We love pets at Brax Property Management! While most of our properties will allow pets, there might be a select few that do not. We will specify with each individual property if they allow pets or not, a decision which is made entirely by the property owner. If pets are not allowed, please respect the property owner's request!

Waste of time and money. You can schedule a viewing online and all u get is fill out an application. No one ever called back. Then weeks later they scheduled a showing that was not the time i chose. We then received a text saying they needed to schedule for a later time. Then almost the time of the appt they texted to cancel bc they still didnt have the keys. This has been a huge waste of time and money. Do not even attempt to use this company

Teresa and Toby were amazing in getting our application approved and lease signed in just 4 days! The lease is easy to read and very transparent, setting full expectations of all parties. After a couple of poor experiences with other PM's in Springfield the customer service is 5 star!

Absolutely impossible to reach anyone at Brax. This isn’t anything new, foolishly we’ve dealt with this for years now as a tenant since late 2014 to now (July 2019). We’ve been awaiting their response on an option to terminate our lease early (yes, I’m that level of fool to still have a lease almost 5 years in). We could just pay their ridiculous fee equal to 2 months rent and give 60 days notice but our lease is up at the end of November so that seems pointless and we’re then liable for utilities until they find a tenant (doubtful if they don’t answer calls/emails).

I would not want this company managing my property as a owner or tenant. They do not answer their phone regardless of the time of day I call. They do not return calls after several voicemails left. If they don’t answer the phone to rent houses why would I believe they’ll answer the phone after I am in a house. 2+ star rating speaks volumes. I am going to save myself the trouble and just find another rental/management co. I would have left them no stars because I have literally gotten no response from them but google gives at least one for having a phone number I guess.

I will NEVER work with or recommend this company again! Brax managed my property for a few years-it was absolutely impossible to get in contact with them! They didn’t answer their phones, or emails. They never returned phone calls. The last tenants we had in our home were allowed to pay rent later and later each month. Turns out they had let someone else live with them (not on the lease agreement) and they caused thousands of dollars worth of damage to our property. This could have been handled if only Brax had done check ups and inspections on the property as stated in the lease. The tenants

I am sharing my experience a year later because I’m still upset about it. My friends and I rented a 4 bedroom house near Mt Vernon and Grant in Springfield. The company never answered the phone. Upon move out, I called and was told someone would call me back to set up a walkthrough. I never got a call, so I moved out the last day of our lease, leaving the house completely spotless, minus a couple of things my roommates had left. (Made the mistake of not taking pictures of it empty and clean) I’m assuming the company never went and checked on the house because squatters moved in and completely

5/5 stars! I have been through the full cycle with Brax & I wanted to wait until I had been before I left a review.
My husband & I were moving back down to this area from 3 hours away. We fell in love with a property that we saw online that Brax was managing. They were extremely accommodating with scheduling a showing on a Saturday. The lease, deposit, payments and everything is done online, which is a bonus. We had no issues holding the house and signing the lease. All of the questions we had were answered extremely quickly. We picked up the keys on a Friday and moved in. The house we loved/moved

I was one of the original homeowners managed by Brax Property Management and the service has always been spotty at best. I am an active duty Soldier and having good management was vital as I am unable to see the home personally for long stretches of time.
The ball was completely dropped with my last tenants. The first issue, I was told they were good applicants and there was nothing to suggest they would be bad tenants. I received their application earlier this year after they were finally removed for not paying rent for three months, and the app listed 7 liens against them for rent/property related

What a worthless example of customer service. This evening we had a fire in our home that we rent from Brax. The stove shorted out in the oven controller and started on fire. My wife pulled the stove out from the wall, shut off the breaker to the home, evacuated and called 911. Brookline Fire and Rescue arrived swiftly and found the fire already burned itself out and began to open windows to ventilate the smoke. I arrived and after the Fire Chief left, called Brax immediately to report the incident. After no response from the on-call property manager 30 minutes later, I called again. Explained

I didn't have any issues while renting from them. We paid always on time and took the best care of the house we possibly could have. We gave them a 30 day notice and moved out April 30th.

After calling them about my deposit 6 times, they finally told me that we not only are not receiving our deposit back, but they will also charge us an addition $210 for "repairs & Labor".

We literally left the house MUCH cleaner than when we first moved in. We even patched up and painted over holes that they left.

I am a fair person and I understand that they could take a few hundred dollars

I'm currently a Tennant at a brax property. After being in Springfield for school the past 5 years and being in 4 different living conditions, the service from brax was by far the worst I've had in Springfield. We signed our lease and showed up at our new home which still had weeks of construction left before anyone should movie in. When we finally moved in we set up a dozen more maintenance requests for things like the sink, toilets, and dishwashing machine. They cancelled the appointments one after another. Absolutely avoid this rental agency.

Decided to try and rent my home and stop trying to sell it. They were extremely helpful and had it rented within 2-3 weeks. Walked me through the whole process and was painless. As a college student the past 4 years I've lived in severely renting properties with different companies. Brax property management has easily been the worst management company I've had to deal with. Upon signing our lease and going to our new home we found that there were weeks of construction left before the place was even livable. When we did finally move in we had to make maintenance requested for our toilets, sink, and dishwasher which all didn't work, we also had to purchase 17 sets of blinds because the property owner wouldn't provide them for us. My daughter moved 6 hours to a Brax Property house. Yard was 2 feet tall the day she moved in. Back yard was even worse. She paid a cleaning deposit but the cabinets were dirty and had trash in them, other rooms had trash on the floors. Had the wrong filter so the air wouldn't work right. The house has a hole in the wall and you can see the outside. The house was not touched up or repainted. Outlets were held on by tape. Plumbing was held together by tape. She was told it had a fridge and stove, no fridge and no working stove. I wouldn't rent from them or recommend them to anyone. I don't even
