizing that tenants want to be treated with respect and courtesy. The new manager is accommodating and helpful. Great to have a furnished apartment close to campus and to grocery stores! Maintenance staff has repaired things faster too.

As a parent, you want the best accommodation for your college student. Hawks Ridge is truly a nice place to live. My son presently resides here and I am very pleased with the environment. The staff is professional and attentive. The amenities are amazing and I think it is nice that events are planned for the residents. Although my son has a car, he uses the shuttle service often. My son is happy here so that makes me happy.

As a new tenant at Hawks Ridge I was very disappointed upon move in. The model apartment that is shown when you tour the facility is nothing close to what you actually get. The apartment was filthy upon move in. Our floor had rotting garbage in the hallway for 3 days, a drawer from the refrigerator of one of the units was left in the hallway with rotting vegetables in it. Great first impression. WiFi is constantly not working which makes it impossible for me to complete my online class at "home". The office is run by students who receive free rent and don't have a vested interest

Lived here two years, overpriced for how far away it is from campus even if it's near Walmart and Aldis. Wifi goes out every day at 3 am for an hour so make sure you're not doing online work or you're screwed. Only benefit to living here and why there are so many 5 stars is because: 1. Hawks ridge did a promo that if you left a positive review on google you'd get a free pizza, and 2. hawks ridge management talked to the Iowa City police to make sure they didn't come out here unnecessarily to protect their tenants. Don't live there!!! The people is office is so rude. They lost my document and they blamed that I didn't hand in, even though I have witness. It's not a good place to live because too many weirdos here!!! Someone even play basketball upstairs in the room and some drunk people touched the alarm once a month!!!

I'm the 3310B's resident. I'm out of town now, but I heard leasing office let other person move in my room. I ALREADY paid the transfer fee, and Hawk Ridge was already received, so I am living in room B now! I have a record that Hawk Ridge received my transfer fee. In addition, the new roommate said Hawk Ridge told her that I was illegal moving to room B. That is RIDICULOUS!!! I told Hawk Ridge too many times that I am the resident of room B, not D. Also, I got the key of room B at last August from leasing office. If you guys said I was "illegal", but you gave me the key

The biggest problem in here is the internet, it is basically useless because it is super slow. There is no way you can even open your email. The other problem I noticed is how garages never get cleaned. The units are furnished and utilities are paid but it isn't cheap to live here, the rents are pretty high!!!

I have had zero problems from Hawks Ridge. The place is furnished, it's clean and and it's spacious. There is a great gym, a communal hang out/kitchen/entertaining area in building 2, a hot tub, vending machines, tanning, a pool table and tons of parking, including garages. The rent is all paid in one fell swoop and can be direct deposited from your bank account.
There are also deals if you choose to renew early. I literally got to go into a money machine and grab money, then was given a free sandwich for one of the lease events they were doing. I don't go to the community events
