We were excellent renters with Gem State PM for 4 years. The owner decided to sell the home we lived in supposedly...so we were asked to move. We found a place in less than 2 weeks and moved out in a timely manner so not to hold up the selling of the property. We broke our backs cleaning the home ourselves because we're not rich or young. It took us 2-weeks at least to recover physically. Only to wait patiently for our itemized statement and return of our security deposit. The 21 day timeframe came and went with no response from GSPM. 30 days out I demand the return of our full deposit only to

Critical: Professionalism, Responsiveness
Was looking at a 2 bedroom place, was told not many people came by to apply and was given an application to fill out. Tried calling them the next day to see how to send application fees to them only to not get a response or call back. And went by the place again only to find it was rented out smh.

Having lived on one of their properties for a year I can say fully agree with all others reports of this property management company. When we moved in the toliets didn't work, closet doors were broken, and there was a huge hole in the wall in the garage (where the previous tenant- their daughter! Had ran into the house). They never fixed any of these problems or any other issues that arrived while living in the property. The don't answer the phone and the ONLY time I got a hold of them was when they kicked us out (for no reason). If you want property managers that are completely absent from you

The most unprofessional rude property management I have ever gone through. Immediately as the lease expired, they raised rent and expected a single tenant to make rent after having a roommate leave with less than 30 day notice. They never answered any phone calls when the toilets, closets, and appliances broke and the only time they chose to return a phone call was after giving 30 days notice. I would recommend ANY other property management.

I will never use this company! I filled out an application after being told nobody else had turned one in I have five kids and I'm supposed to be out June 1st. I paid $40 for the application fee to find out the next day that they viewed several applications and chose a different family. But the house is still on their site for rent they never called my property manager that I rent from now to verify anything.. they stole my money and my information they should be locked up put out of business

So we looked at this place on mobile street, it was a three bedroom double wide but only half of it was available due to the weird and also id like to point out possibly illegal storage space commandeered by the "owner" yeah a rental place renting from some guy who uses it to store his toilets. Wouldn't have been able to use the garage either. So at almost 1000 dollars a month and after paying the app fee that you will give them they will never call you and say its like a job application, well call you when we call you. After viewing a house, (which Aleita showed up in slippers to) I Couldn’t even get enough communication to turn in applications. After the hassle of getting them in finally, I didn’t hear back for days and days and no answer when I called.. was finally told “someone else applied and the owner picked them” Frank was rude on the phone, just like the other reviews say. They did allow me to pick up my money order since they didn’t even look at my applications even though we were the only ones to apply originally...but once again it was a huge hassle. The other negative reviews are similar to what I’ve experienced from this company and have merit. Frank will try to insult and belittle people, but ultimately he is not intelligent. Even though we have rented from them for 7 years, Frank is still rude to us over the phone. We have always paid on time and maintained our property but I think he has a low opinion of all renters or just need some classes on manners. If it weren't for a good relationship with the owners, I don't think we would be able to stay in our rental because it takes Frank a very long time to get things fixed also. It's just an altogether unpleasant experience to be a renter from this company.

I recommend any one intending to rent with this management team to think twice! Frank is extremely unprofessional and rude to deal with.
We were approved and ready to sign the lease to a property when I questioned the move in date 5 days earlier than I had expected, his partner said it would not be any trouble and they would get back to me. Frank phoned and immediately yelling how I wasted his time and "it doesn't work that way lady".... we had a poor phone connection and I agreed to call back. Where in turn he called my daughter and proceeded to yell at her and said they are not
