This is probably one of the worst property management companies in the state of Texas. The employees are rude and nonchalant with interactions with tenants. They don’t return phone calls, messages, or follow-up with the expectations they set. You have to call them everyday to handle simple one conversation tasks. There is no sense of urgency or importance. I also have my rental history set to report to my credit report automatically so do to their faulty accounting system almost every month even tho I pay my rent early before the first they add a late fee and it shows past due on my credit. Zero ⭐️’s. We loved our town home and the location but Sarah Hearn is completely incompetent! The ac went out in July last year and we waited four days for it to be repaired. There was no “I’m sorry for the inconvenience “ Sarah told us it was not an emergency even though the outside temp was 104 • and their own website said the ac issues inclement weather were emergencies. I asked for the contact information of the corporate office or owner and was not given the requested information. We put in several work orders during our lease term and nothing was addressed. Terrible management company and reps. Liz and Leanna are terrible at communicating and following-up. I’ve been in my two level home for 4 days with no A/C in Texas. I’m sleeping on the floor in my living room because the 2nd level is 90+ and I was told to let up the windows and it shouldn’t be too bad. I understand having to “wait” on owner’s approval but at least show remorse/compassion. The worst part is they are “closed” over the weekend so that’s two more days of no air over Easter weekend with out of town family visiting. I can’t wait to move out and leave this company

Don’t do it. Please find someone else to rent with. I have moved unfortunately ever year to two years for the past 12 years due to my career and this so by far the worse rental company I have ever dealt with. In all of my moves I was literally charged $30 for a fan I forgot to clean. I have $400 worth of charges for a home I left in better condition. They’ve had 3 different property managers in 1 year. It takes forever to get anything approved to be fixed. RUN!!!!!! 3 weeks to get your air fixed....... in Texas . DONT DO It

I have rented with Bluebonnet for over a year. I got a very good rental lease for two years. So far Bluebonnet has been great. The house I rented is worth around $230k. Mindy has done an excellent job since she and I met over a year ago. She has responded to every issue even if the issue was something I needed to take care of ASAP. Mindy in my opinion is a very good realtor. Thumbs up to her.👍👍👍👍

My husband and I rented our home with this company for 6 years and they did pretty good keeping the house rented over the years at this time the property management was called Ready Rentals but when Bluebonnet Property Management took over Mindy was handling my home and when the tenants moved out there were damages that we discussed that she told me would be deducted from there deposit. There was crayon on the walls, stains on carpet, the bathrooms were not clean and my home smelled like dog urine in the wash room and bathroom. Zero stars. Garbage company! No customer service. Charged us $450 to acid wash a garage as if the garage was clean upon move in. You would think we had blood in the garage. No walk through with us to point out any issues they had. But took $450.00 from our security deposit - tell me isn’t that crazy? Even if you felt the need to clean the garage, to charge us that much as if that work couldn’t be done for less. We left those people’s home in much better condition than they rented it to us. House was dirty. They were flies in there too. We paid for pest control, maintained the lawn, clean
