Today, we serve single-family residential, multi-family residential, and commercial clients with management of the day-to-day demands of property ownership and leasing requirements.

At Dodson, our services include single family and multi family residential, as well as, commercial property management.
Financial reports and end-of-year tax information is shared with you through your online owner portal. Any time you need a report, reach out to your property manager and they can further assist you. Owners can set up ACH by completing the ACH form which can be provided by your property manager. Owner distributions are paid out on a 7-day basis.
Rental assistance programs such as Section 8 are accepted. You will need to view the home and apply online. During the application process, make sure to include your voucher in the Proof of Income section. Once an application is approved, you will need to get your packet to the leasing agent for them to submit.

We lost our heat Wednesday. A repair order was place upon that time. We spent thanksgiving elsewhere and put another request in Friday. Then I called another 3 times Saturday. Saturday night, the power in a room went out and hasn't turned back on. Throughout the day Sunday I called another 3 times. All for "emergency maintenance". This morning I called another two times. Telling them we've been out of heat for 5 days now while it is below freezing out. They kept telling me someone would call me. No calls came, FINALLY after being a bit rude and telling them it needs to be fixed

I lived in an apartment managed by Dodson for a year in 2018-2019. Within a month of moving in, a pipe burst in the basement and raw sewage flooded the entire basement floor (1 inch deep water and raw sewage), ruining boxes we hadn't unpacked and a lot of linens. Dodson sent someone out to "fix" it-- they did a temporary patch, and pumped the water out with a plastic hose, which required we leave the basement door (to outside, outdoors, downtown Richmond) open overnight. I didn't even get to the stage of signing a lease without getting ripped off. I applied for an apartment and never received a response for weeks, and then when I reached out, they just forgot about my application and leased the place to someone else. Since my application was never even considered and application fees are supposed to cover background and credit checks that were never done, I asked for a refund and was denied. They were unresponsive and then didn't try to make up for their oversight. I will never apply for an apartment through them ever again.

They basically stole our security deposit.

Rented a place for 2 years. The only quick communication you get is a notice that your rent is due. The property manager assigned to us has very little experience. The living experience was adequate. Some responses were answered quickly. We rented another place through them. We were charged for non-existent damages.

Their dispute process is non - existent. We had no opportunity to review damages that existed when we moved in, or see what they were referring to. Even then the rates they charged for repairs they claimed were are fault were ridiculous

My boyfriend and I lived a Hopper Lofts in Richmond for 2 years. The issues we had on a regular basis were extremely loud neighbors and incredibly rude maintenance staff. We have rented from some other apartment complexes in the Richmond area including apartments managed by GSC, but this has to be the worst experience we have had to date.

The neighbors we had to file noise complaints on multiple times and yet my hallway on a regular basis sounded like a club, with us being left to stay awake until even 3 in the morning on a regular basis from the noise.

I would first start by saying that the level of communication with the property managers is just terrible. They will never respond to you but as soon as they need something from you they are all over your back.

Just about everything is a mess. There have been numerous pests living here including roaches and mice. The trash situation is a mess. When you put in a request for something to be fixed it rarely happens. That is after the two weeks it takes to send anyone out to take a look.

The worst part might be the fact that you can hear literally everything from the neighboring apartments as if

Molly Roth has been the most helpful agent and manager, she has helped me move my applications around and have done everything she can to help me and my partner secure a home before we move to Richmond from outa state. Sad company. We engaged them to rent our place and immediately (4 hours) regretted doing so. They became patronizing, controlling and rude. We attempted to reach our account rep Christopher Johnson for 2 days without any success. He sent over his incapable lackey who we had to ask to leave our house after a series of insults.. Attempts to contact management failed.

We sent them $1000 to go away.

A month later they sent our money back...great you say?

Eight months later they sent us to collections for money they sent back to us!

Any way you slice it, they are an incapable pack. You can do better

Less than one star is probably more accurate. They are rude, incompetent, and never follow up unless you are the owner. I know the owner of the house I live in, and have lived here for more than three years. We had no issues until Dodson became the property manager. I have seen the way they respond to me and how they respond to the owner. Completely different tones.
They make false promises over email and phone, and then forget to follow up and in some cases even blamed ME for their lack of follow through. Additionally, it seems consistent that the houses they manage are covered in black mold

The 5 star reviews are planted by Dodson. This is the WORSE property Managment company ever. Period. They talk a good talk and that's how they get business then your stuck with them. Just try and contact them and you'll know what I mean

I would never rent a place they managed again. New Manchester Flats was disgusting! Dirty, leaky roof, termites, paper thin walls. U will get your car towed for nothing while having a parking pass, you can hear ppl 5 apts down thru the A/C ducts, takes forever to respond to maintenance request, apt was cleaner when I moved then when I rented, they will show you a nice place then on the day of signing tell you they are giving you different unit same layout, management does not respond nor care, pool is filthy, used condoms in the corridors. I can go on and on...

I wish that I could give less than a one star review, but alas I can't. Where do I even begin with this horrible company? We have rented for years and are great tenants.

We moved into a Dodson Property in Stafford and the nightmare started in 2018. Let's get one thing straight, in our experience, Dodson is NOT tenant friendly, it's all about the owners of the properties that bring the money in for them. I get it to an extent, it's a business, but your tenants are your customers too.

Dodson representatives have said this owner has another property and is a nightmare

Let me start this review off my saying that I did rent from Dodson for two years previously, and during that time I didn't have any serious issues. Since I had already been renting with Dodson, I chose to rent another property in Manchester once my lease ran out. I assumed I would have a similar experience, but I was so wrong.

I rented the apartment without seeing the actual unit (my dumb mistake). I had seen a downstairs unit in the same building a month ago, and didn't see anything immediately wrong with the place so I decided to jump on it when I saw a new listing for $100 cheaper

They will lie. They will say one thing and do another. It will take threatening them they way they do their tenants to get anything accomplished. They will try to make it seem as though you yourself are incompetent when it's the company as a whole. Their values stated on their website are not the values they do business by.

I could not sing Dodson's praises any more highly and would recommend them over and over again to anyone looking for a management company.

I'm on the Board for a condominium building in Richmond City and after years of trying to self-manage, we were referred to Dodson. We work specifically with an Association Manager named Foster. Foster has worked tirelessly to help our building when we've had emergencies (on or off the clock), to schedule a reserve study and attend our work/planning session, to organize our financials/ vendor contracts, and to maintain regular communication with
