Renting a home from Criteria was incredibly unprofessional and dishonest. Criteria exploited existing window damage and yard cleanup to withhold my entire security deposit. Regaining my deposit required building a case against them—using their repair receipts (dated after the work order and from a false LLC) as well as images of the window damage from past rental listings. This took almost a year.

I applied for an apartment listed at $1050, was in the middle of having my application run, when they called to tell me there was a mess up and the price is actually 1250. Yet they haven’t bothered to update the price on their website to 1250. I’m assuming they had a lot of interest and upped the price. Either way, super unprofessional, and I’m bummed. But, probably lucked out in the end if this is how their management operates.

They confirmed a showing Downtown then Literally 5 min prior to walking into apartment said it was rented.
They had another apartment coming up in NW, where I had seen one of their apts and wanted the one they kept saying wasn't ready but which was listed at $1050. Jill knew I was waiting to apply for it. They left it on website even though they kept saying to me it wasn't ready. Someone else applied then they prices switched it on her to $1250 - see the other review. Is it even legal in Portland to price switch when someone has already applied like

Criteria Properties and James Schaff are amazing to work with! As a commercial real estate broker, I come across many property managers (PM) and know first hand that not all PM's are the same! If anyone ever asks me for suggestions for a PM - I ALWAYS suggest Criteria/James! He is quick to respond and knows his stuff!
