As other reviews have stated, Von Klein will likely deduct money from your deposit upon move out for issues/repairs that existed prior to move in.
Take pictures of everything up on moving in... I mean everything! Don't hold back, as these pics can aid you down the road. I was able to get refunded on some charges because pictures I took clearly showed the condition upon move in.

I am a tenant of one of their student buildings downtown and I’ve been having an issue with a neighbor for months now, extreme issues. I have been threatened physical harm, called names, screamed at, intimidated, and much more all by the person above me who has made it very obvious they have a problem with women in general, but especially me. It’s an extremely hostile situation. I can’t even leave my apartment without being intimidated or in fear of this person having a bad day and trying to hurt me. The management office? No help for two months now

I am active duty Us Army and this company has yet to help out fellow vet in their complex. Dont move here they will telll you you can rent your one of your rooms and then leave youu screwed and pushed out of your home. So if you rent our a room make sure they go through the website or von klein wont help you . I am serve this counrty everyday been in 22 years. I am disgusted by this company. I follow Army Core Values and this comapny has left one of our one alone.

I stayed at the Campus Studios for two years while in grad school at the University of Oregon and had a wonderful experience. The unit was small, but had everything I needed. It was about an 8 minute walk to the Business school and about a 10 minute walk to the rec center, so couldn't ask for a more convenient location!
Tammie and Tim and the VKPM team were excellent property managers and any issue I had was resolved immediately. Tammie was especially helpful when I needed to cut my lease short and find someone to sublease for the last few months. The place was well kept, and quiet for the most

Von Klein is getting a 5 star review from me based solely on Tammie, the on-site manager at Hilyard House. She is a dedicated professional who went above and beyond to facilitate a sublease for me. I have never interacted with a manager as helpful and responsive as she is. I hope Von Klein recognizes the incredible value she adds to their properties and gives her a well earned raise. I would rent from any unit that had her in charge.

Use another rental company if you can! They were unhelpful with repairs, the owner was rude when we asked for help, and the parking signs they have are illegal (and also include the wrong phone number for the towing company)

I applied through Von Klein property management along with many others and they went above and beyond to get me into a place when all the others denied me.. Tammy and her husband Tim are amazing and outstanding people who always respond and resolve issues quickly. Communication is on point! I would highly recommend them!

Right off the bat I should have known I was gonna have a bad experience with them. When I first looked at the apartment, they said they would fix the damaged countertop before moving in. They didn't. They gave us the option to wait another 3 weeks to move in to replace it or we could move in and they would replace it in December. They didn't. Ever. Look for another rental company, literally any other. At the end of my time at my apartment with Von Klein we were charged for the materials used to upgrade the apartment after we left. I sent emails explaining how this was inappropriate, asking to have these charges rescinded. No reply. This cost me about 200 dollars, after the security deposit (including cleaning fees). Some of these fees were warranted, some were defiantly not. If you expect your landlords to hear of correct any of your concerns, look elsewhere.

I lived in the Hilyard House (725 E 14th Ave) this past school year under VKPM and really enjoyed doing so! The manager of this property Tammie and her husband Tim have always been such kind and helpful people whenever I needed it. Whether we had appliance issues, got locked out of our unit, or just needed a light bulb fixed they were available to help right away! The manager living at the property made communication that much easier, and if you are looking for housing close to campus for cheap, I could not reccomend this more! Von Klein was a horrible company to lease from. After having lived in 13th and Olive, whose management is infamous, I can say with confidence that this company is equally as greedy and deceptive. They turn over apartments which are half-cleaned, and then charge you for things that were broken when you moved in. If you do choose to rent here, document EVERYTHING that is even remotely wrong with the apartment or any furniture of theirs you use. For example, they charged us for a broken bed screen (we definitely didn't break it), so find out what that is and document its condition upon moving in.

I've lived in Hilyard House under Von Klein for about 2 years now and I've only had good experiences with the management. The manager of Hilyard House, Tammie, created a community that felt like home. Both her and her husband are very thoughtful and accommodating to their tenants. You never know what kind of neighbors you get(good or bad), but just know that the manager can help you if you come to any problems/concerns.
They also have a cute-chubby cat named Gouda and he's like the house's mascot! He's such a people person and always brightens up my day when I get to see

These reviews are horrible and I know why!! These people are thieves. While living in one of their properties they raised the rent and wouldn't let me extend my lease without signing a new lease. Turns out they also raised the deposit and didn't include the fact that I paid first and last months rent when I first moved in on the new lease. so once it was time for me to move they tried to have me pay last months rent twice!! after taking my deposit for it and sending me emails saying "if you don't reply to our request to pay last months rent we will report you to the credit bureau

Avoid Von Klein property management as much as you can. They always went the cheapest route possible when repairing literally anything. They don't help you with serious issues in your home, like say, black mold, or up to date smoke detectors. I know VKPM is one of the handful of property mgmt monopolies in the University area, so they are hard to avoid, but just really try to find housing through a different company if you can.

