Tinsley Place Apartments is a wonderful place to live, so do yourself a favor and look no further. I called them 2 months before my move, (spoke to Liz) visited them first, then all the other apartment complexes in the area. Nothing compared to what they were offering so I had to come right back to them to them to sign the lease. The other places in Waco left so much to be desired, because you get what you pay for. Tinley Place's apartments price point is a bit higher but it is also very decent and its affordable. Living here alone as a female I always felt safe. When I did have an issue

Worst renting experience of my life. If I could give this complex zero stars, I would.
*I know they seem cheaper than other places, but they're not when you factor in all of the administration fees they charge, the outrageous trash fee that is somehow $20+ every month, and just the general hassle of living there*
Lived here for 2 years and only re-signed for the second year because of Liz (who was great but no longer works there). After re-signing the lease, I got gnats in the apartment. As in, hundreds of gnats a day dying in the traps I personally had to buy. When I filed complaints with the

When I moved to Waco, I'd never spent time in the city and had no idea where to live. I toured several apartment complexes and house. Eventually, decided to move to Tinsley Place. I lived here for three years while in law school. When I initially moved in, the complex was owned by different people and run by different management. About a year and half in, the new management, ownership, and maintenance staff entered the picture. I have nothing but good things to say about them. If I had an issue, they worked with me to solve it as quickly as possible. I've lived in a lot of different apartment complexes

I moved to Waco from California, the staff was really helpful and courteous. They helped from choosing the right place, to being here for me once I arrived to Waco. It's a great place to live. Not to mention they are within walking distance to a lot of food places, the Silos, Magnolia Press, The Findery, The Backyard Bar and Grill, Baylor University and downtown Waco. They are pet friendly too!

I have lived at Tinsley Place for two years and loved it! The staff is very nice, and maintenance is prompt. They are in a great location for many different restaurants. The one bedroom unit is slightly small, but it worked out to be just what I needed. The pool is also nice to have for the hot summer.

We have lived in Tinsley Place for over 10 months now and will soon be out of the apartment sadly. The complex is fantastic and the management is beyond belief. The ground are clean, the townhouses are incredible- lots of space, cool design, a garage and great kitchen and countertops. The outdoor kitchen is new and really excellent. I have stayed in many apartments, but I have to say this is the best managed property I have ever stayed in. I have a work apartment in Boston and the apartment , while nice, does not have the amenities or the management care of Tinsley on Cleveland. I also want to

I loved my 2 years at Tinsley! The apartments are very nice and the location is excellent. It’s within walking distance to several restaurants, stores, and Magnolia. The new management is very friendly and they are making some much needed changes around the complex. The neighbors are friendly and quiet and the pool is well maintained. If I didn’t have to move for school I wouldn’t have left. No complaints!
