I moved into Cobble Oaks Apartments in March of 2021 and I'm very happy thus far. I've only had a couple small maintenance issues but the friendly office people have always helped me in a timely matter. I was very surprised about the parking too! Every apartment complex I've been in usually has little to no real guest parking but I've only had one night where it was pretty packed but still not bad since it's I've lived here for 8 months now. I toured a apartment here last weekend. Was told their pricing was $1,607 for a 1x1 and that the website would be updated for me to apply early this week. I went to apply and it was $1,768 online, when I called to ask why their is a price increase I was told it was $1,607 and have screenshots to prove it, he then told me it is actually $2,280. This is classic of FPI management and their properties to have a astronomical increase. This one of over 40% of their original pricing. Needless to say I will not be renting an apartment from this company or community.

If I can keep one person from making the mistake of moving here than I will consider that a win. The complex itself looks nice but it's mostly cosmetic fixes. All the major appliances are just as old as the building itself and trust me they are not going to replace anything. There's also a pretty obvious bug problem. All that I could deal with but the worst part is the property crime. Cars are constantly broken into. I've been here less than 6 months. I've had 4 car windows smashed. The latest time the car had the catalytic converter ripped out on top of the broken window.

My wife moved here for a job promotion and ended up at Sunset Terrace. When I arrived I realized that there were several maintenance issues that she had reported that no one had addressed including a flimsy door lock that you could open with a butter knife. Anyway I had to go down to the office lto get their attention to me because I'm a white man but didn't pay any attention which is pretty crappy if you ask me. Lived here for two years. The location is great, the maintenance crew are on point, and the apartments are really nice; however these units are expensive and parking is few and far between outside of a single assigned space, but these are relatively minor issues.
The biggest issue I've had with this place is the management's communication and availability. The staff are generally really nice once you get ahold of them, but that's just the problem. They almost never answer their phone or return calls. Most of the time going to the main office is the best way to speak to them, if they happen to

Worst Leasing office ever.

I lived in this apartment for more than 2 years, while it is a great location and community is good I had worst experience among all leasing office I dealt with in last 3 yrs.
1) Apartment condition is not good, raises maintenance request almost every week. 3 week timeline to fix any request...are you kidding
2) Faced incident of theft, no action taken by leasing office after reporting
3) very high rent compared to other apartments and facilities near by
4 ) Beware of their move out policies. Even if they do not told anything in move out inspection they charged me $600

We just recently moved in and absolutely love it. From the beginning of applying Darly was so helpful and understanding. My son has really bad allergies and we needed to leave our previous location due to his allergies. Our move in date was actually moved up to accommodate us which was amazing and Sunni was awesome with our move in. Darly is very sweet and so helpful. Anytime I've been in office for anything they have always been friendly and very professional. Since being here it's literally been peace. This is my personal experience. Individual results may vary.

I cannot and do not recommend Cobble Oaks apartments. Though there were several issues, I will only address a couple of the more important ones.

I had a horrible, frightening experience very early one COLD morning. I went out onto my balcony, closed the sliding glass door and then found that I was locked out. Management blamed me for the situation, saying that I slammed the door and that caused it to lock. I'm a 68 year old woman, 5 ft 7 in tall and weigh 120 lbs. In what universe should I be able to slam a heavy sliding glass

We have signed up and, going to move in here mid of next month. First of all the community manager Darly was very nice to work with. we wanted to get into a unit which had a Move in special offer going on. I was lucky to find one at that time however one of the other agent kind of gave me a incorrect information that: that specific move in special unit has to be leased by Sep 2nd. But since I wanted to lease it from Sep mid I was still thinking what to do and, exploring my options. They kept all of my $500 deposit and charged me an additional $260 on move out for some light cleaning and “paint”. The place was lightly lived in for one year.
They never repaired a broken fire alarm by my kitchen. Ironically, they did an inspection of every apartment to make sure the fire alarms were working and I told them again at that time it wasn’t working (it was removed at that point) They still didn’t repair/replace it. At least when I moved out 8 months later they didn’t bill me for it! Glad there wasn’t a fire.

