Our company was created to fill a void that our President, Kyle Stephenson, felt as a residential investment property owner. After his search for a property management company that focused on his specific needs proved fruitless, he decided to create one himself. The result is a company that is flexible enough to serve owners who need a complete suite of services as well as those who like to be involved in the management of their properties.

Rented through GRR from 2020-2021. James Bristol was our leasing agent and he was difficult to work with, just unhelpful and unfriendly. We had multiple gas leaks and they didn’t take us seriously when we called in. We put in a work order that we had mice and they never came. It’s hard to find a good leasing agency in Richmond but definitely avoid this one if you can.

Looking to relocate to the area, found a great listing on zillow, was directed to text a number, which then texted back a link to apply to. I only asked to view the location. Maybe I am out of touch with today's market, but I am skeptical of being directed to put in a 45$ application asking to submit credit card information, W2 history, and all sorts of PII No NOOO's when it comes to identity/credit theft. That's a very high risk for a viewing request, sight unseen. I would warn others from following through with this process without personally meeting. Maybe this place is legit, if so this is

Tried leasing from James Bristol , it was horrible! i called his business line ... he texts me to apply on the website . As i go to apply on the website NOTHING is accurate or up to date and he is very aware. Just not professional

Put in an application on October 15th. The website says someone will be in touch with in 48 hours. No one contacted me. For three weeks I had to call and leave voice mails that were never returned. $45 for NOTHING

I’ve rented from this company before, hands down the best… they are understanding to financial changes and willing to work with you. Sweetest staff…. Extremely personable. Clean, beautiful, well-kept homes at reasonable rates. I lived at my apartment for 3 years, and there was no rent changes. Maintenance happens rather quickly after putting in request.
My only issue was was the maintenance man himself, if he knew a personal reason why he was there to help you, he’d make sarcastic remarks about it. Unprofessional. “Um sir, you’re not here to discuss my personal business.” You are

Voided our signed lease while in route without just cause while in route to move in tomorrow. Point of Contact will not respond after initial contact and suggests he is to busy and his right to void the lease and to contact the GRR lawyer. He would not provide lawyer or manager contact info.
We have reached out to management and the president and I will edit the review if we get a response.
Update, the company gave our rental to another person in less then 30 mins of voiding our contract without cause.
No consideration nor help finding a suitable option.

If you care about your money and time do NOT rent for these people. They are absolutely horrible to rent from. They tried to scam me out of $310 for false damages at my old rental house, which they never told me about I had to call repeatedly after getting hung up on multiple times. If it wasn't for my landlord I would have never seen my $900 security deposit and they would have continued to try and get $310 out of me. They are a slumlord company. Save yourself some time and money and stay away from this company! I wish I could give negative stars.

My husband and I have been a great tenant for 3 years. Pay rent on time, had issues with repairs through out the years, never follow up with you when it’s a major concern and the list goes on. They don’t care about their property as long the rent is paid on time. And to make matters worse they didn’t even have smoke alarms installed in the duplex. When we moved in, no blinds were installed. So we purchase blinds for every window in the apartment. My husband called the rental office to ask the receptionist will we be compensated if we leave the blinds up since we purchased all the blinds for

Jennifer Milliman has been absolutely wonderful through the entire process. My son and I moved from Florida and she went over and beyond to to make sure we could call Richmond our new home. Hands down she deserves more than five stars. The rentals are amazing- the staff is the best- I absolutely recommend great Richmond rentals. 👍
