A flat fee broker is the way to go. I love the flexibility of their fee packages. Their website is flawless and easy to use. Doris provides excellent customer service and Robert is a top notch negotiator. They helped me sell my condo in Indian Head Park while I was in my primary home in Texas. I don't see any reason to pay a lot of money to a listing broker, unless you are a first-time seller and very nervous about the process. You need to get a lawyer anyway to review the contract and lead you through closing. I first talked to a lot of agents to determine what price to expect, then listed my house with Prello. I took a bunch of photos and gathered all the info about the property. I did the showings myself, and gave buyers' brokers my info, so that the offers would go directly to myself. Using a flat fee is a great way to save $$ because it is extremely rare that a listing agent will also be the one who sells your house. So if you have the time and the ability and a good lawyer, this is the way to go. HOWEVER...from my experience with Prello/Flat Fee MLS Chicago, they only work weekdays on MLS only listings. My listing took a week to get up from the time I paid until it was online, including over a weekend. And if you get offers from realtors on a Sat/Sun. or in the evening, you won't know about them until Monday morning or afternoon or the next business day. This is

Prello Realty, where you can list your home on the MLS for a flat fee, is one of the best secrets around. I used them to sell my $424,000 Naperville home in 2007, and in 2016 to list a rental house for $1900 per month in Plainfield. You can still offer to pay the selling realtor since most homes are sold on the MLS, but save on the listing side, or do it all yourself. They offer electronic and non-electronic lock boxes so you can know who has been showing your property. Doris in the office is super nice and helpful. I used Prello Realty to list and sell my condo in Chicago. I highly recommend them to anyone selling a home/condo. A few days into the listing we wanted to change some of our pictures within our listing. No problem! We uploaded them to Prello and they swapped them out and deleted the pictures we wanted deleted. Bob and Prello Realty are available to answer any questions and provided help when I had multiple offers the same day. This is the future of real estate. You actually do all the work anyway so why pay someone 2.5% to list your home on MLS when you can pay Prello $295. My only advice

Bob was easily available and on top of any issues or questions that came up during this process. Was interested in using Prello for flat fee MLS listing. Called with a handful of questions about it and they were very nice and prompt about getting some information to me. Went online and found a couple of negative reviews on a different forum complaining about Prello listing misinformation and refusing to fix it in a timely manner. So I wrote a very polite email mentioning these reviews and asking if they could promise me a time limit on how long it would take to fix things if any information on the MLS was wrong. Also asked for a couple of references.
