This is what they considered a "professionally cleaned home" when the kids showed up to move in. They then told us complaining about it would cause the cleaners to lose their jobs and that was on us....

Although I have not personally rented with them, my boyfriend's experience with them was so horrible. My boyfriend lived at a property that was managed by Denise for 2 years and it was an absolute mess to get anything fixed. It took weeks just to get her to answer her phone and then months for the problems to be fixed. There was flooding and issues with the water heater that became so bad that San Diego Gas and Electric had to come out and deem the place unsafe to live because the water heater was so out of date that it was too dangerous to try to light again. This was about a month before

We had a small portion of our deposit taken this year. I think students are always concerned that rental companies will be unfair and keep more of the deposit than they should. To our great surprise, SBMI got us our deposit back in a timely manner and everything was squared away with no lingering issues. They made the process simple.

This is probably the worst real estate management company I have ever experienced in my entire life. If I could give zero stars I would. The property manager Denise would be so unprofessional with us and try and act like our best friend to get us to believe she'll complete maintenance requests right away over the phone, and then take a couple months to do so. She NEVER picks up her phone, would try and schedule walk-throughs/ tours without a 24hr notice, even though we already had friends with their deposits down for that very house and were about to sign the lease. My friends and I have been looking for a house around SDSU for the upcoming school year. As students we don’t have the time to search for houses as much as we’d like. We have been in contact with SBMI Group, and I have to say, out of all the management companies in the college area, this one has been the most reliable. They contacted us back right away, they have easily accessible information online, and setting up tours of the houses was made right away!

I have never rented anything from the SBMI group, but am basing my review on the dealings (or lack thereof) with them. I live near SDSU and see their plaques on the rental houses all over the area. The houses I have seen are all poorly kept overall. Many have peeling paint, termite damage, unkempt yards and just add a general dirtiness to a neighborhood that would otherwise be clean.
A great example of the neglect of properties that I have personally witnessed would be the property nearest to me. In 2016, this property had a bit of a landslide from the hill behind it into its backyard.

We have rented a property with SBMI Group for about 2 years now and have had nothing but great experiences with them. If we ever have maintenance issues, they send out maintenance techs promptly and get the issue dealt with right away. To put it simply, I’ve enjoyed renting with SBMI Group since day one!

Last year I rented a property located near SDSU through SBMI group. The house was recommended to me from a friend who had lived there the previous year. SMBI was incredibly helpful and accommodating when it came to the lease agreement, and any work that needed to be done around the house. It was nice being taken seriously as college aged renters.

After having moved around a lot and dealing with different management companies, i have to say that SBMI Group exceeded my expectations two times over. They truly value their tenants and make sure that all issues are resolved without delay. The property that I rented was in pristine condition and anytime I had a problem, the team was available and ready to help. Love my experience with them!

Denise has been so amazing! We just signed a lease with SBMI Group, thanks to Denise who was so on top of it and there for any concerns we had. I would strongly recommend going to SBMI Group if you’re a student looking for a rental. Whether you’re a group of 3 or 8 people, they’ll find the right home for you!

I am pretty sure that just about anyone could do a better job at managing properties than this company. While their name says group, it seemed as though there were only two people working in the San Diego office, and they never seemed to be there, perhaps a name change to the SBMI Couple would be more applicable. As a homeowner and landlord, I can say that this team's competency level was appalling. They would confuse themselves while on the phone, schedule meetings with others and then call me to ask why I wasn't there. When we actually had a meeting scheduled they would forget. They never return

Infelxus team has done a great job managing my rental properties. They handle all maintenance requests as if it was their own home. For me responsiveness is the most important thing a property manger needs to be and Dan and Daisy reply to emails as fast as I write them. I already recommend these guys to all my investor friends who live here in San Diego and out of the state. A good management team is hard to find and having tried a few other companies and hearing horror stories, I am happy to stay.
