Critical: Quality, Responsiveness
They were terrible the first week moving in. When I needed assistance the first week and was locked out, they did not have a back up key and I was required to pay for a lock smith. Asking them to do anything after 2 PM is a no go. The handyman they had was nice and helpful, but I avoided having to talk to anyone from the office.

This is the straw the broke the camel's back as they say. A worker tried to come inside my home today without a mask on in response to a roof leak from 2 weeks ago during the winter storms. I'm not really sure why they would bother after 2 weeks or why someone who is not a roofer would need to come inside to begin with.

There is a reason B&B has a disclaimer about the wording in their rental home advertisements: They conceal information and just hope you won't think to ask. Be sure to find out: Is the treeless rental you're considering on land that will ultimately be sold and developed? Are the tenants in the upstairs unit smokers even though your unit is non-smoking? Can the other tenants sublet their unit and to how many and for how long? Will the other tenants utilize the backyard at their will because they are related to the owner? Terrible! I've never worked with a worse property management company. I saw the property for 5 minutes and was on a work deadline, so I processed the application. Once approved, I timely deposited security deposit and animal deposits. I requested no fewer than 10 times for either an opportunity to take measurements, a floor plan, or dimensions of rooms so I could prepare for my move. Each time I was denied. Then BB moved my move-in date from Monday to Friday before Christmas. Though this turned up to be a great expense to me, they continued to ignore my requests for dimensions. They demand

I am hesitant to write poor reviews, because as a healthcare practitioner myself, I understand how harmful negative comments can be for your business. However, this is completely necessary. We used this company at the recommendation of our realtor when we moved out of area to rent our home. My husband and I had initially found a renter ourselves, but he pulled out and after much frustration we hired BB management to help find a renter. After only one week, the renter that we had initially found decided to lease....but they collected the finders fee.....we obliged due to contract but we were off

I feel lucky because as a renter we haven't encountered any issues with BB. We have lived in the home for a year and they've always been very responsive to repairs (minor things so far) and have been out once for a yearly inspection with proper notice. We pay online and never really have to deal with them other than the notices that they forward from the HOA. I feel like they'll probably nickel and dime us as move out like every other place, but that's the crappy part about renting. Make sure you take extensive move in photos so that you can refute anything that was preexisting

I have been with BB Management for almost three years. I have been extremely pleased with the services that I have received. Every time I have had an issue they have always been responsive and supportive. This has been my reality with this company since day one. When I first became a renter they were super nice and supportive of my transition. They always provide advance notice and keep me informed on any recent updates and owner suggestions. I would highly recommend BB Management for your housing needs.

I've had to deal with a long list property management companies over the past 10 years. The majority of them just care about their bottom line so repairs and requests would usually go unanswered. That's just not the case with BB Management. When you speak to their employees it's very apparent they take care OF and actually care FOR their tenants. I'm 100% sold this has to do with the employees they hire. Alicia, in particular - thank you so much for showing empathy towards my situation, you're customer service is top notch and gives me hope for other property management companies.

I have had the worst experience with this company. They have been rude, combative, unprofessional and dishonest. I keep my home very well maintained. I hired professional yard service, maid service and carpet cleaning service for move out. They will not do a final inspection with me. They will only inspect after they take possession and refuse to allow me to be there. After they take possession they will do whatever they want and lie about its condition and attempt to take your deposit. They will even say the carpet is not to their standard and clean it again at your expense. These reviews

This is a very professional business. Employee Mia was polite and very pleasant to deal with. She worked with my schedule to meet. The staff is quite wonderful and on top of things. Nothing is perfect but any issues are quickly taken care of. I would greatly recommend!

BB Management is a great property management company in my experience. We've been renting our current property through BB Management since 2012. Any time I've had an issue with an appliance, yard maintenance, or the septic tank, BB has been very responsive to address it immediately. I've had the pleasure, more recently, to work with Alicia at BB. She's been helpful and responded to our concerns/issues with a sense of urgency. Kudos to Alicia and BB Management team. Avoid at all costs - terrible experience with this company. Don't know where to start but I can't believe this company is still around. They disturb your living experience with frequent visits - lose information causing them to visit your house more often then they should and deduct funds from your deposit for ridiculous reasons e.g. 6 light bulbs that they claimed were out ( not true) cost me $209 for them to replace. I could go on and on but it's not worth my time.

Again I repeat- avoid BB Management at all costs.

Do not trust this company. I do not like to write a poor review for anyone but these guys take the cake. We own a home in NW Portland of which they managed for us for 2 years. Upon their final inspection of the home, they had their maintenance guy in to check things. He admits to turning on the water in all the showers but said he turned them back off. Well, 2 days later, our contractor who was going in to replace the carpets found the water still running. $3000.00 (possibly more) later for repairs, they denied it was their fault and said it could have been someone else. Writing this review is an exercise in restraint because if I listed all of the problems with this property management company it would require 10,000 words. They are stupefyingly awful.

So I will stick to the low-lights.

I was a tenant in an expensive SW Portland home they managed for an out of state owner.

BB Management kept my rent security deposit far longer than the 31 days Oregon state law allows

They misused the automatic payment service by taking out more rent then was owed and then they took two months to return it, refusing to cut me a check for the improperly confiscated amount

Our experience sounds similar to everyone else's.... Should have checked here before renting with them!

When we moved in, the rental reeked of pet odor from the owners. We wrote this up in our move-in report and everything. This was never addressed, so upon move out the carpet still smelled faintly of wet dog. They then billed us for carpet deodorizing due to pet odor... Cheats!

We also called them about whether we should schedule professional cleaning at move out, and they said they got special corporate rates and the cleaning would only be $300-400. We foolishly trusted them. They took

I choose one star since zero stars is not an option. As with all the other reviews, there is lack of common sense and professionalism. We had many issues with them and always approached the problem professionally and expected the same from them - too much to ask I guess. Among other issues, they did not send our security deposit back to us within the legally allowed timeframe (30 days). They refuse to admit any fault or offer any apology.... The type that always thinks they are right, when in fact they are not. Unfortunate really!

The house I rented with roommates was beautiful and in a great spot. I have no issues there. The leasing office was very friendly and accommodating with getting us in, especially since we were applying from overseas at the time.
My issues came from dealing with maintenance. We had an issue arise where the pipes in the basement started leaking kitchen sink gunk all over (from a fault in the pipes, not user caused). It smelled like death and was ruining the carpet. We alerted BB about it and it took two weeks before they even sent a company to inspect it. To make a long story short, we had to call

Regretfully they manage my property. I do not recommend them as they do not keep the owners of the property up to date. They priced me out of the market and I didn't get a renter for 6 months- and I had to lower my rent by $600. Secondly they do a horrible job at informing you of cost so u can't make good decisions. Example is they nickel and dime you to death and don't tell you bout it.. It only appears on your statement.. A good property manager would disclosure cost to you upfront not side blind on your statement!!!

Renters beware! This company is a joke. When we moved in, the place was filthy, less than 2 months into our one year lease a for sale sign appeared on our lawn and we couldn't get any information from them or the owners. They require you sign your life away on your first walk through and if you disagree with any of their sketchy paperwork they make you sign it anyways or refuse to give you the keys. Follow through is awful and apart from their very sweet receptionist, employees are rude and not helpful at all. There are many better management companies out there...do yourself a favor and

Horrible experience with this company every time we have had to deal with them. In 2 years they use gestapo tactics to raise the rent, year one $200 or move out, year 2 $150 or move out. They are not responsive for repairs, it took over 4 months to get anything we have ever asked to be completed. They are rude over the phone, and written correspondence.

Avoid renting from them at all cost.