We had the best experience with Von Klein property management. Hands-down best customer services. They helped us get into an apartment fast. Maintenance were always there to help which is very few times I ever needed to call them. but when I did they were there fast. Malayan is just amazing at what she does. She's the one that helped us the whole time we lived there very hands-on at meeting our needs great communicating. She was always there to answer questions no matter how many times I called. She made me feel very important as a tenant which is huge because they deal with a lot of property

I don't know why the reviews are so awful. I've had a great experience with Von Klein. Melania is wonderful and very friendly! I called her multiple times a few months ago because I had to postpone my lease signing date three times and she was courteous and had the "whatever is best for you!" mentality, which I appreciated because I was worried I bugged her. Moving in was breezy, and the women in the office are very nice! The apartment was impeccably clean when I moved in too. I was worried it wouldn't be, but we didn't have to do much cleaning as the cleaning crew

Garbage property management. Terrible customer service. You aren't promised anything from these people.

Just awful.. under no circumstances should anybody rent from this company. They're making an entire building of tenants move for no other reason than they want completely new tenants. They do not clean the room before u move in to the point of not even vacuuming. maintenance requests can go for weeks if they ever happen without u physically going into the office. They will have u sign a lease agreement for a move in and move out date and then, on the sly, have u sign something else months later during a maintenance request or what have you, and in the fine print move forward ur move out date

Our apartment complex is currently under construction since June (which we had no idea was happening prior to signing our lease in may)
We were asked to leave our apartment for 8 days about 4 days before we had to leave. Von Klein did not compensate a place for us to stay and basically told me and my roommate that we had to cover all costs while we were essentially kicked out. They did compensate us $400 for the "inconvenience" but that was not enough for an 8 day stay at a hotel. They were unhelpful and do not care about their tenants.

These are the RUDEST bunch of people I have ever met!! I've never had a problem with any property management company before. They never fixed any of the issues I told them about when I moved in. I had to fix them all. You'd think with a company with so many properties would want to be on the up and up and treat their tenants with respect and courtesy! Not only are these people RUDE, they are very sketchy and sneaky in how they do business.
I wouldn't recommend renting from Von Klein Property Management to my worst enemy.

VKPM ROCKS MY SOCKS!!!

I cannot say enough great things about VKPM! I am living in one of their units, going on 2 years. VKPM gets a bad reputation from snobby college students who want everything done in a drop of a hat, that is not how it works. Things get repaired in a timely manner when you notify VKPM about an issue. Some of their buildings are older but some are brand spanking new. Think of it as buying a new or used car... A new car is not going to have any problems because it is NEW. Unlike when purchasing a USED car, things might need to be repaired here and there. Things HAPPEN!! Once

Von Klein has to many buildings and their staff cannot handle the huge workload. They would cash my rent check, but they wouldn't apply it to my account. They will take your money and leave you with another bill. Staff is incompetent, unhelpful, and they make renting a nightmare.

Not quite sure why the reviews are not too good. Maybe I got lucky with Malania (spelling maybe off) but she has helped me SO much with housing this past week. Didn't get annoyed with my mom and my countless questions and phone calls, was very clear on everything for my lease, and was so helpful and kind even though I'm sure this is the busiest time of year for them. If you are going through them, I highly recommend her to help you out, I have not a single problem with the service they have provided me in helping me find a last minute home. Cheers!

Their staff of people are not professional, on the same page about issues, organized, or seem to concern with legitimate complaints of living conditions or other disruptive tenants on the premises (even though they claim they are, and treat everyone the same? Getting ready to relocate back to Eugene for work and had the pleasure of dealing with this property mgmt company. I've rented from virtually all of the major property mgmt in the area- RANS, Acorn, Jensen, Chinook etc. I have never been treated so rudely by a staff during an application check. I rented an apartment from them and what concerned me the most was ALL THE MOLD. I literally had to bleach the corners once a week and more often than not twice per week. The bathroom did not have any ventilation. The stove was from the 70's and they charged me for a knob that was held on by tape (I just thought that's how they fixed things).

The last straw was when i found out that my laundry key not only unlocked my door, but also my neighbors door....sketch! Why would a laundry key be able to unlock tenets doors?
