The office is very nice. The ladies who helped me adhere to the rules of the company. They were both very attractive and have a good attitude.
But they would not work with us on the deposit and fees,which were considerably high. They did come down on the rent to make it fit in my paperwork. The apt is a real s___hole, but my family and I were desperate for anything. So we are grateful for a home. Thank you God for giving us a home.

Critical: Professionalism, Quality, Responsiveness, Value
My A/C has been broken since 06/11/2021. It is now 06/20/2021.I have put in various requests and It has not been fixed. We are at 100 degree weather. I’m 5 months pregnant with 3 kids ages 13,10 and 2. This company is definitely not responsive or take action responsibly. I would definitely think twice before renting from them.

In March of this year my father, who was renting from Arroyo Del Oso, passed away from cancer. I contacted Arroyo Del Oso on the first of the month to ask them how to pay the last month's rent. They informed me that they would be sending me a link to the portal to pay the rent. After four days without receiving any email, I called them again to get the link. They told me that they sent me a text with the link and that they would now email it. After receiving the link to the portal, I checked the balance and noticed a $200 late fee. I called them and they said they could not waive the late fee for

DO NOT APPLY with this company. My fiancé and I applied with this company. I have been a property manager In California for 9 yrs. so I looked up the laws and requirements here. Well I was very thorough with Amanda and I was told it would be no problem. Then she took a week of me calling and continuing giving information that could’ve been taken care of in the beginning. Just to lie and say we don’t qualify. She lied about the income amount. Everything I was told in the beginning to apply was a lie. Now I’m wondering if they’re prejudice.

I've been renting for twenty years. I have NEVER had such a horrible experience. These people are unprofessional (wait til you meet "Natalie'. She makes up for her lack of professionalism with her stupidity and weird presentation). And they will nickel and dime you. These people are everything that's wrong with landlords. BEWARE.

Total crooks!!! Don't rent from them unless you don't want your deposit back!! Moved out of a house in Los Lunas almost 3 months ago and still waiting for our deposit back. They said they mailed it but have yet to receive anything. Have called them multiple times with no response. Also, the plumbing backed up when we first moved in and it took them over a week to send someone out. Main line was clogged. When someone finally shows up the carpet downstairs was completely soaked in some parts. When asked about who is supposed to clean the carpet soaked in dirty toilet water there was no response.

Absolute crooks! After renting a home from them in the Los lunas area for nearly 2 years, normal wear and tear and removing things from the house (left over carpet from when it was installed prior to our occupation and child safety outlets which were there when we moved in) was charged against us for over $800. Additionally after spending 2 weeks scrubbing every corner of the house, they charged us $275 to have the house cleaned presumably after the repairs from normal wear and tear (picture holes, paint chips, etc.). When renting from them, forget your deposit and don't bother getting the carpets
