Previously a cotton mill constructed between 1894-1895 and listed on the National Historic Registry, The Lofts at USC has been fully restored, renovated and designed for student living. Located across the street from the University of South Carolina, our residents will be pleased with how easy it is to get to class.
The Lofts is so close to campus that the USC shuttle stops just steps from the front door. Plus, residents are just a short drive away from getting to the heart of downtown Columbia, giving them access to a plethora of shops, restaurants, entertainment, and nightlife. Our one-, two-, three-, and four- bedroom floor plans are the most unique in Columbia, giving you an infinite number of opportunities to make your apartment as unique as you are.

Currently only been living in this apartment for 2 months and for someone who has never broken a lease I have almost had it honestly. I complained to the office about the Mildew issue behind the toilet and what do you know I had an appointment today to find out I have an issue with my breathing and was given an inhaler. The humidity + grow of bacteria both in the bathroom, under the cabinets, and under the carpet is inhabitable. Figured I might as well get it in writing because you basically have no way of getting out of this lease unless it poses physical injury to you. I have had to get maintenance

The proximity to campus is great but as others have said it really just doesn't get much better from there. You will be situated between two train tracks and Columbia runs trains 24/7. The maintenance staff is great when they come but the amount of times I had a maintenance request go unanswered for a while was a bit frustrating. The apt my roommate and I toured was infinitely nicer than the unit we got. Ours had two windows in the back meaning there was no light in the apt at all unless we bought a bunch of lamps. The state of the apt at move in was pretty subpar and they charged me a random cleaning

After living here for years, I do feel like the lofts at USC may be a good choice for off campus living simply because of the proximity to the campus. I can walk to my college in ten minutes, not to mention there is a bus stop right around the corner. However, There are cons I have to admit. You might experience minor bug issues seasonally as it is an old construction. Overall, I would say it is a below average apartment and hope the pest control should be improved. And be prepared to get charged for unreasonable cleaning fee at move out :(

It's... okay. Location gets an A+, as well as the internet speed. The management here is decent, but they do pester you a lot about renewing your lease (which is probably to be expected). The maintenance staff here are phenomenal in both fixing issues and speed in which they do it. Two main concerns / issues however. 1. You have to hike all the way from your room to the back side of the parking lot to throw away your trash. 2. The trains. The complex is right next to some train tracks and you hear every bit of the trains passing by. If you're a light sleeper I couldn't in good-will recommend this

I’m on my third year living here and I love my apartment. I live in a 1x1 Deluxe and I love the high ceilings, exposed wood, spiral staircase, spacious loft, the living room/kitchen flooring, the appliances, large mill windows, and exposed brick. It’s got a vintage-brought-modern aesthetic that I really enjoy. You don’t find that in cookie-cutter apartments they build each year in Columbia! It’s an old building (19th century) but it’s well maintained given its rich history and overall age. The only utility I have to pay for is electricity and that’s not that bad! Before I started living

The only positive aspect of living at this apartment complex is it's proximity to campus. When I first moved in, the apartment was extremely dirty even though management had claimed the unit had been cleaned recently. There was mold surrounding the air vents and the cabinets were sticky. Even after asking multiple times, no one was sent to clean. Additionally, the property management company was essentially unwilling to assist their residents financially no matter the circumstances. My family experienced financial hardship due to COVID-19, and it took weeks of repeated phone calls for The Lofts

My son has lived at the Loft for a year and a half. I've tried to stay out of the situation, but since he is moving out this month I can no longer remain silent. The bottom line is that this property should be condemned. It's a serious health hazard because of mold and poor ventilation. If you're a parent considering the Lofts for your student, I would STRONGLY urge you to find another place. The only thing it has going for it is the location. Put the health of your student first and don't rent from the Lofts.

I don't understand why there are so many negative reviews! I've lived here for the better part of a year and have already signed up for another. Yes, you have to walk out to the dumpster because there's no trash chute. But the building is constantly being cleaned, the maintenance crew is friendly and helpful, and in my experience the people in the office literally could not be any nicer. I recommend The Lofts to anyone looking for a conveniently located apartment at a reasonable price!

I’ve lived here for three years and could tell you a lot about this place. There have definitely been negative aspects to living here, the frequent trains, poor insulation, and overall poor interiors, but the staff here make up for it. Both the management and maintenance staff are responsive, helpful, and respectful. I have oftentimes found that they are genuinely nice people and do their jobs well.

Horrible place that doesn't deserve a star! I lived here last school year and it was a terrible experience. They switched our original apartment with other people without any notice and announcement and lied about it. We ended up living in an apartment we didn't assign for and they lied to us that our original one has some issues and we can't live there, but we later find out there is nothing wrong with that room and some else were living there. Also, they didn't give us the furniture we assigned and paid for, at the moving in day they didn't want to help us with that. I ended slept on the floor

Don't live here. Being and engineering major it is the perfect location from all my classes. The price is going up every year without any improvements to rooms or facilities. They do not have laundry in the rooms themselves which is a huge inconvenience as it is, but you used also have to pay $1.50 a load to wash and an additional $1.50 to dry. But they decided that was too cheap so now it's $1.79 per load of each. But then that was even too cheap so its up to $1.99. So within the year I lived here the price of laundry went up 33% with no improvements whatsoever. The laundry machines were all broken

Great apartments! Stayed in a one bed one bath interior unit for a year. Would have stayed if price wasn't an issue. But I say it was money well spent! Because I had an interior unit I missed out on the huge windows, but there are super high ceilings in every room and that was nice. Had almost no problem with my apartment except for the occasional bug (they also spray every month for them). And the staff is excellent! Saw a problem with a leaky pipe close to the end of the lease, it was fixed within an hour, on a weekend! Great maintenance crew, polite and prompt. Office staff is Fantastic

There seems to be a stark contrast between the friendly maintenance workers at the Lofts and the extremely rude, dismissive, and ineffective employees in the leasing office (aside from Chris- great employee). The staff, especially Fantasia is very rude when dealing with problems. A problem never seems to be their fault, rather the fault of the customer, a complete fail at the number one practice of customer service. It is not a secret that the Lofts is not the nicest building on campus to live at; however, with friendlier staff this problem could easily be fixed. Students know that paying for one

The Lofts at USC, the apartment complex off of Main Street in Downtown Columbia; I had the pleasure of taking a tour of the place, both physical and virtual, before deciding to stay there. My experience there was satisfactory at best but it could have been better. There were uses of false advertising to make the rooms look better than what they really were. If I had the option of returning there once more, I would, because I had free reign to do as I pleased, but I would get a better looking room though.
The year was winding down and I needed some place to stay. Surfing the web I came across the

I am incredibly disappointed with how unorganized the office at The Lofts is. Prior to move-in, my roommate and I called the office multiple times to confirm that we had a fully furnished 2 bedroom, 1 bathroom apartment. They assured us that this was the case and then at the last minute claimed we never asked for furniture, therefore would not have any. Fortunately we had saved emails so there was proof of the request. Upon move-in, the contract we signed had pen marks all over it with prices crossed out and new prices marked. It was very unprofessional. When we got up to the apartment we found

These are definitely not the nicest off-campus housing option, but it's definitely not the worst. The key to the lofts is the convenience. It is right across the street from the Engineering building and the Carolina Shuttle bus stop. Short 10-15 minute walk to the central part of campus. The apartments are of decent size. There is not a lot of noise problems either, but it is easy to hear the people above you if they are loud. Overall I give them a 3 out of 5 just because they are not the nicest. However, convenience is a big thing for college students and the lofts definitely have
