Precise Property Management Services is a locally owned and operated company offering residential property management. Our flat rate fees set us apart from many other property management companies as well as offering you a money saving option when searching for the right property manager. We also offer a low percentage fee as an option; sometimes that will make more sense for an owner.

We have payment options available 24 hours a day including online payments, night drop box, and convenience office hours.
Due to some differences between leasing properties within the city limits of Portland, and leasing outside of Portland such as in Tigard, Beaverton, Hillsboro, and Forest Grove we've provided multiple applications to make sure you're covered no matter what property you're interested in.

Like so many other reviewers here, we are trying to get our money back including the security deposit and last month's rent. They haven't returned a single call/email. We have filed a complaint against them to the Oregon Real Estate Agency. When a person from the state agency emailed back asking the Motters to tell their side of the story, John Motter immediately replied saying he doesn't work there anymore and that the complaint should go to Precise PMS instead! This clearly shows that they are checking their emails and choosing not to reply to us.

Like many of the others here, I am out a deposit from one home that I rented from them for 4 years and likely out another deposit on a home that I moved into over the summer that they also "managed". They started ghosting me in July when I had an leak from an upstairs bathroom leak to the living room downstairs. Luckily a neighbor was able to get me in touch with the actual homeowner.
Somehow I was lucky enough for Shannon to answer my call today when I was trying to find out why my rent check for this month hadn't cleared my bank yet and she told me they closed their doors last month and that

My family and I just moved into a property managed by precise on June 12th and from the start it has been terrible. After the first month the garbage disposal stopped working and I contacted them for over a week and half to have them fix it, I got impatient and replaced the disposal myself and sent them the receipts for the new disposal and no response back. Not even a week after that our dryer stops working, I emailed, called and left voice-mails and even did maintenence request and no responses at all. So like the garbage disposal I went and replaced both the washer and dryer. Sent them pictures

Hello all, I know it is frustrated. We should file case all together since we do have their contact information. Myself left one of their properties that was managed by them on May 30th and I have writing email that Shannon going to deposit my money back on the day after our last conversation which was June 21st. Never received my money back! I came back to the USA week ago to just find them and go after them.

They managed my townhouse for nearly 2 years with no problems, then Precise Property Management Services ghosted me out of the blue. I tried email, text, voice, even left a note at the apparently abandoned office on Elam Young Parkway.
Don’t know what happened to the renter’s deposits and rent. I’m absolutely baffled. Seemed like they had a good, successful business. What happened?
I am in the process of transferring the account to another property management firm called Holland. So far they are very friendly and communicative. A nice change. I have not worked with them before, but I understand

John and Shannon were managing 3 family properties. About 2 months ago, they ghosted us. No response to email or phone and NO RENTAL PAYMENTS SENT. Do not do business with them. I'm not even sure if they are in business anymore. Thousands of dollars lost.
Shame on you, John and Shannon. I hope Karma strikes you back for what you did.

Started out just fine to have them manage my rental, but so far this year the communication has simply stopped. Tenant moved out, citing in no small part the poor interactions with, and now it's gotten so bad I've had to move my business elsewhere. No rent remitted to me for months, and no monthly reports provided either. Got one small "OK" email once I threatened filing a complaint, but that didn't go anywhere. Thankfully the folks at Holland Properties have jumped on board - they've been great to deal with and apparently I'm not the only one who's jumped ship from PPM.

Do not do business with these people. They do not communicate and are legally obligated to "manage the properties in accordance with standards of reasonable care and diligence". However, with the number of phone calls and emails that have gone unanswered, the very opposite is true. I am shocked that a company would conduct itself so unprofessionally and exercise such negligence in the management of their properties.
My parents own a rental property managed by this company. Nearly two months ago a job was started and has not progressed. It has been nearly two months and there has been no progress

We have been their tenant for 4 years, we didn't really have any problems with them until we moved to another home because the owner of the townhouse we were renting was going to sell the unit. It has been over a month that we have moved, 63 days to be exact, and we still haven't received our security deposit yet, nor have we heard anything from them. We understand that by Oregon laws, the security deposit should be returned no later than 31 days, and if it exceeds that, we're entitled to receive 2x the amount plus 7% interest. I'm not sure they're still in business. We haven't heard from them for at least 2 months. We have emailed, called, gone to their office - nothing. They apparently moved to a smaller suite within the office without telling anyone. I figured that out wandering around the office trying to pay rent. Today, I got a certified letter from a lawyer stating the owner of the property is switching property management companies.
