Critical: Professionalism, Quality, Responsiveness
We currently work with PropVest or perhaps it’s best to say that we pay them. Lexie and Melanie spend an inordinate amount of time avoiding, apologizing, and pointing fingers. Their work is spotty, haphazard, and downright shoddy. Go elsewhere. .

Had to do an update on the incompetence and unprofessional behavior of PropVest.
About 3 months ago, my HOA learned the water from the city was about to be turned off because a required inspection of the water back-flow preventers was past due. Turns out the city had been sending the notices to Propvest, who was just throwing them in the trash instead of letting any of the board members or new property management company know.
Make very sure you never, for any reason, do business with Propvest!
Their vindictive behavior is the only thing worse than their incompetence.

I highly recommend you stay away from this fraudulent company. They used to manage the HOA for our condominium building in Glendale and dropped the ball on so many occasions that we eventually dropped them.
We are now in escrow to close the sale of our Glendale condo and they were supposed to deliver the HOA documents to the buyer but they failed to do so. This was after we paid them over $1000 for a basic set of governing documents. It has been over a month since we paid for the documents and despite our numerous calls, emails, and voicemails, they have not responded to myself, the escrow company

As part of my work, I have the opportunity to work with most every community management company in Orange County. Propvest sets itself apart by having fantastic responsiveness, great customer service, and professionalism. And one of the few companies out there willing to answer the phone when it rings and emails are almost always promptly answered. To me, those are some of the most important factors in finding a good management company. And at the office I have found Melanie and Lexie to be great, very thorough, and attentive. Melanie at prop vest has got to be one of the rudest people I have had to deal with over the phone. Seriously, is she someone's relative? Because I don't understand why this woman would have a job dealing with people. I don't even go on here to write reviews, but with this particular extraordinary individual I feel like it's necessary. It started when I bought a townhouse that was managed by prop vest. I called to be friendly and introduce myself, and ask for a form to be emailed to me in regards to my dog. She replied, "you're allowed to have a dog on the property

Melanie is super rude when on the phone, total lack of professionalism ,has no clue about company polices and is very sarcastic in her answers. Women owned business. Wow I'm so impressed with how great they are with customer service. When they say dont worry, you dont. The care put into each HOA property is the top of the top. Unprofessional, unreliable, unavailable, unresponsive, lacking in knowledge, defensive, irresponsible, untrustworthy, opportunistic. Literally the only item given proper attention and consistently accomplished in a timely manner is making payment to themselves, declaring boldly that they deserve to be paid first. Everything else is done sloppily, late, or not at all. Frustration for homeowners and board members alike, no one is excluded from being ignored, provided wrong information, given bad advice, or being blamed for all that goes wrong inder their "management." Excellent Management Company. I am the President of our HOA and after two other companies that embezzled our money and did literally NOTHING for us, PropVest has been a God send. We had a horrible time getting our last company to turn over records and funds. PropVest located money in accounts we knew nothing about. Lexie and Melanie are very sweet and a pleasure to work with. It's very unfortunate that there are bad reviews, but most people do not like HOA's, so the Board of Directors and the accompanying management company always get blamed for everything under the sun. An unfortunate experience. Rude. Unhelpful. Ill conceived advice. When they do engage it is in a very partisan way. Created an environment that has brought our HOA to a dangerous place. Practiced highly subjective behavior. They seem unaware or unconcerned of the damage they are doing. Currently they are dispensing bad advice on board elections and it is taking inordinate amounts of energy to fix their awful contribution. Will be glad to see the back of them. #AVOIDATALLCOSTS

Having met with Lexi, I'm revising my review upwards. They settled a billing dispute I had in a professional manner and they appear to be doing good work with the HOA. I'll continue to revise my review upwards, if they keep up the good work. My initial contacts were not great, but everyone deserves a 2nd chance.

The worst HOAs company that I have ever encountered! Trying to get information to do the loan for a client and let just say it was a nightmare. Melanie is rude and shouldn't be working in customer service! When trying to get to the manager, Lexie, for some help since Melanie couldn't give us the answer... Melanie answered the email in a unfriendly manner and was rudely hung up when I called and asked for Lexie. In the end I have to ask the seller to get involved in order to get some answers from them!!

Our HOA needed a decent Property Management Company and we're so very glad we now have PropVest!
We have a mixed group in our Association and Melanie and Lexie are courteous and respectful to all!
They straightened out legal issues by directing us to proper professionals. It took PropVest to tell us we had problems!
We are indeed thankful! PropVest handles our HOA now and we, as board members, go about our regular duties now with the confidence that we are following basic guidelines.

Sadly our experience mirrors many others. Principal; Lexi is rude, unhelpful and generally not to be relied on. Her latest stunt involves her inept support of a recall of a board who were elected less than a week ago. She has incorrectly proceeded and put all homeowners in a bind. This opportunistic behavior is not a one off event.
Posted our concerns on to her FB page and her solution was to block off access to the comment. To date she refuses to discuss, cease & desist. Hopefully we will have her out of there very shortly. If you want chaos in your HOA then get them onboard. If not then

Without our agreement, the HOA in our small retirement community signed on with propvest. An absolute disaster.
My oldest son is part owner of my home. He was not allowed to attend the meeting of the homeowners, where lexi from propvest showed up (extremely late). It was a NIGHTMARE. Several of the homeowners asked her questions; which of course she didn't reply to. Whatever was asked, she skewed her remarks onto some other avenue. She announced that there was going to be a $150 per home immediate assessment. If we didn't pay a lien would/could be placed on our homes!

Property management can be a very difficult job at times and there are many companies out there that do not make the grade. Lexie and Melanie of Propvest are very professional but more importantly very easy to work with. I am currently a board member at one of the properties managed by Propvest and I really appreciate all they have done so far. We have a lot of upcoming projects to do and I like their proactive attitude with getting these jobs going. Thank you again.

My company works with PropVest as a construction vendor. Melanie is very helpful and responsive. Lexie's emphasis on her vendors is providing high quality with top notch customer service. PropVest requires high standards and expectations from their vendors and in return, vendors are treated with respect as a partner and we are always paid on time. PropVest is a company formed by good people with integrity. My experience working with PropVest as a vendor has truly been nothing but positive.
