Carefree Property Management Inc. was founded in 1982. The principals of the corporation have many years of experience in Real Estate, Real Property Management, Construction and related fields in the Greater Portland Metropolitan Area. We are in the business of property management only and have a thorough knowledge of the Landlord/Tenant laws of the State of Oregon.
As property managers and the agent of the property owner we become an insulating factor between the tenant, any problems that might arise with the property and the owner. We are a property management firm only and not in the business of listing and selling Real Estate. We are properly licensed by the Real Estate Agency and adhere strictly to the laws and statutes of the State of Oregon.

It takes forever to get a response for repair and you need to followup constantly. I still have a hole in my back door since I moved in that has never been fixed. Called for a maintenance leak. Plummer couldn't find a leak and was charged $140. The office asked if maybe I spilt water on the floor. Are you kidding me? It was very insulting. I do not recomd this rental company. They must be broke because they never want to fix anything and charge you for ridiculous things. Very sketchy practices. Neighbors have had similar issues with them.

Currently still renting from them. They did a really bad job of preparing the home when we moved I . The carpet is baldy stained and dirty even after I used a rug doctor. The kitchen sink was clogged and the food disposal needed to be replaced. The bathtub and shower need new caulking. The walls were poorly painted over probably as a result of bad patch work but no one came in to repaint and clean it . Baseboards also dirty and chipped. The microwave was short circuited and oven and stove dirty was dirty. Some of the outlets and lights didn’t work either. One page listed air conditioning , but

Critical: Professionalism, Quality, Responsiveness, Value
This is by far the worst management and service we've ever had. Took them 2 months to repair a broken AC in the summer time. Kept our deposit for cleaning even though we cleaned the house better than when we moved in to it. Beware of the ripoffs and shady management services.

They condone disruptive and illegal activity by tenants and don't do walkthroughs. Chicken manure stench I can smell *inside* my neighboring house. Illegally running a 24x7 loud and disruptive industrial business out their house, in violation of multiple zoning and use codes.

I moved to Portland, OR from Pennsylvania last year and rented a home managed by Carefree Property Management. I had the pleasure of dealing with Pam the entire time I was a tenant. The property was well-maintained and Pam was very quick to respond and address any issues that came up, though there were very few. I highly recommend this company.

I'm genuinely surprised to not see more five star ratings here. There's never been a time that Carefree has let me down or kept me waiting on repairs. More than that, though, they've always been friendly and helpful, particularly Pamela Widman. We chose to rent a place close enough to the city that it'd only be a short commute without being crowded in the hustle and bustle of downtown. Pam has always been a pleasure to work with and I can't recommend her enough.

The maintenance done in this place was minimal at best. We went without heat for one month with them knowing the issue and a broken bathroom fan for just as long. All of which could have caused moister damage to the house. I choose to give people the benefit of the doubt most of the time, but this company ignores multiple dates request and chose to avoid talking to us. In the end they have tried to not refund our deposit based on circumspect issues. I would never recommend this for a renter or a landlord. Pam Widman of Carefree Property Manangement, Portand, Oregon has
found renters for our condo in short order without any pressure on us to sign off despite lots of competition from other rental options. The renters were credit worthy and quality people. Though we never actually rented from Carefree Property Management, we did come very close and I can't help but feel we dodged a bullet. We fell in love with a property even though during the tour the home was in disarray, needing maintenance/paint/cleanings which we were told is not done until the home is officially rented. Weird, but ok. As long as it gets done. Also, this took place in early November and they wanted it filled by December 1st. I can't say enough good about Pam and her colleagues at Carefree Property Management. They have managed our Beaverton property since 2008 and we have never had a problem in that length of time. Pam always takes care of us, our tenants and our property. WARNING-- DO NOT USE THIS COMPANY
Pam herself is nice but nice is where the service ends. We found 2 city code maintenance violations our first week of renting; a broken bathtub that leaks onto the floor and a broken electrical outlet that glows red. The landlord, who had us move in without even mentioning he was planning to sell our 4-plex, shrugged us off and soon after We found a note on our door staying that we would have Carefree Property Management as managers rather than him. If I could give them negative stars, I would. The staff was nice enough but seemed disorganized. It felt like pulling teeth trying to get information or an answer out of them. Carefree tried to short me on a rental deposit for leaving the place "dirty" but luckily I had old emails with Carefree as well as took pictures of the place the day keys were handed over and was able to prove the carpet stains, poorly maintained appliances etc. was there from the start. Additionally I was accused of stealing their curtains and replacing with something cheaper, funny though, the internet saves everything

