Worst rental experience of my life. Two year lease. Parking gates broken most of the time. My car was broken into. Payment portal never worked. Constantly floated new roommates into apartment one of who had criminal record for identity theft. Had to move to new city so I paid the relet fee so they "would show and re lease my apartment, quickly". Never showed the apartment a single time according to my old roommate. Stay away from here. Much better options in Waco.

I have been living at LL Sams for the past year and let me tell you, the new maintenance and management team is killing it. I used to have work orders closed out so many times without them actually being completed that I gave up. Recently my work orders are being completed in a timely manner and they even do a follow up call to make sure you're satisfied with the work done! The property is beautiful as well as the apartment inside and out - high ceilings, open layouts and they have been installing stainless steel appliances. I'm glad I gave them another chance,

EDIT: Since my last review, management has worked with me to find a solution to the issues we were having with our apartment. Shay has been very kind to us and I know is working hard to make sure we do feel comfortable at home here.
I've lived in some very poorly managed apartments before, but this one takes the cake for the worst. We originally signed on a completely different apartment and they promised us that this one was better because it is more spacious (not true) and has another bathroom. Unfortunately the shower in said bathroom is completely unusable because it's so small

Overall I have enjoyed living here. I think it's worth the price and I have liked all the amenities. I haven't had any issues with my apartment that weren't fixed quickly. The property also feels safe. I've lived in 3 other apartment complexes around Baylor and this has been the best experience. I do wish they had more parking and would turn the hot tub on lol. Plus the apartment layouts are really cool.

Rats, mice roaches and crickets are a few of the co-inhabitants we found in this complex.
You might be dazzled by the cool "loft look". Don't be deceived. Behind the facade there are horrors. We thought, "how bad could it be?", even after we read all the poor reviews about management. We still wanted that loft look
The hallways fill with dirty water and crickets when it rains. When my daughter moved in, there were a couple of dead rats in the apt. and in ac closet. She and her roommates had to cover the mouse holes Between exterminator visits, roaches were prevalent

Very disappointing. We had two apartments there and the last one they said we marked up the walls and charge us a repaint fee. Bogus. We never put anything on the walls so They should have painted before we moved in. The list of things I put down when I moved in never got touched and our freezer leaked into our refrigerator for a year. Do not let your children live here. There are many better places.

I have lived at LL Sams for the past 2 years and it has been nothing but terrific. The grounds are always kept tidy and clean as well as the pool area. It is gated so I always felt safe, plus there was a security guard to patrol at night. Any time I had an issue Management was always right on top of it. They have fun events like donut Friday's and Taco Tuesday's, and always had a stocked fridge and snacks in the office. They even gave me a Starbucks gift card for showing my apartment! Overall this is a wonderful community to live in and I couldn't have been happier. Not to mention it was only a

Absolutely horrific place to live. The building is ugly, the AC is louder than a fighter jet, the walls are paper thin, the management is rude and dishonest, I could go on and on. The best thing about this is the location, it is hard to beat (But pay $50 for a bike and consider it beaten). I moved after living in a dorm and realize this place is a stepping stone in life. You have to move up in the world and start from the bottom, and trust me, this is the bottom. I am not going to be cliche and say I wouldn't recommend this place to my worst enemy- because I would.

HORRIBLE PLACE TO LIVE!!! NOT SAFE! Hardly any security. Thieves broke in and stole thousands of dollars in guns and electronics. Rent here is more than the mortgage on a 250k home. Pipes also broke and flooded my apartment and if that's not enough, electricity during the winter months cost me 600$ a month due to no insulation.

DO NOT LIVE HERE. The walls are paper thin. I know everything about my neighbor and I have never seen his face. This place is also poorly insulated. You are either freezing or dripping in sweat. You can hear the door slam anytime someone walks into the building. We have dealt with black mold twice. As I am writing this, I am sitting in my dark bedroom because the power randomly went out. Do yourself a favor and don't live here.
