SELF-SHOWING SYSTEM: A valid credit card is required and you will be charged a nominal fee ($2.00) for the showing access code we will provide. Upon receipt of your payment, a showing code will be texted to your cell phone. You may use that code to access the property. To schedule an agent escorted showing contact any Texas licensed real estate agent (the agent must have an active membership in the San Antonio Board of Realtors).

Notice To Showing Requestors: By payment of your Showing Fee, you acknowledge you are being provided unescorted access to a private home managed by our company. The access code you will be provided is automatically recorded when used. Additional fees will be charged against your credit card if any of the above issues are the result of your visit.

No Forcible Entry & Detainers (evictions) or broken leases unless you have verifiable documentation of landlord irresponsibility. No history of any damage to the residence, or an outstanding balance due to a previous landlord. You must pay a double deposit (the additional deposit will be credited to your account after 6 months of on-time rental payments).

If they do a property inspection and find that a tenant has one of the above-listed dogs, the Homeowner's Insurance will drop them immediately from coverage. Service Animals: Special Consideration is given to dogs that assist tenants with special medical needs, provided medical documentation is submitted.

Application fees received after hours, on weekends or during holidays will be promptly processed in the order in which they were received on the following business day. ERG Property Management does not retain application fees received after an applicant has been approved.

Once the approved applicant has tendered the security deposit, we will process refunds of any application fees received and not processed (less a $5.00 credit card processing fee we are charged).IMPORTANT POLICY: This payment method requires us to manually process your payment. As an Applicant or new Tenant, you will not be charged any additional fee for using this payment method.
