At Waterford Place, our goal is for your apartment home to be a place you enjoy coming home to every day. Comments: Our community is happy to accept dogs and cats. Maximum of 2 total pets allowed in the apartment home. The monthly pet rent is per pet.
Restrictions: Aggressive dog breeds including, but not limited to, Pit Bull, American Staffordshire Terrier, Rottweiler, German Shepherd, Malamute, Doberman Pinscher, Chow, Great Dane, Saint Bernard, Akita, Wolf Hybrid, and any mixed breed that includes the aforementioned, are specifically prohibited and Landlord has discretion to limit other breeds.Inherently dangerous or exotic, feral or wild animals are prohibited.

I lived at Waterford Place for a year and found it to be a great experience. Management and Maintenance were phenomenal about providing exceptional service. They had periodical maintenance and extermination to keep the grounds clean, safe and in working order. The environment was quiet, relaxing, beautiful trees, trails and the occasional deer amongst other wildlife. I will miss Waterford Place and the staff.

Nothing but good things to say about the staff. They all work really hard to keep things running smoothly. The grounds are clean and well maintained. It is a slightly older complex, but they keep making updates to keep it nice. It has the appearance of a park because there is green space between the buildings and lots of big trees. Not a crowded "high-rise" like some newer complexes.

So when I first moved in we had a storm and I luckily had the day off. Right outside my bedroom window there was a ton of water from the rain drains and my carpet was completely soaked by my window. They had it COMPLETELY fixed within 3 days. Replace the foam under my carpet, was treated and vacuumed when I came home. Absolutely no complaints here. Office and staff are extremely friendly and helpful. You can’t find a better affordable home where a family of deer also roam freely and completely safe.

My husband and I lived there and I can’t say enough good things, really. We loved how quiet the community is. Loved having the washer and dryer in our unit. The best part was how pet friendly the community is. We’ve recommended Waterford to so many people because it’s such a great value for all that you’re getting. If we didn’t own our home now and had to rent again-this would be the only place we’d do it!

My husband and I live here for 2+ years and love the maintenance team. They have a quick response time and take of your issues. The management team is also wonderful and great, they will work with you with whatever you need. They also host many community days and parties throughout the year which is nice to know who your living around. Extremely pet friendly with many pet area and a nice trail not too far from the complex to go for walks.
A few years ago the parking lot did flood and we did lose a car, but if you report the creek blockage to overland park they will help with creek water levels

I have been at Waterford Place for 3 years and about to sign my 4th lease. That alone should say something. It is a beautiful place to live with surrounding woods, walking trails, frequent views of wildlife, and my favorite, the beautiful deer wandering through the property. The staff is amazing and very accommodating. I have only had to request special or emergency maintenance service twice, but both times they were here within 30 minutes. Oh and let's not forget that they are pet friendly which is so much fun and affords you the opportunity to personally meet many of your neighbors both human

I have had nothing but outstanding experiences with the office staff, maintenance, and residents at Waterford Place. I appreciate living in a place where you feel well taken care of and actually cared about as a resident. The maintenance team, Tony and Oscar in particular, are amazing and have gone above and beyond when there's been an issue to resolve. I appreciate living in a community like this because I know how rare their exceptional service to their residents actually is.

The only issue is heavy rain that can cause flooding in some parking areas. For the most part it's not an issue, some people near the entrance have issues with flooding vehicles. The parking (or lack thereof parking) near the front would annoy me too if I lived there. The apartment complex has a great staff and the only real issue stems from location. It's very peaceful here and you are very close to anything you would need to get to. I would absolutely recommend someone living here but would also recommend you have comprehensive auto coverage in the event your car floods. The complex needs better
