Please believe the negative comments about this company. A key component of the property management business is to communicate with your clients and have outstanding customer service. This company fails to do the basics. If you need to information regarding your property that is managed by this company, be ready to send countless emails and voicemails. Simple things are never easy with these folks.

ZERO stars if I could. Look at all the horrible reviews they have received for many years. If I had done my research about HOA's and read about the lack of ethics and morals this company shows I never would have bought property under their management.
Ambaum Square ~ They have allowed a resident to stay a unit for five years without paying her dues or taxes. The inside of the unit is yellow from smoking indoors and filled with spider webs. As the president of an HOA that uses Yates Woods as their property manager, I can say that I am very impressed with Jennifer Hansen's professionalism, patience and readiness to help owners and the Board. I would say that Linda M's overly lengthy review misrepresents the situations she describes. We had one Board member that served as president of our HOA for eight years. She was so impressed with Jennifer's breadth of knowledge and integrity that when GFK closed and Jennifer went to work for Yates Wood, she contracted with Yates Wood just so she could keep Jennifer as our property

I used to complain about YWM's manager because she was rude and abrupt and didn't seem to care. Now I've worked with managers in other complexes and YWM looks a whole lot better. Some managers carry never-ending grudges if you criticize. They're vicious in their revenge tactics; they levy huge fines on false charges of rule violations. If you want to know what a REALLY bad manager does, look up Around the Clock! YWM is quite pleasant and congenial in comparison.

We have had a property manager for approx 5+ years now. Jennifer Hansen has done a lot of questionable things but more recently she has become more careless or blatant. The most recent was truly questionable and quite possibly illegal. During the pandemic the Board wanted to change our Annual meetings timeline in the Bylaws to the 2nd or 3rd quarter. Most of us have no problem with changing the date this year under the circumstances, but Jennifer had told the current Board that she would put a document together for the Board to sign and notarize to make that change. Of which they did.

YWM has been the property manager for our condo community - Island Habitat Condominium Homes - on Mercer Island, WA since we've bought our unit in 2007. We inherited them as the property management company and it has never been a good experience. Our community manager is Kathleen Chafin who scores zero on professionalism, honesty, and friendliness. She's never at her office in the few times I needed to call her; I'm always redirected to a normally full voicemail that can no longer accept messages; so as an alternative, I call the actual YWM office but I'm always told by whomever

I've now spent 3 weeks waiting on a response from these people regarding a serious safety concern at my building. I've called my main manager, the overall office manager, the emergency maintenance line, and sent emails. At this point, I don't think I could get a response even if I was standing directly in front of them. They are an embarrassment to the property management field. A prime example of what NOT to do if you care about your clients.

My problem with YatesWood is they don't care. They have no sense of urgency, take no ownership and flat out dismiss you. I am a condo owner who experienced serious leakage from the unit above. I reported it early and never got a response. Meanwhile, my issue got worse. I sent a video to YW where water was flowing down the wall, through a mounted light and down into an electrical outlet. No response. When I did reach them, they told me it was a "minor leak" (which it was when I reported it) and said they couldn't see my video (which was an mp4). .

Bought a condo managed by Yates Wood. I wish I would have done more research about who manages the property. $682/month in HOA fees!? They were supposed to replace a broken tile in front of my unit since April 2018... it's almost August 2018. Needed extra keys and I can't even get the most simple things from them. If you're buying a condo and have to pay HOA fees make sure it's not with Yates Wood.

If I could bypass for not giving the star, I would. I wouldn't consider and rate this property management company not even ONE star. I have been not satisfied about the whole PM on site for Parkview Plaza Condo and have a very low productivity and lack of knowledge that PM has. Now, since I am moving out, I start to realize how insane Yates Wood & MacDonald Property Management can be. They have all sorts of hidden fees

I filed a complaint with the BBB about Yates Wood & MacDonald and they did not provide a response. Do not waste your time with this classless, thieving company who has no regard for their tenants - only their bottom line. If you are a property owner looking for a management company to manage your rental property, you must ask yourself, "Do I want to have people associate my property with a company who does not follow the law as required by the WA Landlord and Tenant Act and does not attempt to resolve disputes in a timely manner?" Yates Wood & MacDonald is one of the most UNethical companies I've ever come across! Not only are their staff rude, they are downright condescending. We moved out of an apartment managed by this company and we received $235 of our $300 security deposit for a "clenaing" [sic] charge. When I asked about this, they said it was a standard charge for having the carpets professionally shampooed. I looked over my lease and the only thing that makes it the tenant's responsibility is "If carpets are new or Owner had carpets professionally shampooed prior to Resident's occupancy AS INDICATED on the Property

I am thankful for the previous reviews. I thought that it was just me they were avoiding. You are so right about Kathleen. She just quits responding to emails or phone calls. When we were given "the sales pitch", we were told that if people were not happy with their service that they would not hold us to a contract. If they weren't wanted then they did not want to be here. Well, that is exactly what needs to be done to businesses like this. People need to vote with their feet and walk away.

Never have I witnessed such rude, antagonist attitudes as I have with YMW! I've had an issue with my condo for over 2 years. When trying to get any assistance from YMW I was ignored, stonewalled, walked all over and told "too bad, it's your issue." I will never buy a condo in a development managed by this poor excuse of a business. I'd like to ask where all of the monthly dues are being spent? Each homeowner pays quite a sum each month only to have some amenities taken away or now being charged a fee. The correspondence sent by YWM has always had an undertone of negativity

No one works together and Kathleen is absolutely horrid. VERY RUDE and condescending for no apparent reason. She should have been fired on day one. She bolds and underlines various things in her emails to try and come off rude upon an initial response to simple inquires, purposely avoids phone calls (voice mail always full so you can't even leave a message), and wants nothing good for the home owner.

Our association was with YWM for over 20 years, and the mismanagement of YWM has cost our association tens of thousands of dollars.
Most recently, I found out that years ago, YWM failed to release the lien on the association owned unit. This means that I had to pay a lawyer thousands of dollars to go through a quiet title process to prove that we own something that's been on our books for over 20 years. All because YWM is fundamentally incompetent.

If I could give this management company negative stars I would. They are absolutely terrible and make decisions that are not logic based. They knowingly charge late fees after admitting that their bank lock box processed payments late. They make it impossible to get anything done by giving misinformation and the runaround so they don't have to spend money. My condo was leaking through the ceiling because the builder pierced the roof when they put in the deck above me... I told them about it in January and it finally started to be addressed the following October. Terrible people to deal with

An awful company. It's hard to get them on the phone. They're extremely unprofessional in their interactions. They've lost checks. They send out incorrect information, frequently. They have a very difficult time keeping track of their own accounting. I own 4 properties, and they're by far the worst property management company with whom I've ever interacted.

They manage our condo association. And when I say manage, I'm not sure exactly how helpful they are. Our representitive is.... definitely polite. But polite while giving you generic answers thay leave you to figure anything and everything out yourself. I miss the old company we had. Currently the HOA board is the only ones who seem to be happy with them but I guess that would be why they are still here!
