For Homeowners, we understand that Association Board members are volunteers, not paid for their time, who are taking the time to serve because of a desire to help the community and maintain a quality neighborhood for everyone.

With busy schedules, family, friends, work, church and other obligations in life, Valley Property Management works with board members to provide administrative and general accounting services, contractor services and contract negotiations.As a board member your main purpose should be to make the decisions and let us carry out the work.
In many HOA'S pets are limited to two dogs and or cats or combination thereof. Farm animals are normally not prohibited within the city limits. Some CCR'S will permit chickens for personal egg production only, and if they are in compliance with City Code. Roosters are not permitted in City Limits at all.
As Investment property owners, you are in the unique position of both homeowner and landlord. Valley Property Management has extensive experience and understanding of the rental management industry and can assist you with full-service property management. We offer everything from administrative services to tenant relations.
Turn off, if no water on the bottom pour two large glasses of water into the bottom and re-start. Run the dishwasher with no soap to clean out any remaining soap that could be blocking pump. As a board member, I love Valley Property Management. They are very timely and get things done quickly. I have found that most people in my neighborhood get upset because they don't understand the process and Valley Property Management always steps in a fields those calls, explaining the process and taking care of all issues that need to be addressed, taking pressure off of the board.

We do live in a community managed by Vally Property Management. We have never had such poor response from a business that should be there to assist the home owner. We have tried calling their office on numerous occasions during business days and hours, no one has answered the phone, and there is no way to leave a message. We wanted to discuss upgrades we desired to make and needed and wanted to talk to a live person. Very frustrating, they are a very poor property management company, not part of the BBB, and have had previous business names that had horrible reviews as well. Avoid them if at all

I understand many people leave questionable reviews with many untruths which is too bad for the company being reviewed. Valley Property Management has been in business under that name since I have lived in the subdivision, which is the last 20 years. I have never had a problem with anyone in their office. They are honest, return phone calls immediately and have been helpful with any issues I have had.
Everyone who purchases a home in the subdivision signs the CCRs. They are urged to read the CCRs - if they do not abide by them, they are risking the costs of redoing projects that have not been

This guy Mike is a joke! We just moved in to a subdivision that Valley Property Management runs the HOA. We have been trying to find out when the pressurized irrigation will be turned on. This guy is slimier than a used car salesman. All you get is excuse after excuse.
Hey Mike, before you start making excuses, maybe you should look at your rating and consider looking at yourself as being the problem.

We give them a zero. Worst ever. Unresponsive, doesn’t return calls, ignores calls, ignores e-mails, NO follow through, does not enforce CC&R’s, devaluing our property and neighborhood. I’ve worked for a property management company and this company we see no proper management and lack interest in doing their job they are paid to do. Please step up or go. With the low ratings here, I’d be embarrassed and work at bringing up their rating instead of continued decline. Please simply do a good job and ratings would go up.

My boyfriend and I just sold one of our investment properties located in Nottingham Greens Subdivision in Middleton. I was shocked to find a $150 Resale/Demand fee charged by Valley Property Management on our closing statement. My real estate agent reached out to the title company to ask what the fee was for and she was told it was a fee charged by the property management company to tell the title company that our HOA dues have been paid. This is absolutely ridiculous considering they are also charging the buyer a $75 setup fee.

The HOA where I own a home has pawned off the HOA responsibilities to this agency and they are useless. We have some real issues in the HOA and Valley Property Management does nothing. However, when I first purchased my home, I hired a flooring contractor to install hardwood flooring. I got a rude letter from the HOA about the contractor's trailer being in my driveway for 3-4 days (which is perfectly legit), but now that we have serious issues, nothing is being done.

The worst property management company. I wouldn't even give them a 1 star rating. What a rip off no communication no return calls or emails. Still waiting for an invoice from them to explain why they didn't pay me the money owed to me. Company is a JOKE beware.

I recently had an issue with the landscaping company maintaining our subdivision which is managed by Mike with valley property management. After a few persistent phone calls and messages and some miscommunication from the secretary my call was returned and the issue was addressed. I appreciate Mike's professional manner as a fellow business owner and his explanations of the concerns. Now we shall see if the landscaping company will follow lead and correct their mistakes made. I live in the Waterview subdivision in Star, managed by Valley Property Management (VPM). Our irrigation has been down at least three times this season, 2019. The first time it went down the pump to my water feature burned out. ARGH!
There is ZERO communication from this company. When you try to call (to report an issue or get information) the call either drops, or goes into a voice mail black hole. It is so frustrating trying to communicate with VPM.
I don't feel that I'm getting what I pay for from this company! I expect more professionalism from a property management company, that manages

Hands down the worst property management company on the planet. Zero ability to get anything done in our neighborhood. Their only management style is management via procrastinating until the problem goes away or dely with by someone else. Mike will tell you what he thinks you want to hear but will never follow through. The day the neighborhood is turned over to the residents and no longer controlled by the builder, this company will be fired..

I live in a community managed by Valley Property management. I have lived in others throughout the years. Mike seems to be one of the more knowledgeable people in this industry and very easy to speak to. I see all these really nasty comments and wonder how many of these people are simply mad about a neighbor or some activity that is really beyond a manager or board members ability to solve. Then they take it out on the manager because why not. You don’t always get everything in life solved because you live in an HOA and pay dues.

My bank made a double HOA dyes payment, I contacted Valley property for a refund of the overage. I was told they would cut a check and forward it to the HOA that week. They have not cut the check to date. I'm still waiting. I would think long and hard about doing business with this company. They can't be trusted.

Getting this company to make changes to your account is nearly impossible. Customer service is abhorrent. How can you trust them to manage a property or subdivision if they cannot take care of routine simple customer maintenance.
I own and maintain several properties with other management companies and have never had problems.
Every time I have an issue the owner blames it on me.

Do you want a Property Management Company that will tell you what you want to hear, but has zero follow-up? Do you want a PM company that will allow your neighborhood to go down the toilet, while he makes excuses for his (family members) staff, who refuse to do what they are paid to do? I had the pleasure of receiving a final bill of $xx.xx from Idaho Power dating back to Aug. 2010. I immediately contacted Idaho Power to clarify:

#1 I no longer owned xyz property

#2 to explain there must be a mistake because the renters Valley Property Management had renting the property moved out July 31st, 2010 thus no one has lived in the property since.


Idaho Power went through their records and found in Dec. 2009 the property manager called and had Idaho Power change billing for xyz to a Landlords policy with an address change to Valley Property MGMT PO Box 1090 Meridian, ID 83680
