Sadly, I’ve been disappointed with RPM. If all you need or want is for a mgmt. company to process the rent check, then RPM will do that.
But if you need or desire a mgmt. company for any of the following, RPM is not for you:
- to proactively communicate with you when the tenant is late or has not paid their rent. You will need to keep records so that you know how many months the tenant is behind and you will only know that the tenant didn’t pay once the auto deposit is recorded at your bank. This makes budgeting on your end difficult.
- to help explain the various landlord & tenant laws

I switched to RPM a few years ago after several years of poor experiences with another local property manager (I can just imagine what my tenant went through). Best decision ever! I have a peace of mind and everyone on the RPM team I have interacted with has been very responsive and great to work with.

This company does a thorough job of finding just the right tenants for my house. They take careful care of the paperwork, and strive to make the lease clear to both parties. I had two repairs in the first two years and they were done efficiently and at a fair price. I recommend them to property owners and prospective tenants alike.

My son and his wife recently signed a two year lease on a home with Residential Property Management (RPM) located on Barbur Boulevard in Portland and six months into their lease they received a very unsympathetic email (and later a letter) notifying them that they had 60 days to vacate the premises so that the owner could sell.
Either RPM was ignorant of Oregon State laws protecting renters or they were attempting to perform an illegal act. Please educate yourselves on State laws protecting renters and given a chance to rent knowing RPM would be your property management, I would advise to reconsider

I have been a tenant of Residential Property Management for two years and always have had positive experiences. The staff are so thoughtful and kind and they are always quick to respond when there is a maintenance issue (the issues are few and far between, our home came to us in great shape!). It’s easy to pay rent and other bills, we have a fantastic property and the price is so reasonable. As a property owner they have always handled things professionally with me and with regards to the tenants I'm sure its the same.
I've read some of the negative comments from the tenants and it pains me to hear the less than sterling responses.
The issue may be they hire independent companies to clean or repair the rental when its needed. The need is always there during move out and repairs when the tenant needs them. I've had big bills charged to me when there are necessary repairs which is half the time when tenants move out and its usually in the hundreds.

After being home owners for over 40 years we are now leasing a condo through RPM.
It has been almost 2 years, Gene and I have been more than satisfied with the
employees at RPM. Heidi has always been very quick to respond to our requests, she
follows through to the end of a job making sure that we are satisfied with the work.
The RPM vendors have been professional as well as experienced in their work.
We just had our semi annual inspection and James is excellent at his job, very pleasant and thorough.
We enjoy working with RPM and never hesitate to call with a request.

RPM has been our rental-leasing agent for more than 20 years. We have had two rental properties that they have managed for us continuously until they were recently sold.
During over 2 decades of continuous service they have always been excellent professionals. Required repairs were properly quoted from at least 3 qualified service providers and the work was completed to everyone's satisfaction.
RPM was very quick to maintain our properties rented even in difficult markets or off season vacancies. Renters were very well qualified and not once did we ever have a late rental payment.
