I rented an apartment back in 2013 from a landlord and everything was fine with her until she hired this company for managing the property.
As our zip code is under rent controll from the moment that they were in charge they started harrasing me to force me to leave my apartment that they can rent it more.
They reduced the necessary service even when bathtub water is not going down and water comes up they did not care and kept ignoring me untill I got an order for them from City Of LA to fix my issue.
This company and it's management team Greg and Paul are the worsest people that I ever dealt

I asked Lenny at HCM to rent my house out for 6 months. He leased it out for month to month without my consent. Because the lease was with HCM and not me I did not see it before execution. The tenants left after 2.5 months. The charged me $2000 to get those tenants. I was furious. HCM did not care and did not respond to my calls, emails and texts. They also charged me $300 to clean and already clean and vacant house. They sent me photos of the clean job . . . but it was the wrong house. When the house was returned to me, it was in decent shape but it was certainly not professionally cleaned. There

Have been with HCM since March and have been very happy with their service. Had a horrible experience with a non paying tenant and a property management company that did not know what they were doing. Switched to HCM once tenant was out and very quickly found what seems to be a very good tenant so far. They have been very professional and easy to work, and not to mention cost effective with their management fees. This has meant a lot after having gone through the previous horrific experience. Would definitely recommend them!!

We've been looking for housing for over a month. I've been looking for a place to live closer to school so I didn't need to commute long distance. Dianne really made my stress go away. HCM Property hasn't always been the best to deal with but when they assigned me to Regine my entire outlook on HCM Property changed. Regine has out done herself with following up on issues and making sure things got fixed in a timely manner. She has been great at communication and keeping me in the loop. Dealing with HCM (and Lenny and Gabby) has been a great experience. I am helping a neighbor rent out her condo, and HCM helped me with all of the details - from finding painters and contractors, to coordinating inspections, and getting everything set up. Lenny is one of the most responsive people I have ever met. And when it came time to rent out the condo, they had a tenant lined up in a matter of days. Great work!

We are renting our property through HCM. In our experience, many of the individual team members do stellar, thorough and timely work. They are responsive and do a great job. Much appreciated. In our experience, where it seems to fall down is in the overall account management, coordination and communication. There isn't one account manager with a responsive service attitude.

Everyone I've spoken with has been kind, helpful, and prompt during the process.
I've felt empathy from a kind woman, who's name escapes me, that I could tell was right there with me when she heard a woman was unable to shower and have proper hygiene for work. ON IT like white on rice.
I've also felt compassion during a frustrating moment trying to get something scheduled.
As far as I'm concerned, these are human beings doing on the side of the phone and they speak to me as if I could be someone in their community in need of help.

Just when I was about to give up on looking for a place after 2 months of searching for the perfect home (8 months pregnant), I met Dianne Carlyle at a property showing. We rented a property with them and ended up buying a home mid-lease. We lived there for 2 months and had to have maintenance come three freaking times bc the disposal broke, the water didn't work, and the outlets were all not working.
We had to terminate early but did everything we were supposed to. We have now been moved out for 40 days and have had ZERO communication that was not initiated by us regarding our account.
