It's a good place to live and it's walking distance to River Park and the movie theater. There is a problem with homeless people going thru the trash but overall a safe place to live The girls in the office are phenomenal and so is the maintenance person.

Water is shut off almost 3 to 4 times every month. The office staff sucks terribly. Our unit was old as hell countertops stained and burned the cabinets were peeled and old and super worn AT MOVE IN! But they still charged us extra on top of our deposit stating that it was our fault why everything is worn and stained. Office is always closed! Repairman don't actually repair a damn thing. This was THE worst apartment complex I've rented from in my life. DONT WASTE YOUR TIME! Rent somewhere else!

The office hours always change without any kind of a notice. They will text you to pick up packages before they return them to the sender, but when you come to the office no one answers or they're closed. They're supposed to stay open until 6 but they often close at 5 without notice.

Living here for 2 years. Close to Riverpark and Woodward Park. Dog park is nice. Pool is nice. Maintenece responds usually within 72 hours. Gym is small with three pieces of equipment. Management is not quick to respond,  or mostly will not respond at all to inquiries, complaints, or reports without face to face contact, and even then your inquiries will be forgotten. They are very illusive. We requested to change our parking spot when our neighbor was moving out, and was informed we could in a few days. If you are looking for a place where the water gets turned off several times a month due to pipe repair, you found it. I can't enjoy my patio because the grassy area is littered with dog droppings and it smells. The walls are so thin that I can hear my neighbors using the restroom and I can hear them snore at night.

Noisy from the neighbors, the 5:30 am trash pickups Monday and Wed (you will be awaken), and the 7:30 am to 3:00 pm leaf blowers every Friday. They blow the drives also, so don't even think your car will be ever clean again.

Screaming/DJ Rap basketball court every other day.
Drunk co-eds at odd hours of the night, if Ivan and his family of 10 are not scaring them off with the Boom Box and belly flops in the pool.

DO NOT RENT HERE. First of all the quality of this apartment is so poor and the staff treat their tenants horribly. My first two months my toilet flooded THE ENTIRE apartment and the staff didn't even replace the carpet in my room. All the did was blow dry it . They had to take off the molding in my entire restroom and left it like that for a week. Also Kayla (the new head off staff) is really rude. I put in a work order to unclog my toilet and my tub and she said from now on it is OUR responsibility to do that. Like what do you maintain for us?? Why do we pay this amount for rent if you don

This is the worst complex. The maintenance staff was instructed by the office, Kayla, to remove my personal property, throw my art in a bucket and bring it to the office. These are the worst people, the worst property management company. Do not rent here

Really sad to read all the negative reviews. My son lived here about 7 years ago - and I was just looking at it as a place to move myself. At that time it was quiet, clean, and pet friendly. Now - Not interested in transients roaming, having to battle to keep the place repaired and livable - especially if you have paid a security deposit and top dollar rent. Sad. I will keep looking

I submitted my application via email on 2/1/2020 and they barely started checking my stuff today 2/12/2020 only to call me to say NO but didn’t give me any options and if they needed anything or to add a co-singer. I’d been calling them and instead of it taking 3-5 days as stated while on a tour it took 12 days and now I’m having to look elsewhere cause I waited too long for them to respond! Thanks so much...not!

Great location but besides that these are cheap made apartments. You can can hear your neighbors all the time. My problem here was that I knew I was going to be here for a short period and I had a good talk with the management that was there when I moved in and specifically told them I wanted my deposit when I left, out of over 600 dollars they gave me 40 dollars back after moving out. When I left it in good conditions. Just be ready for these things

There are more than this, this is just all I can bring up at this time. I find it hard to believe it takes two years to repair a leak and feel something wrong is being done. Since water is included in rent, you can definitely assume a scam is being run.

From the day we moved into this apartment it was horrible. The year we lived there our bathroom was covered in mold corner to corner, up and down. Made several compliments to the office and all they would do is have a painter come out and repaint over it. What do they not understand that you can't keep repainting over mold. The ceiling in our bedroom was cracking and had wet spots so obviously there was water coming through from somewhere but didn't care to fix it. This place is horrible!! When I first moved in, the drawers were falling out and the patio was infested with black widows and debris. When I asked them to replace the drawers, they just half-assed fixed them. I have asked several times for them to fix other things but they never do anything. There is constantly homeless people and crack heads digging through the dumpsters and throwing trash everywhere. The security cameras don't work and haven't worked for years. This is a horrible complex. Their staff barely know what is going on most of the time. They add charges randomly and often sneak things in. When I moved out they were going to rent my apartment for $300 more than I was paying with very little repairs. It's ridiculous.

The repairs are shotty. The appliances are old. The facilities are awful. Not worth your time or money. I was so glad to get out of there.

They have change management with inexperienced employee. As a result you’ll end up paying more than you should. This place is not worth your time and money. I strongly advise a future tenant to look else where . I’ve lived here for over 2 years and it’s been the worst experience. But if you end up living here, I urge you to document EVERYTHING.

