Kristin with Trillium showed up late.
We were viewing a detached ADU home, so I turned on the shower and told her I wanted to run it for 10 minutes and make sure it can provide hot water.
She was resistive, and by the time I went downstairs, she turned off the water. I told her this issue was important to us if we were going to rent the property. She made us leave, and would not give me contact info for the landlord.
All I wanted was to know if the shower could provide hot water. Surprised she would not allow that.

Wow- what can I say? Just wow. We rented a home for less then six months while our home was finished being built. At first, while we were in the process of renting the home, they were very responsive. Once the contract was completed, ghosts. The home we rented had been vacant for some time. This was evident by the layer of dust, cobwebs, dead bugs, general musty smell and mouse droppings everywhere. When I sent pictures and made a service request, it went unanswered. My wife and I rented through Kristin for more than three years. She was by far the best landlord we ever had. She was responsive, professional, and always followed up when we had issues. She was always available by text, email, or phone, and worked immediately to get maintenance or gardeners out when needed.
When I switched to working from home, she let us paint the downstairs ourselves. And on each of our three lease renewals, our rent went up by less than $20. We would have stayed with her another year if we could, and I highly recommend her to anyone looking for a place to rent in Portland

I HIGHLY recommend Kristin to anyone looking for a property manager. She is the most fantastic person I have ever worked with, and she REALLY cares.
I rented a house that Kristin managed for 3.5 years and ended up buying that house from the owner. Kristin was so kind and emailed a list of recommended providers (gardeners, maintenance, plumbing, etc.) as she has worked with a lot.

What a shame that such a beautiful property is managed by a woman whose highest priority is shirking basic duties.
I can't even schedule a viewing because the website isn't letting me enter important information, and when I called to inquire, the robot texted me a link to the website & hung up on me.
So how exactly are tenants supposed to make contact when needed?

If I could give Kristin at Trillium 0 stars I would. DO NOT DO BUSINESS WITH THIS WOMAN!! She is unprofessional, rude and discriminatory in her business practices!!
We applied for a house she had listed last week. I had seen the house myself with her first and after asking if the paint colors were something we could change she said no, but 15 minutes after the showing she called me to say the owners said they’d allow it if we had a professional do it.
