The Dunes At Falcon Valley Apartments

My wife and I lived here for ~5 years out of college working our first jobs. Great staff - always returned phone calls within one business day, maintenance at most took one day, and regular maintenance was done on the property yearly (landscaping, parking lot painting, etc). Great location, just off the beaten path so the rent isn't crazy. Rent went up a touch more each year than we expected (aside from 2020), but that is likely due to the Lenexa City Center nearby driving land values up (it wasn't open when we originally moved in).

Gina and Lona are phenomenal. Problems get solved within a day of contacting them if not SAME day!! They truly are great landlords and I would recommend this to any of my friends and family. Very impressed and this is my 3rd year living here and plan on many more. Again 5 stars.

This place was an awesome place to live, sad to move. They are friendly, have very spacious and reasonably priced apartments, the pool is great and it’s a great area. The apartments were clean, and maintenance came the same day or the day after. My only con would be the gym is very small. Overall an awesome choice for an apartment!

It is a pleasure to have great time living here. I do appreciate all the help from stuffs and the maintenance team. Always being responding and friendly, makes me feel home. The neighborhood is convenient for walks and have nice views. And there’s a price chopper close by.

I made the right choice in moving to The Dunes at Falcon Valley. The team there cares about the residents and it shows.

I cannot say enough about how wonderful my experience has been living here! Gina and the entire staff have been nothing but helpful, accommodating, welcoming and professional. I have lived in two different apartments in this complex and BOTH have been clean, well maintained, and quiet. The maintenance is super speedy, and reliable! The BEST apartment complex I have ever lived in!!!!!!!!

My husband and I lived here for two years and we have absolutely nothing negative to say about the experience. Maintenance is always timely and helpful, the apartments are great, and most of all the office staff is amazing. Thank you especially to Gina for always answering our many questions and being super helpful! We weren't always the easiest of tenants, but she made our time there as smooth as possible.

Just moved in and love it here, The staff is friendly,helpful and very professional. The apartments are clean and has very nice features, also the entire complex is very well kept. My maintenance issues were handled immediately ( Thank you Martin ) also thanks to Gina, Lona and Jessica. Great Job !!!

Great place to live. I feel safe and the apartments are well taken care of. The staff is always very friendly and attentive. Katie L. was my leasing agent. She was very great to work with during my move,and is always very responsive and helpful.. I would highly recommend living here.

We moved in about 6 months ago and have never had so many problems with an apartment in all of our years of apartment living. We miss the office staff at our old complex and our apartment in general! Very cheap appliances for the $$ you pay at the Dunes!! These apartments are NOT worth $1200!!! Not to mention our electric bill being $200 when we live up on the 3rd floor and have our heat set at 71!? We have had maintenance over many times, a few of the times to spray for CENTIPEDES! Our apartment was infested with centipedes with us living by the pond. I have never lived like this and was totally
