Our team has over 25 years experience and a thorough knowledge of the area's unique real-estate market. Kevin Litle brings extensive property management experience to the Pearl Property Management team. He is a principal with Pearl Property Management and manages all tenant and client services.
Kevin took over the operation of local developer Robert Ball's Portland property management company in 1995 and is responsible for management of all company properties.He has also been an integral part of the Robert Ball Companies development team as a key operations manager, financial analyst and controller.

Pearl Property Management, and Kevin in particular, is is an amazing find. In our experience he's always been highly accessible, responsive and resourceful.
For our rental unit we recently had some challenges and needed contactors to do work after a tenant left. Kevin went out of his way to cover what we needed done (outside of his scope of work), to help while we were out of town.
We've had other property managers in the past. It's a tough job for any company to do (in my opinion); they're usually only contacted by owners or tenants when someone needs something. However

Critical: Professionalism, Responsiveness
Decent knowledge of local laws, but little customer service to speak of, not at all an advocate for the owner. Missed meetings, changed locks without my knowledge, didn’t get the sense there was any ongoing effort month to month after placing a tenant. Would not use again.

Upon immediate posting of a property, I reached out to Pearl Property Management rep-Kevin. We exchanged emails re: the property and the property owner and we spoke about a long-term lease, which he mentioned the owner would be open to. I asked if the apartment was available for viewing and he said he would let me know within a few days of talking to the property owner and that he was also putting a video together of the inside of the unit. I followed up with him when he told me that he was in the midst of signing a lease. He hadn't been transparent at all and led me to believe that the unit was

Lived in a property managed by Kevin and Grant, and have experienced professionalism, responsiveness, and genuine care at every step of the way. This has been my best landlord/management experience I have experienced yet. I would highly recommend working with them!

Called on 10/2, was promised a call back by Kevin the next day since he was the only one who could talk about the apartment I wanted apparently. Called on 10/4, got Kevin. He wouldn't even talk with me for 1 minute, said he had urgent business, was promised a call back on 10/5. Called 10 more times over the next weeks and left 5+ messages and never got one call back or even got anyone on the phone. If you are thinking of doing business with them don't. They aren't professionals. I think the owners must be getting high all day or something given their lack of basic courtesy or ability

Grant and Kevin did not seem to care about my interests as a prospective tenant for a unit in the Pearl District, and the amount of disrespect and total lack of good business sense really should be a warning to all of you. Two things that happened:
1) I was verbally told during my tour of the unit that there would be a hefty move-in fee charged by the building, which would be split between me and the owners. Later, during

Well. Grant is wonderful. But his partner Kevin is dishonest. Or is it grant ? Even the hoa here told me they get hem confused. Their good cop bad cop strategy, So I am posting a review as a renter, not someone who owns their place trying to rent. I have a lease and it is vey clear what's in the lease. Yet this man keeps trying to act as if thing like my parking, my storage unit, and the furnished items in my place which are broke or filthy, are negotiable now that my lease is signed. He acts like he is doing me some big favor by not removing piles of trash , before my move in, from previous
