Since building our first multifamily property in 1985, we've evolved into a small, but effective real estate firm that prides itself on quality services and personal attention. We take tremendous pride in the properties under our care. We work hard to keep our buildings clean, well-maintained, and hire property managers who care.

As a licensed brokerage firm and member of the NWMLS and CBA, we're able to offer full brokerage services, often at discounted rates. We provide homeowner associations with financial and accounting services, maintenance, and timely responses to requests from their boards. Whether it's repair, maintenance, or landscaping work, our highly-skilled, in-house maintenance crew does the job right-often at a lower cost than outside contractors.

Since 1985, Wagner Management Corporation has built and managed residential and commercial properties in the greater Seattle area. We're a full-service property management company, including brokerage services. We're small, growing, and predominately manage buildings we planned and developed. We care about our clients' properties and manage them in the same manner as we do our own.
Rich has has been developing and managing real estate for more than three decades. A graduate of UC Berkeley, Rich holds a BSSE and is a licensed Professional Engineer. He is also a former Peace Corps volunteer and serves on the boards of several community organizations.

David is a former teacher, founded and led a charter school, directed a college counseling program, and served as an admissions officer for three progressive liberal arts colleges.David received his BA from The Evergreen State College and MIT from Seattle University. Ann Marie has spent her career managing the finances for schools and nonprofits in the Southwest and New England.
If you have a maintenance issue, we aim to resolve it as quickly as possible. While most maintenance requests are billable to the property owner, please note that, pursuant to the lease agreement, Wagner Management Corporation bills damage caused by the tenant or tenant's guests or invitees to the tenant.
There's no easier way to pay your rental or HOA charges than through our online payment system. ACH payments are electronic payments made through the Automated Clearing House (ACH) Network. Because they're electronic, ACH payments use fewer resources (paper, ink, fuel to transport checks, etc). In addition, ACH payments make it easier to keep track of finances.

I lived in one of their properties for a year, and enjoyed the experience greatly! The hallways were always cleaned, the property manager David (I think it's a family run business) was always very responsive, and MOST IMPORTANTLY, maintenance requests were resolved within the week ALWAYS. I'm writing this review because I haven't had as good of an experience anywhere else, so I want to highlight how good this was. The only reason its not 5 stars is because I made cleaning the apartment upon leaving like a fulltime job, and we still got little deposit back.

Maintenance was prompt. They were proactive with improving the building. Once you leave it becomes another matter...
3 stars because they nickel and dime you on move-out ($300 for cleaning a studio seems excessive, separate to the $165 for paint).
Specifically, I was in a furnished unit, and they charged me to replace bedsheets, which were spotless and clean (I have video to prove it).
I was even charged for a 'dusty floorlamp'. Seriously?
Shame on me for thinking they were reasonable humans and not being nitpicky myself on the condition report.

They are scammers to me and kicked me out less than a week and some days and had me and my son homeless for 3 months need i say more I wouldnt trust them ...

I don't usually write Yelp reviews, but this one was certainly worth my time! I have worked with David at Wagner Management during my time as a tenant at Yesler Place.

David is consistently kind, patient and remarkably organized. He answers every single one of my calls on the spot and is transparent throughout. Choosing a place to live can be nerve-racking, but David really helped establish a sense of trust that made me feel confident about my decision to choose Yesler Place.

I called David (206-409-3380) on behalf of a friend who is out of state and is looking to rent a place in Seattle to move into in less than two weeks. I wanted to view two units, so I could check out the neighborhood and the unit for my friend who is not physically in the area. David REFUSED to show me the unit because it would be a "waste of his time" and was absolutely rude to me for no apparent reason. Isn't it your job to show perspective renters an available unit?

If the management is rude to a perspective renter, I can only imagine how unaccommodating and horrible their customer