I have lived here for 3 months and am very happy with my apartment. My place is modern, lots of storage, ceiling fans, central heat and air-condition, and quiet, I hardly hear my neighbors.
The apartments are in a great location at the corner of Hazel and highway 50. They are tow blocks from the Aquatic center and dam, two blocks from the American River bike trail, and a block from a Starbucks, McD, Taco Bell, two gas station/convenience marts, and a subway. There is a beautiful pool, maintained and cleaned every other day along with a large spa pool and BBQ.

Love this complex. Management staff is helpful, which is rare, and willing to work with you. Maintenance crew are good, location is good if you have a means of transportation, and it's quiet other than occasional kids or dogs, similar to a residential neighborhood. Only complaint could be the prices, but it's worth it to me.

This is for the office. I came in to the view the apartments. I had looked online and saw there were apartments available. Now i look young but i am
not young. I am in my mid 30s. So i am used to being pre judged. Right away i could tell the office girl wrote me off as an early 20s girl who couldn't afford the apartment. Told me they had nothing available. and wouldn't show me a apartment, was super rude to me. When i brought up the website she stumbled over her words making up an excuse. I could have stayed and pushed to see the unit but after the treatment i got i didnt want to live

Easy access to the hwy
Delicious smells of Indian spices and food.

Cons: Homeless with bad drug habits
Local homeless are angry & can be aggressive (unlike the ones in San Juan Ave in Fair Oaks where they're genuinely nice & ask for food).

I lived here for 3 years. The facilities are ok. Apartment was nice enough. My assigned parking spot was oddly far away. But there seemed to be enough parking that i didn't have people parking in space very often. The main annoying thing is that there are picnic areas throughout the complex (near the apartment) which seems cool at first, but really it is a recipe for conflict when the picnickers make too much noise when other people are trying to sleep.

We got a great 2 bedroom place at Cobble Oaks for a very competitive rate. We moved in on December of 2017.

Every morning I sit out on my large deck and enjoy the trees and grass in the lovely courtyard. The hummingbirds put on a show for us, dancing and hovering, chasing each other around and fighting over the nectar in our feeder which we have to refill every two days, because these cute little guys are so prolific. A flock of wild turkeys walks the property in complete harmony.

My wife and I enjoy strolls by the river, just a short distance from the complex. Often we take friends and visitors

This place is nice. The maintenace is pretty fast and the staff are friendly. There are a lot of amenities. The grounds are pretty. Neighbors were friendly. But it's extremely expensive. Bay area exp. There's also quite a pest issue. Roaches. Big black ones will come out at night. Scattered over the grounds. On my first week, they gave me a flea infested (not just a few) apartment. I wish noticed when I had checked out the unit I was renting. After reporting it the next morning, they "couldn't" come by until Wed for the pest spray. That was approx 5 more days I had to wait. It left permanent scars

I lost my house and belongings due to an intensive flood caused by a broken pipe. As my house was being rebuilt, insurance finally allowed me to live in an apartment after living in a hotel for 89 days.
Cobble Oaks staff worked with my insurance, treated me with care and concern and accommodated special needs such as making sure the intermediate company kept up on top of all the details and paperwork.
Cobble Oaks even helped me with receipts and paperwork for the insurance company (which is greatly appreciated :) ).

After 6 months here I recommend it.
The pros: good staff, responsive maintenance requests, good location across from lake Natomas, close to run/ bike trails, nice grounds with grass and nice big trees, peaceful/no traffic noise, nice size units, good covered assigned parking, nice little extra storage closet on the balcony, no break ins, no thefts of furniture left on the balcony, respectful neighbors, spotless mailroom, two computers/internet/scanning adjacent to office, good quality window blinds, nice big closets, bathroom mirrors in good shape and nice vanity lighting, cheap deposit ($250
