Services
Monthly Management Fee: 6-8% of one month's rent depending on location and number of units. Marketing & Advertising: $2 per day. Includes professional photos, paid posting on Zillow, HotPads, Rent Bits and other marketing web-sites. Marketing is key to successful rentals. We provide an expert market analysis for each property we manage to maximize your return on investment.
We are members of the Rental Housing Alliance, MultiFamily Northwest, and National Association of Residential Property Managers (NARPM). Tiffany Laviolette, President and Principal Broker, previously served as the Treasurer of the Greater Portland Chapter of NARPM. We are constantly aware of the changing market conditions.
Our market analysis helps us make data-informed decisions about your rental property, including rate estimates and other information so you can invest and we can manage the more wisely. Your main decision in selecting a property management company is who you trust will be making good decisions on your behalf to protect your property and put money in your pocket.
Yes - Oregon does not allow a landlord to discriminate against source of income, which is what Section 8 is classified as. Oregon has strict requirements in order to manage rental properties. Our office employs Licensed Property Managers and Brokers besides a full team of support staff. Licensed Property Managers, Brokers and Principal Broker are required to have a minimum of thirty (30) hours of continuing education every two years.
Alpine has put together a list of the most frequently asked tenant questions that may answer many of your concerns in advance. Yes, you may have a satellite dish. However, you MUST submit a written request to Alpine and sign an agreement prior to installing the dish. There may be restrictions on where you can install the dish as well.

We've been using Alpine Group for over a decade as our Property management company and they've provided amazing service to us. I'm pretty involved in reviewing the billing/repairs/etc. (based on my own choice), so can testify to their timeliness and accuracy.
I've heard from many friends how painful it might be to deal with Property Management companies, but cannot relate to the sentiment at all based on our experience with Alpine.

I have honestly never had a more responsive, understanding , or thorough land lords in my life. The application process was very easy and quick and the movie in was great. Chris is very thorough and does not miss a detail. Heather and Diane in home office are very professional and will also give you every single option of all there listings. Tenant portal is easy to use and very convenient. Every time there has been an issue, it has been resolved quickly. Stay in communication well and have always followed up. We have had small to large issues, all fixed and handled well! We have had a running toilet to needing appliances replaced and they have done it in a timely manner. Just yesterday they repaired our deck and did landscaping today!

My roommates and I have just moved into an Alpine property. Throughout the moving transition, we all had about 100 different questions. No matter how many times we called Diane, she always answered with kindness and a readiness to assist in any way she could. If there was any thing she didn’t know the answer to, she would direct us to the person who did. Diane and Heather made our transition into our new place as smooth and seamless as possible! Amazing job ladies !!

Alpine did an amazing job responding to all my maintenance requests in a timely manner. One thing I really loved is every time a request was closed they sent me an email saying "this request has been closed, please fill out a survey on how we did". This fully closed the loop and was a cherry on top of excellent communication I received from them in all areas. Would recommend renting from this company. Also I received 100% of my security deposit back -- I appreciate they were clear about how to leave the apartment and then honored that I followed instructions by returning my full deposit.

Illegal business practices - watch out.
This company knowingly downloaded copyrighted pictures of the interior of my home that my Agent paid for and used in the process of selling my home and then uploaded them putting their watermark on them and reposted them representing the buyers of my home for purposes of renting it out.
First of all, stealing someone else's property, knowingly, (our photos were each marked with the copyright) and then adding their own name on them is illegal and in direct violation of copyright infringement law, besides that fact that it is slimy and cheap.

Also had a pretty bad experience here. Was hoping to rent one of their townhouses. Was very committed to it but getting this office on the phone is damn near impossible. Ended up submitting an application and applying but still never heard from anyone at their office. Find it a mystery how they're still in business. Enjoy my 45 dollar application fee.

Alpine is a great rental management company. If something is broken, they have someone out within 24 hours to fix it. Twice there have been circumstances beyond our control and weve had to oay rent late (twice in almost 4 years) and they have waived fees and worked with us.
They are friendly and professional. If we move we will be looking to move within the alpine property management family.

I have rented a house for almost 3 years now with Alpine. The staff is always super friendly, overall I have had a good experience with them. I do wish the maintenance requests were fulfilled a little faster, but Jerry the handyman is great at what he does and is a real character!
I would defiantly would refer them to a friend or family member. They are a good company to work with. Don't be afraid to give them a call!

We moved from out of state without ever seeing the rental property and the process was smooth. We are enjoying our new place and have chosen to renew our lease for another year. My main concern is when I put in a maintenance request I have to follow up with them about it - it does take a while for things to get repaired. As with the trends in the area, our rent increased about 10% upon renewal of our lease.

I had to pick out an apartment without ever having seen it because I was moving from Mississippi to Portland. The ad was for a one-story apartment, but they put me in a two-story apartment. The only one-story apartment was already taken. There was no washer and dryer in the apartment as promised. They tried to tell me that it was only washer and dryer ready. Thankfully, there was a copy of the ad on the kitchen table so I could prove how wrong they were. They did give me washer and dryer soon afterwards

Do not rent from them!! Nice at first then no call backs when you need them for something. They promised they would shampoo our carpets for renewing our lease, a dozen messages left asking them to fulfill their promise and no call back. Then we had to break the lease to relocate for our jobs and they became very retaliatory giving us a bad reference. We never were late on rent or anything.
