Averis oversees the move out process and disburses the security deposit per California Law. Employees are regularly trained on all fair housing guidelines therefore minimizing your risk and exposure. This is a non exhaustive list and can change at any time per Owner requests and specific needs of each individual Property.
We review the application in the order received and require 48 hours to verify the information provided. If for any reason we cannot confirm information, your application is subject to denial. Each applicant must provide an individual application with references and fees. There are situations in which the application process may require additional deposit(s) and/or a co-signer or guarantor.

You can feel confident that your individual information will be protected when you access your account and your financial information stays safe and is never seen by your property manager.

Wow I am shocked to see some of the comments on here. I've had a lease with Averis for going on 4 years now. This was the only company who even gave my application a second look. I'm a single Mom and it's really only my income. I actually had places turn me down and tell me they frown upon single parents because there's always some kind of issue that arises. This company and the owner who approved me have been a blessing. There has been some pretty expensive repairs here and I dreaded having to tell them. I applied for a rental property and did not here back from them. When I followed up after a week, I was told by Colleen via email that my application was incomplete. I was missing 2 items and she was asking for things that don’t exist. My husband and I income surpasses their requirements. By the time I followed up, Colleen informed me the owner had chosen another applicant. Of course. My application didn’t even make it to the pre screening due to Colleens lack of follow thru and professionalism. We have been with Averis Property Management since 2011. We definitely like and are satisfied with their service. Randal and Colleen are very nice and easy to communicate with. We live far from our rental properties, but via owner’s portal, we are always notified requests and issues promptly. They are responding fast and professionally. We used Averis Property Management for years. They were quick to help us get new tenants when needed and handled whatever problems arose.

This company has been shady. we completed our lease with no issues. but after reading reviews had reached out to previous tenants for some questions. we prepared for the worst and it was exactly what others had said. colleen uses her son's expired licensed business to charge crazy fees. They refused to negotiate or thoroughly explain. we had valid photos and video along with proof that damage was not from us and was from before our move in. we are now going to fight them. please military families stay away they use the relocation against you to keep from having to face consequences. we are not

READ READ READ....Averis Property Management is a very crooked company. DO NOT USE THEM...This is what they do...The owner decided to sell and we where given a 45 day notice. We found a new home and paid for professional cleaners for house and carpet...$500 worth of cleaning. Well we where out about 3 weeks early and they charged us $200 for more cleaning from another property mngmt company which is bogus. All while they show the house and walk people through. As of now I'm still waiting for a receipt / proof of payment for this. No matter it's ethics to me and will see them in small claims court

We rented a home from Averis property management for one year. When we vacated we had the carpets cleaned and someone clean the house. We hired a company off of Facebook and we thought they had done a really good job. You could tell it was clean by the pictures of when we moved in versus the pictures when we moved out. We even got a glowing review from the property management themselves, saying that we took care of the home as if it were our own.