I have worked with Carefree for over 6 years and been grateful for their customer service. I do most of my coordination via email and have been impressed by them getting back to me and their resolutions. I have checked in with the tenants and on occasional walked through. They love Pam for making sure their issues get the attention needed. Pam and I have tried to make sure to provide a small gift basket in the holidays for those that are living in my home. WARNING !! WORST PROPERTY MANAGEMENT EVER. If you are thinking about living here don't they will take SO long when you need something fixed or taken care of on their end. I lived in one of the apartments and there was rats, mice, birds in the attic chirping all the time, SO many ants, and VERY rude property management. I had nothing but problems and worst apartment experience of my life. If I could give a 0 star review I would.

I never post negative reviews, but holy crap! I am in shock over how unprofessional this company is! I called about a property shortly after the ad was posted to set up a viewing. My husband and I were very excited about it. Our home just sold and we are planning on renting the next year. The lady who answered gave me the phone number to one of their agents to set up the showing. I called and it went straight to voicemail. I left a message asking to receive a call on my cell or my work number. About an hour later, I got a text message asking if I was still interested. I thought that was unprofessional

Wow, just got off the phone with the receptionist after asking for assistance in getting my password reset so I could log in and pay rent and the receptionist is the rudest woman! She lectured me on how resetting my password goes on my record?! I was never told this when I signed my lease and I also have paid rent on time for the last year and a half. The receptionist also hung up on me after her rude and threatening words. I strongly consider hiring a receptionist who deals with the every day public who has customer service skills. Lived in one of the properties that they manage in Beaverton. Beautiful modern condo that I really enjoyed. Nevr had any complaints with the property or the property management, everything was pretty straight forward and clear when I moved in. Pam was the person that I dealt with and when I left, aside from plastering a small hole in the wall that I made when a barstool tipped over the day I moved in, I got almost all my deposit back promptly.

Future tenants be ware: renting through carefree property management may end up damaging your credit.

We rented through carefree a couple of years ago, and when we recently applied for another rental we were asked why we had unpaid utility bills at the apt we rented through carefree. Somehow, although we had no unpaid bills whatsoever, this misinformation was reported on our credit. In phone conversations with carefree they confirmed that we didn't owe anything, yet claimed that they could do nothing to clear this mistake on our credit history. Between them and the owner, I was treated quite unfairly. Upon departure I was charged for a countertop that I should not have been charged for. The countertop cracked because when I opened the kitchen drawer it rubbed up against the countertop each time. They also refused to give me the mold report that I insisted be done because there was mold in the place. And lastly, they never respond timely and frankly just don't care about you as a tenant. I even remember them taking weeks to get back to me one time because they were on vacation. That one was hard to believe.

One might imagine good reviews of a property management company are rarer than a white wallaby since the laundry list of gripes, repairs and issues they handle from certified nuts on a daily basis is probably endless. I can easily see why they might get bad reviews from those who don't like paying their rent or say, have a police record. Just sayin.

Though Brad, the maintenance gentleman did come out the day of our move in, he did not have any cleaning supplies, nor did he clean anything. He removed the condoms, and food from the fridge, and took pictures of the house. And though the house was re-keyed that night, the bedroom window did not lock (probably how the unwanted guest who was residing in our apartment got in).

Moving is expensive, and takes time, the last thing I wanted was to go through the hassle of moving again! I merely wanted my house to be clean and safe upon move in, and pay my own bills, not the bills of the other

Per Pam Widman's email dated 2/18/09, we had to give the tenants back the deposit except for $300. And had never heard back from Pam regarding the wands after repeated phone calls. If you would like to rectify this, feel free to contact me. A response 2 years later though... hardly prompt.
