Avenue5 has just taken management of our apartment complex at Presidio, River East, and the issues that were non existent with the previous company began.
We are paying an additional fee for our valet trash, fetch etc. And ever since the management changed at the start of the month our trash was barely taken away (last week it was done once).
Management are not taking any responsibility and will not offer any discount or money back as they could not find a temp to do it, and "we can not expect them to do it". Just to be clear I was only thinking of like a $10 off the services for next month.

Absolute terrible place to rent from, their company is a big scam like the rest. They close their rent paying site after the deadline and force you to find other ways to get the money to them. Why would you limit the ways to pay rent? COVID clearly isn't your top priority or you would be better helping people who are dealing with it.

Avenue5 took over as a property manager at a location where I was previously a tenant. As part of the transition, the old property manager transferred my prior six years of rental history records to Avenue5.
When I needed to have these records referenced as part of a background check, the on-site manager from Avenue5 told me that they could not find those records for me. This created a six-year gap in rental history, which resulted in creating difficulties and additional financial burden for me.

I submitted a formal BBB complaint and they have not responded so I guess I’m hoping they see this one since it’s public.
I signed a lease for a one bedroom apartment at the urban apartments in phoenix AZ back in September 22nd 2021. I got my keys and was horrified when I saw the unit for the first time. I was promised a TOP TO BOTTOM renovated unit and I got a filthy kitchen with old appliances so much that the fridge is yellow and missing pieces. I have lived in two separate apartment communities in 2 different states owned by Avenue5 residential. Both apartments were very nice and had great amenities but have absolutely terrible management. It takes forever to get approved and they don’t contact you when they need more info about something on your application, it just sits until you get frustrated enough to call them and ask what is taking so long. The first apartment I rented from them had water damage and water stains from pooling water so the unit was obviously not cleaned before move in. The second apartment also appeared to not

Horrible customer service. I keep getting an email in regards to move out fees but never have received and itemized invoice. I call and talked with Brian. He said he would send me an itemized invoice but two weeks later still have not received it. I spoke with Rob today on the phone and he blantly refused to give me a supervisors number then hung up on me. How do you expect me to pay move out fees with no itemiziation. I spent 8 hours cleaning my apartment. There is no way I should be charged that much money beyond my deposit. Every place I have ever lived has always given me back 100% of my deposit

Whatever you do, do NOT rent a property managed by Avenue5! We rented a property just 2 weeks ago in the WA area and when we arrived to the apartment, it was dirty, there were nails in the walls, where was cracked and chipped paint all over the place, we found food items from the prior tenant, we didn't have access to our garage, our blinds to the balcony don't close, there were damaged, bent blinds all over the house, and it smelled like mildew. Next, we tried doing our first load of the laundry and the washer broke. Then, when they finally sent someone to fix it a week later after multiple calls

An absolutely abhorrent company to rent from. We moved out of our Salt Lake City apartment on 7/16 and cleaned our apartment, only to be slapped with nearly $500 in move-out charges on top of them keeping our $400 deposit. As they did not send us an itemized list of what we were paying for (who does that??) we had to request it, only to see we were being charged for carpet replacement.
