For many people, buying a home is the biggest single investment they will ever make. Not only that, but for most people a home is much more than just an investment: it is a part of themselves and their family. Ensuring that the home you desire is the right choice is a huge part of what we at Desert State Home Inspections do.
Seller's Inspections (sometimes referred to as pre-listing inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the home inspection until a buyer is found. In many ways, waiting to schedule the inspection until after a home goes under agreement is too late.
Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a "punch list" of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you.
In a new home, the quality of construction is often not what it used to be some years ago, therefore many buyers have independent reviews of their properties before purchasing. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you've dreamed about.

Desert State Inspection responded to my request and conducted a very thorough home inspection over 5-6hours. In addition, DSI provided a 74 page professional inspection report with pictures, arrows and code references. They took the time to collaborate with me after the inspection to review the entire report and show me areas of concern.
I highly recommend them and wouldn’t hesitate to use them again!

What a positive experience with Desert State Home Inspection. I have purchased a few homes over the years and this company by far was the most thorough and professional yet. I had an unexpected very quick turn-around inspection needed and they were able to fit me in and they even showed up earlier than expected. I could not be on location or there for the post-inspection meeting, however my absolute fantastic realtor was able to be there and they were able to facetime as we had our meeting. Matt was amazing in how he explained all the inspection items in plain terms, found some odd abnormalities

We chose Steve as the inspector based on a recommendation from a family member and he was extremely prompt, professional, and explained everything very clearly for us which made a huge difference as first time home buyers. We then used their contracted company for a sewer scope and they were again absolutely fantastic! The owners were so helpful and speedy with their responses. Great experience, would definitely use again.
