At 21 Oaks, we offer floor plans for everyone and the flexibility to sign an individual lease within a shared apartment. Check out what it's like to live in our Columbia student community near USC. We have three- and four-bedroom apartment layouts available to choose from. Apartments are furnished with furniture and appliances, and come equipped with a washer and a dryer.

See why students at 21 Oaks enjoy our outdoor pool and community areas, which are fully equipped with picnic tables and grills for hanging out with friends between classes.
At 21 Oaks, you'll find a community and features dedicated to helping you achieve success. Individual apartments in each unit allow students to focus and study in peace while they attend USC. Community features, like barbecue grills, sport courts, and a swimming pool lounge area, give residents a way to create their own community and celebrate on game day.
Fill out and submit your application, your guarantor's application, and your roommate preferences form. You can even complete the lease for your new apartment online! We are also available on site if you wish to visit us to apply in person. An individual lease is a per-bed lease. You sign a lease for a bed in the apartment and share common areas with roommates.

All things considered 21 oaks is a nice apartment to live at. It is cheaper than most other apartments around and has a great location next to the stadium. The staff hosts several events with free food and they’re all really hospitable. I’m only giving four stars because the gym has been closed for a couple of months.

You get what you pay for, pretty low rent but there were a few problems, the apartment wasn’t cleaned at all when we moved in, there was still chicken from the last people in the fridge when we moved in. The pool is gross, and “gated properly” only happened recently. But all and all not too bad for the price, and the people that work here are pretty nice as well.

Great place to live if you’re a big carolina football fan. Walking distance from the stadium so I never had to worry about traffic. Parking lot has lots of visitor spots so friends and family can come see you anytime. Shuttle runs to and from campus every 30 mins which is really convenient! If you have an issue occur, maintenance is really good about being on it! And not expensive!

My first year of living here my rates stayed the same but then after that the rates started going up . Random fees on my account . When I first moved in I asked for my apartment to get spray bc my roommate says the roaches come and go and it’s been like that since they moved here . . Every month my ac broke and all they can say is “do not touch your ac temperature “ they constantly raise and lower your rent with random fees. Utilities are not included it’s false advertisement they charge me two $200 utilities bills . The gate has been broken since one month after I moved in . They do offer

The apartments are in a very good location where you can walk to the football stadium. It has big rooms and closets and a good sized porch too. We’ve only had a couple problems with our appliances since moving in and maintenance has always come within 48 hours to fix it. And it is very fairly priced.
