Columbia Property Management was started in 2004 by owner and Property Manager Rebecca Fouche, after serving as a real estate broker and property management consultant for more than 27 years. Columbia Property Management is searching for a maintenance coordinator. The maintenance coordinator is the primary contact person for all work orders related to the maintenance and repair for rental units managed by Columbia Property Management. The position requires someone who is detail oriented, enjoys working with people, and able to solve difficult problems in an efficient and timely manner.

Rent: It is the tenant's responsibility to pay rent on time. Rent is due on the first day of the month and is considered late after the fifth day of the month. The late fee stated in your lease is due in full at the time the rent payment becomes late. We accept checks and money orders as forms of payment for rent.
If you have a non-emergency request for maintenance, please log in using the resident login page and submit the request or contact the office at (803)931-0044. Upon receipt of your request, we will respond as quickly as possible to resolve the issue. Please carefully read the following information and instructions to determine what classifies as a rental emergency and what to do in the case of an emergency.
Your rental application may be considered for ANY properties that are available. Each adult occupant is required to submit an application. There is a non-refundable application fee of $75.00 for each adult. Married couples with the same last name may apply jointly and will only be charged one application fee of $75.

Impressive with how little they care for their tenants. Not only are they extremely unaccommodating but they take time on resolving issues, I needed to call multiple times and leave messaged just to receive a callback. They even questioned my certified service animal after submitting all required documentation with medical forms attached. Major scam of a business and extremely unhelpful staff.

After renting with a new company, I had to come back and give my old landlord a good review because my god… don’t ever rent with real property of the midlands. At least CPM was honest, responsive and fixed any issues I had. Imagine trying to live without a working toilet. Def would go back to cpm

Stay away from them if you can. Very shady and needy: they will require you to cooperate with them for every little thing they need from you, including taking pictures and videos to assist them to rent it out. But will find any excuse to deduct your deposit. Never expect to get your full deposit back unless the house looks brand new when you move out. When I moved in, I had to clean the entire house by myself. After I moved out, the housing manager claimed that they cleaned the house and passed the $60 cleaning fee on to me. After living in our apartment for almost 4 years, our previous landlord decided to sell his property w/o notice and colapro took over. We left town for 6 days, came back home to a flooded apartment due to an AC leak. We have a one year old and I am expecting. They sent out an hvac guy that fixed the AC issue. BUT THE CARPET stinks and per Erin- Browns carpet cleaning came out to " Clean the carpet" THE GUY WET VACUMED THE CARPET and sprayed something in a yellow aerosol can on the carpet and left the lid on our porch. He was here for all of 20 minutes. I was told to use fans "if i have them" to

PLEASE! Take it from me. This company is very unprofessional and time wasters. I’ve been waiting for over four weeks for them to process my information that they claim has been in their procession and bouncing around the office for four weeks now. They lure you in with nice looking properties and then add all of these trash homes and photos to the viewing list. They are not worth the time of calling or looking on their website for properties.

When I first called about a listing they told me they didn't go off of just credit score they went mainly off of income and that they would work with us to move into one of their properties I paid the application fee and then find out we were denied because my credit wasn't high enough (I have a 560) should probably work on explaining specific qualifications to possible renters so people don't have to waste their money

We never had a problem we weren't able to work out and solve respectfully. Be sure you read/understand both your lease and the text of the SC Residential Landlord and Tenant Act, and you shouldn't have any issues. I know they have had problems in the past, but I believe they are making a concerted effort to get better. They worked with us when we needed to terminate the lease early, and even acted as reference for our next landlords.

I have had my home as a rental property with Columbia Property Management for about 5-6 years and I have never had a problem. They reach out to me quickly when there is an issue at the home and we work together to come up with the best solution for me and the tenants. I get prompt responses to my emails and everyone has always been polite. Would recommend this company if you are looking to rent out your home.

Maybe they went under new management recently because I have been living in my house for over a year, and they've been the best rental company I've had. The previous reviews are NOTHING like I have experienced. If anything is wrong, they are super responsive and quick to fix. During Covid, they worked with us with rent, and were so awesome. They actually care about their tenants. If I have any problem, I enter it in on the portal and there's someone calling me within hours. Don't be afraid by the reviews- I read them before I moved in which worried me, but I have been extremely happy with them

The application process was beyond unprofessional.

Twice, the property manager and her assistant misspoke leaving me utterly confused.

Jennifer and her assistant are unprofessional morons who lack communication skills needed to conduct a successful business that leaves their clients happy.

I am thankful to NOT be one of their tenants.

I would rather not give them one star... but that's not an option.

For anyone who has seriously had an issue with Colapro AKA Columbia Property Management you can file a legitimate complaint with HUD. They take legitimate complaints very seriously. What I mean by legitimate is that there are bad renters and there are bad landlords but I actually own rental property so I know how it feel on both sides. My daughter rented from Colapro from August 2018 to August 2019 and did everything right because momma made sure she did and they still kept money from her deposit because that's what they do. A so called cleaning fee. Place was a dump but was cleaner than

They do make the process fairly easy in the beginning but you WILL NOT get your deposit returned to you. We got a random excuse of "painting" that was approved by the owner of the property. Nothing was ever explained as to why other than ignoring us. If you have money to burn this is the place for you.

We dealt with issues when moving in but were able to get them somewhat resolved after much conflict. But, we lived with holes in our 10-year-old vinyl flooring that were never fixed no matter how hard we pressed. The house's entire foundation is not level, you can see plainly where it has shifted and caused walls and doorways to be unsteady. The windows were called the worst ever seen by more than one unrelated maintenance service. Electrical wiring was not to code (outlets within a foot of sinks, the breaker box was located directly behind the dryer/within 2 feet of the duct, etc). It came

Extremely poor customer service. I was interested in renting a number of properties from this company, and never received a call or email back. I left MULTIPLE messages and sent multiple emails, never received anything back. If that's how they handle a potential renter, I don't want to know how they handle someone who is already renting from them. Would not recommend.

I would not deal with this company if you paid me. Horrible customer service. I had to struggle to get in contact with someone. Multiple emails (5) before I even get a response, and I called their office minimum of 4 times before I ever spoke to someone. But they will not hesitate to take your $$ out of your bank account the very night you apply for a property. When you do eventually speak to someone, it is endless run around. These people are incompetent to say the least.

I would advise anyone who wishes to find a place in Columbia to save yourself the $65 (yes, $65) on the rental application

Terrible, terrible, terrible. I am floored at how this company handled a potential customer. I called the office to set up a viewing of a property. First, instead of setting up an appointment with me, I had to call the agent's cell to set it up, no answer. When he called back I had to coordinate it around their schedule. We finally arrived at meeting at 10:45 the next day (which I had to spontaneously take off of work to do).

On the way there I called his cell at exactly 10:45 to let him know I was running a little late, he did not answer. I arrived at the property at 10:50 and no one was

This property managementcompany seems to handle a lot of rentals in Columbia, unfortunately.

The good- they have a lot of rentals, the office staff is professional and knowledgable.

The negative- their leasing agent,the condition of the advertised properties, the price.

I filled out the application online, paid my $45 app fee, and made arrangements to drive 7 hours roundtrip to see properties in Columbia. The leasing agent met me at the first property.
