"Advantage Property Management" is really just one man, Robert Hammack.
Robert does not "manage" anything. He will wait as long as possible to fix any problems, and usually will only do anything if it's a very big problem for him.
If your A/C, heating, or an appliance breaks, you'd be very lucky to get Robert to call a maintenance company after 3-5 days. For him, that would be lightning-quick.
But if one of the smoke alarms in one of the other apartments is continually and sharply blasting (due to low battery or any other reason)? You can expect a much longer wait while you listen to a literal

Danger, bad news. These apartments are disgusting. It's like living in a ghetto. Moving there was a huge mistake. So glad I moved out. Their rent is so high for what you don't get and also goes up ridiculously every year. The apartments and buildings are in such disrepair, I.e. things broken, garbage everywhere, filth inside and out of the buildings, poorly done maintenance cheap and incorrectly. Issues around the building not taken care of and propose hazard, serious accidents and lawsuits. People are getting injured. I no longer have to worry about things being stolen off my balcony or broken

I applied for a rental and submitted my application fee on March 22. I followed up by leaving 3 voicemails, one the day after my application, and the other two over the following 2 weeks. I've heard nothing back and left a voicemail this morning to request a refund. I'll gladly change this review upon receipt of my refund, but at this point, their blatant lack of integrity and follow-through is concerning. The owner or manager, Robert Hammack, is boosting their ratings by providing themselves with a 5-star review, which I find underhanded and disheartening.

Was told they don't accept renters with a credit score under 625... with a credit score of 625, I'd be BUYING a house! Guess I'll be looking elsewhere... just love it when a person is judged wholly on one number. Lost my house in Louisiana, was hoping for a fresh start here, but not with these jokers. You won't rent from me? Guess what? I'll never rent from you. Sound fair?
