Buying a home is an exciting and momentous occasion. But it can also be stressful -- especially if you're not sure of the house's true physical condition. That's where Griffin Inspection Services comes in. While you focus on the home's style, size, layout and price, I'll take care of evaluating its structure and major systems, including the plumbing, heating, and electrical.

Then I'll provide you with a detailed and written report, to the standards of the International Association of Certified Home Inspectors (InterNACHI), to help you make the best decision for yourself and your family. Being sure that you have all the information you need before making such a significant investment is just good sense.
Services
Walking on accessible roofing, if it cannot be walked then it will be inspected with a pole mounted camera. Radon testing performed by a certified third party firm upon request, for additional charge. Pest inspections performed by a certified third party firm upon request, for additional charge. Before your builder puts the drywall and siding up have the home inspected for defects that can be concealed later.
Since 2002 Andy Griffin has been in the construction industry building nationwide. Having worked for Western Pennsylvania general contractors Andy knows what a quality building is supposed to be. Additionally, Andy is a member of the two largest home inspection associations in the nation, the International Association of Certified Home Inspectors (InterNACHI) and the American Society of Home Inspectors (ASHI).
Since 1974, American citizens have been protected from dangerous items in their homes by federal law. Congress perscribed a system whereby if a manufacturer designed a dangerous product, they MUST recall all those items and FIX THEM FOR FREE! The problem in the law is that most often it's up to the consumer, to find out whether appliances are potential fire or safety hazards!.
The purpose of the commercial inspection is to provide you with information regarding the general condition of the property. Keep in mind that a commercial property inspection is a general survey and basic operation of these systems and excludes systems or components which are not easily accessible.
Griffin Inspection Services offers Pre-Drywall inspection services around the Pittsburgh region on new construction homes. A pre-drywall inspection happens during the phase of the home building process that is just after the installation of certain elements - such as the doors, windows, foundation, wall framing, floor framing, roof framing, and the HVAC/plumbing and electrical rough-in - and right before the drywall is hung.

We needed a pre-purchase inspection done within a very short period of time - and we were not going to be able to be there while the inspection was being dome. Not only did Andy come through on a timely basis, he also followed up with us several times to answer questions that we had about his very thorough inspection report. Performed a home inspection for a home I purchased in 2014. Noted knob and tube wiring in the attic and stated that it was dead after checking it. Selling the house 6 years later, low and behold, live portions of knob and tube wiring. For as serious of an issue as this could have been, more diligent work should have been performed. Incredibly disappointed at the poor quality exhibited.

Andrew is great for my clients and friends, and has helped many of them with their home inspections. Mr. Griffin was fantastic! He was patient, answered all of my questions, went through everything that he did and found as we went around the house, and was super kind and courteous. His reports were fantastic and included pictures, explanations, and videos (as needed). He was there on time, completed everything in a timely manner (even with me bugging him with questions), and his reports were given back within a 48 hour window. His prices were also MUCH cheaper than many of the other companies I researched. Highly recommend you ask him to do your inspections!!!!

Worst service I ever received. I used Griffin based off of a referral from my real estate agent from Northwod Reality. I called off work and was there for the entire inspection. I told him I knew the roof was older but I would not be able to afford a new one immediately and wanted to make sure it had a few years left. I am a single mother of two boys and could not afford major repairs. He told me it did and I had about 3 years. His report stated the roof needed a few flashing boot repairs to PREVENT leaking and he had a few pictures of the roof showing the cracks around the flashing but no holes

I was in a real tough spot with my new house. The builder had pulled some very very shading structural modifications right before the pre-drywall meeting. I was less then a day from the meeting and needed help. Unfortunately, they were already booked for the meeting time but Andy took some time of his day to talk about a few of the larger issues surrounding the house. He didn't have to do that since I wasn't able to hire him but it certainly was appreciated! I will most definitely be scheduling my final home inspection with them!
