My name is Kevin Johnson, and I am the founder of Sandpiper Home Inspections, proudly serving the general Tampa and St. Petersburg area and I've been involved in the home building/appraising/home inspection industry for over 20 years. I personally perform every home inspection and always give my clients the utmost personal attention they deserve.
The most common of all the inspections that we are asked to complete, a buyer's Pre-purchase home inspection is performed as part of a real estate purchase. It is conducted adhering to standards published by the State of Florida and the International Association of Certified Home Inspectors. The goal of the inspection is to provide a report of all observable issues found in a home.
We have inspected homes in the greater Tampa and St. Petersburg area for many years, and the new construction here can leave much to be desired. Shoddy workmanship is rampant as most builders cut construction costs to the bone in order to increase their profit and/or they are simply unable to find qualified tradesmen to perform the multiple tasks that goes into the construction of a new home.
If you are living in a new construction home, you likely know how the home is performing already, and where you may have concerns. This is particularly critical when a builder's first year of warranty coverage is about to expire. You lose a lot of traction with a builder at the 12 month mark, but you can have them make repairs and improvements if you can show them an objective report from a qualified professional inspector such as us.
Its purpose is to determine the existence of certain features of a given structure's construction that will help strengthen it in the event of strong winds such as those of a Hurricane. One of the benefits of receiving a wind inspection is to identify potential insurance savings available to you based on those features currently in use with your home.

I hired Sandpiper Home Inspections, LLC for a general home inspection, a four point, and wind mitigation inspection. Kevin was very professional, has a great personality, and was very thorough. He provided a detailed, easy to read report with great pictures. He used the latest technology during his inspection, including thermal imaging and captured the condition of the roof using a drone with great quality close up photos. Kevin provided the report within hours of the inspection. I highly recommend Kevin and Sandpiper Home Inspections, I will definitely use again in the future.

Kevin was very quick to respond to my request and was able to schedule me in for the same week. He arrived early and was very thorough. Thanks to him we were able to catch some insulation issues and a few other minor issues prior to our home warranty being over. He also pointed out some non-warranty areas and issues that were good to be aware of.

The inspection report was detailed, constructive and was provided shortly after the inspection.
