Ling and her team have been managing my investment properties for the past 2 years. They have been always there 7 days a week to help me with my requests. Recently, I bought a house and they helped me list the house in the market just in 2 days and worked over the weekend to expedite the process. They even helped me clean and repair the house to bring it to the very ready state. They have taken everything for the property management including marketing, scanning, repairing, payment and TAX related work etc. I have totally been peace of mind and been so happy with their services. I highly recommend

Critical: Professionalism, Responsiveness
Applied for a rental here and even emailed their agents multiple times. Only ever got one response and after that it was nothing. They rented the house to someone else which is fine but provided no updates on the process, no line of communication, and just took the application fee.

My landlord switched over to Foreground Property Management & it has been the LEAST responsive, slowest working company EVER. I had to send (and I am not exaggerating) over 65 emails, voicemails, messages, etc. to them and I am LUCKY if I get ONE response. I only had to reach out during two occasions in two years: once, to renew my lease (WHICH TOOK FOREVER BECAUSE THEY DO NOT RESPOND); and NOW, after moving out and leaving the state of Washington Jan 30. Even though the woman who came to do my final walk through told me I would have my full security deposit back no later than Feb 10, I today,

They were very professional and prompt in the managing of a rental property I was interested in. The entire team was excellent - Maggie, Winter, and Stephen. Though the house rental didn’t work out for me, these folks helped us the whole way and went above and beyond to guarantee my satisfaction! Highly recommend.

Warning to all future tenants: review the lease before you pay them the application fee, because they have some disgusting clauses in their contract.
There is no way to break the lease without being responsible to pay the rent until the end of your contract in case they dont find a new tenant. That's despite a penalty fee. I dont know why they even have a penalty fee.
But most treacherous is that the contract asks for your consent to run endless background checks on you or any tenant living on their property throughout the duration of the contract.

I recently bought a condo and it has been a headache to rent it out during this pandemic season. My previous property management company is not helping. A close friend recommended Ling and her team to me. They acted really quickly for listing and started showing on the second day. They are also very patient and addressed my questions and concerns. With their help, the condo is rented out within a week. I am going to move my other property to Ling's management once the current contract term ends.

Foreground has been managing our rental property for the past 5 months. I have been very satisfied with their service. Their agents respond to my messages very quickly, usually within minutes or at most a few hours. I have not had any turnover or heard any complaints from neighboring friends or tenants. They also charge very reasonably less than others we have worked with. Our previous company wasted a lot of my time trying to resolve simple utility payment issues. I have not had similar incidents with Foreground.

I had foreground property management take care of my house for a little over two years. They always made sure to take care of my rental property regardless of the time of year. In the last month, we finally decided to sell the property and it only took them one week to get the house ready for sale. I'm pretty shocked by their speed. I really appreciate that they work hard work, are reliable and super fast. If you are looking for a property management company that takes care of everything for you I guarantee you wont feel disappointed.

This company is very, very bad, and I don't know where these good reviews come from. Very, very bad things happened to my house for a long time while they were in charge.
1.In here what I want to complain is that my property manager Cui Ling deducted my rent every month without authorization when she was managing my property, and informed me by email after the expenses had been incurred, and the amount was relatively large and for a long time. This seriously undermines my rights as a property owner.
