We live in a rental property run by them and it has been 5 months without fixing a water issue. Every month we are receiving 200$ extra in water bill. There is no way to contact them easily. They don’t pick up the phones and email addresses are system generated.

Critical: Professionalism, Quality, Responsiveness
We live in a rental property run by them and it has been 2 months without fixing a deteriorating floor. The garage is a safety hazard with shorting wires. Three electrician visits and now there is no power, instead of believing us that there is an issue we were threatened with having to pay the electrician fee.

Over the years I have utilized several property management companies in Charlotte. Scarlett Properties is by far the best. The management team that I work with (Sam and Jessica) are knowledgeable, efficient, and professional. They respond quickly (to me as an owner as well as to tenants) and work positively to resolve any issues that may occur.

Scarlett Properties have been managing my house for the last year & half. There has been absolutely no complains in any manner whatsoever. Rudy was quite instrumental in helping me to get the tenant when I was moving out of the house. Samantha in particular responds back within minute for any questions/concerns I have ever had & so goes with Jessica who ensures that the issues are resolved on time & with a periodic update. I must say every individual in Scarlett Properties are great professionals.

Trying to move to nc from tx and the lady on the phone did not give me her name but she was very rude and kept interrupting me and sighing at me. She told me I somehow have to have 6 pay stubs from a new job in nc before I can move to nc which doesnt make sense, how am I supposed to work there when I cant move there first? They didnt care that I was receiving help with bills from my mom until we could get established out there. She was not understanding when i explained there was a recent death im the family and we were urgently moving to be with family. She said the do not accept cosigners even

Scarlett Properties has managed our rental home for 4 yrs and they have been phenomenal. My tenants are model renters so I expect them to be treated like it was me living in that home. I’ve been a Scarlett Properties client since 2015 after transitioning three single family rental homes (all located in Charlotte) from a competitor to Scarlett Properties.
The on-boarding process was seamless and since 2015 my properties have experienced high occupancy at competitive rental rates. Tenants have all been screened (ie credit, income, criminal, employment, & rental history) prior to occupancy reducing turnover and delinquent payments.
I receive detailed monthly statements that include rental income and expenses (ie maintenance, management, etc) prior to rental income being direct

Is there a negative rating? This company kept us on the hook for a house for two weeks - we were told there were many applicants, after a few days we were advised we were not the first chosen applicants but that if we wanted we could keep in touch with them in case the first applicants were not chosen as we were the 2nd choice. We advised Scarlett we would hold off on applying for any other homes as we really felt like this was the home for us and we would keep in touch (this was on Monday) as the lease was supposed to be signed by Wednesday. On Wednesday we checked in with Scarlett and was advised
