Del and Chris Chapman moved to Boise, Idaho from the Seattle area in 1985 and became real estate agents with Metropolitan Real Estate. The Chapman's soon moved into the property management profession and spent these early years developing their skills and knowledge, eventually bringing on board their son, Patrick "PJ" Chapman who has since devoted the last decade to the company developing his expertise in the business of managing people and property.

P.J. is an active member of both NARPM ( National Association of Residential Property Managers) and remains certified as an MPM, ( Master Property Manager) and RMP, (Residential Management Professional).

It is not mandatory for any Owner to accommodate Section 8. For Owners who do not accept Section 8 and have multiple properties it must be uniform throughout. For Owners who do accept Section 8 at any of their properties, they must do so for all other properties, in accordance with Fair Housing Laws.

Once you are a resident, we have a suite of tools to make your rental experience the best it can be.
We only require the security deposit within 24 hours of applicant approval. The 1st month's rent is to be paid before or on the day of Move-In; it will be prorated accordingly if the Move-In date is not on the 1st of the month. If the Move-In Date is within the last week of the Month, it is required that the prorated rent and next month's rent is paid together.

I have been using Chapman for my rentals in Idaho for the past 2 years. I am an out of state investor and they manage my all of properties for me.
I couldn’t be happier with the service I’ve received over the years. I am not the easiest person to deal with(ask my wife) and they are always willing to take on my demands and solve any problems I may have in a timely manner.
I would recommend them to anyone looking for a property manager in the Boise area.

If you choose to rent from this company keep ALL records and correspondence. Document everything and get a lawyer for your move out date. My husband and I moved out in November 2020. We're still waiting for a response from our letter disputing charges for renovations the property manager made after we vacated the residence. We were charged for smoke alarm installation and bathroom towel rack/bar installation. All of which were present during our last walkthrough upon vacating the property and are listed on the move-in checklist. Chapman also tried charging us for installation of a CO2 detector

I have nothing but good things to say about Chapman. They are attentive and treat us fairly. They address our issues quickly and resolve just as quickly. We’ve never rented from a property management company so we were a little apprehensive going in but feel they are better than dealing with owners who rent directly. So far so good - thanks Chapman.

Let me be 100% clear. I was NOT a renter. I hired this company to manage my property in the Pine Tree Village Subdivision. My entire experience was a nightmare. The owner is disgraceful, unprofessional and rude. As a business owner doing business with another business owner, I had very standard and fair expectations. Mr. Chapman (the son) failed every step of the way. I was living out of state at the time, and basic communication regarding my property was necessary due to the fact I decided to list and sell the residence. Many people try their hands at property management, but it takes a special kind of attention and mindfulness to run the kind of property management company that makes a tenant want to stay with, recommend, and seek out for future opportunities. Chapman is one of those companies. Chapman is extremely professional, and they speak the same Golden Rule of other professionals: if you become a Chapman tenant, treat your property like you own it; because Chapman respects its tenants like they have home-ownership rights.
