Innovative Property Management

I have been waiting for a dishwasher replacement for two months. Very hard to get anyone to respond (besides generic emails saying to await a call from the vendor?….no calls received) I also have one other request that have not been resolved in over three weeks.
Left a message three weeks in a row for the “manager” of the Beaverton rental properties.
The only live person that called me back seemed very confused about what was going on and her kids were screaming in the background. So loudly in fact that she asked if she could just communicate via email. I declined as I had been waiting

Great experience with Jimi who works with IPM & Holland Properties. I had to have something re-keyed and he was super quick, knowledgable and friendly. I can honestly recommend him, not only for locks but an assortment of maintenance needs!

Lupita worked with me over the phone to track down a maintenance employee to come out to my property the same day to help fix a toilet leak that I called to report. She was very quick and efficient.

I recently had a major issue with a property come move in day. I could not have been more upset and I was ready to be given the cold shoulder.
However, when I reached out to Anna, a member of the leasing team, she was respectful, kind, and understanding of our situation. When things escalated beyond her level of authority, she gave me the information for one of her higher ups. After a conversation with them, the situation was resolved promptly and professionally and I very much appreciated working with them.

Just wanted to update that I never heard anything from the owner. Unfortunately due to their shady, slumlord management style I refuse to speak to anyone at this company without written record. A response on yelp is performative at best.

Summer update - they leased an apartment to me advertised with A/C and guess what! IPM never inspected the air conditioner prior to executing my lease agreement. This will be the second appliance they've failed to inspect including the washing machine that was eventually replaced.

It's been another 6 week ordeal with them trying to replace the air

Beware Landlords! This company is only there to squeeze money out of you. They will keep doing unnecessary repairs & cleaning to bill you. I had them for a month and had to cancel their services, because they left the kitchen hood fan on & my neighbor had to call me about it. Then they left the door unlocked, blaming that someone had tried to break the door open and that they need to put a new lock set. When I went to check it myself, there was no problem with the lock, no had tried to break in. Their maintenance guy had left the door unlocked. Then they had also left the garage side door unlocked

I contacted IPM Saturday afternoon and got voicemail. No response Saturday.
I emailed them on Sunday. No response.
I called them Monday morning and was told all the leasing folks were in a meeting and that they would call me back after 11:15 AM.
By 3:30 I had received no call back.

From the first phone call to interview them to hiring them to now over a year later in their care, I've been happy with IPM. I'm an away landlady and have never had to worry about a thing. They placed my tenant really quickly and have taken care of everything and I get a nice, simple statement both at the beginning of the month and during tax season with all the information I need. They're also super nice people! Highly recommend.

I used to manage my rental property by myself. Since I live outside the US, my renters took advantages over me, it caused me a lot of headache. I talked to a few agents, no one explained so much to me like IPM. They have a cool system for digital communication, now all I need to do is to check my emails, and everything came as expected. The staff (Steve, Michelle, Theresa, Rhonda) at IPM are professional, innovative and trustworthy!

They stay in touch, send regular reports, keep on top of repairs, and generally do everything a property manager should do. The staff is friendly and very responsive when I have questions. I can heartily recommend Innovative to anyone looking for a property manager.

As of two years ago, we were new to the property rental business. The staff at IPM has always done a great job and are always available to answer questions and give sound advice. We couldn't be happier and are thankful for the great work that they do!

So where do i start, If could give this place a negative review it would be cause they don't deserve a star at all!! Lets see we have live here at this place for over 5 yrs on a month to month, Keep in mind we have never been late. See the first couple of yrs was great. Then we got new owners and that was OK until they hired Innovative Property Management.We have had 3 rent increases in the last 2 yrs. On this last rent increase we got told that we either sign a 1 yr lease on there terms or otherwise we can move out and if we don't sign it by their deadline which was 2.5 weeks when they drop off

I was satisfied with my year plus renting from IPM, until move-out at which point I was drastically overcharged for mold damage that was not our fault (I lived there with a roommate), but rather attributable to poor upkeep of the property, 2231 24th Ave Forest Grove OR. When we disputed the charges ourselves we were told that a small amount would be dropped 'in good faith' but that we still owed over $1000, it was a $900 deposit. After hiring a lawyer and having a letter sent IPM refunded our $900 deposit fully. It took us scraping together everything we had to pay the lawyer fee to get