They gone steal your security deposit.. they have homeless people daily in the trash bin digging through your rubbish looking for recyclables. And they only say call the security guard that they give you the number for.. but all they do is drive around and look at residents and not the people you called them about. Only cool person is frank the maintenance man. When you call to get something fixed in your apartment if it’s not going to depreciate there property value you will be waiting for days to get anything done. I recently moved out after living here for over a year and a half. The bad: too many cats(they spray your patio). You will find them on your car everyday! But I think the Creepers was the worst part. The good: Staff was bad when I first moved in so I repaired things myself. But then they replaced everyone and things got better about a year ago. Its nice if you have pets, but be careful with creepy neighbors and door dingers. Also, lots of transients can be found at random times 24 hours from walking by, to in the dumpsters and in the laundry rooms. It's worth 3 stars if you plan on not having a

Save yourself the trouble. Don't bother of moving in this place. The walls and floors are very thin. I used to live downstairs apt. I can hear the neighbor upstairs stomping throughout the apartment. Sound like a herd of elephant. Occasionally, I can hear the bed squeaks from up above. I made a several attempts to let the property manager know about it but nothing got done. Also, especially late at night when you are trying to sleep. All I can hear was the stomping and the loud sound of water faucet being turned on from the other apartment. Very noisy, save yourself the trouble.

****0 Stars****The Manager (Jo Dee) there is very dishonest and adds charges to your move out when you leave. She wants you to pay for new carpet and other expenses at the apartment complex. That is why she is in poor health due to the evil things and stealing she does to the tenants. I hated living there. It was awful. Do not move there!!!!!! Also has $300.00-400.00 light bills due to the poor single pane glass windows. It looks nice on the outside and inside, but is poorly maintenance and managed.

Well we just got a new lease agreement (to renew our lease) and on this paper it states that we pay $1,280 a month for our 2bd 2bth. Well that information is incorrect, considering we actually pay $1,315. Now I know $35 doesn't seem like much but add it up that's $420, that we have over paid. But wait, that's not all. Online they are advertising the same 2bd 2bth for $1,175. Now let's add that up, that is a woping $1,680. So $1,680+$420=$2,100. We have been made to pay over $2,000! To me that is just shady! The apartments aren't even worth that much. We've had problem

Just got the new lease agreement today which I'm not signing. They said I am paying lower than what I am actually paying them, which is higher. So, I'm pretty frustrated, they also gave me a higher price than that which is listed online. Such, don't move here all of the other bad reviews are true. The round about review is just to funny though ha.

I have lived in apartments before and haven't had the best experience, but Summer Place has been amazing. The staff is super friendly and helpful! We had a few minor plumbing issues when we first moved in, but the repairs were fixed extremely quickly. I do hear my neighbors above and across from me often, but everyone is friendly and it makes for a great living environment. 😊

Very disappointed with my initial tenant experience. I was given a solid move-in date more than two weeks ago for today 4/9 @ 10:30AM.

I had to block off my entire day from client appointments anticipating moving in today. Good thing I do not work an 8-5 like most. If so, this would have been much worse.

Had AT&T scheduled for tomorrow. Have to wait unti 4/12 to move in now. Very fortunate my prior lease is good intil 4/16.

Without a "change of schedule" phone call or email, I arrived here to make my first payment and obtain keys.

Rent elsewhere if you can. My mail continues to go missing (sometimes they can't find it, sometimes they put it in the wrong mailbox). Water is routinely shut off. New exployees every time I go into the office. Mud in my covered parking stall. No one shows up for scheduled maintanence appointments. Really, really irritating place to live.

I've been living here since August 1, 2014 and it's great! The management here really takes care of the units and grounds. We have a 2 bed 2 bath, and when we moved in it needed a lot of work. To start our stove was horrible and our kitchen sink leaked profusely. We went in and they changed out both for us very quickly. When we renewed our lease they allowed us an upgrade as well so we had a ceiling fan installed. There are a few con's but I couldn't have asked for a better experience as a renter.

Summer Place is the worst apartment complex in Fresno! Our hot water is not working and the manager refuses to fix it; even though no hot water is categorized as an emergency situation! There are constant problems with the water, its dirty and they shut it off 3 to 4 times a week. This place is a slum. Can't wait to move. If I could give a minus 10 rating, that would be appropriate.

This review reflects my experience as well as my Grandmothers:

-Upstairs tenant flooded their toilet. The flood caused our downstairs hall carpet to get soaked and was never replaced.

-Our kitchen drawer has been broken for 5 consecutive years. It took them a month to come out to fix it on one occasion. And they've attempted to fix the drawer on several occasions and it has never held nor been replaced.

-We had a move in promotion where they would install a ceiling fan in the dining room, but right off the bat it was making a metallic grinding noise. They fixed it on the 6 month, but

We have lived here for three years, and really like It. We've gone through two sets of management.

My husband's truck was broken into twice during that time. Like other reviews, we asked to see the surveillance tapes, and staff said they didn't go where he had parked.. Last year they did a lot of updating around the grounds, along with a fresh coat of paint.

The maintenance staff is friendly however, he is a joke. Our doorknob broke off and he came to replace it, and had to do so twice in one day because he did it wrong the first time. The second time all he did to "fix"

They turn the water off once a month to repair pipes instead of fixing them all at once.

Update:

We now have racers driving around at night. All you hear is cars peeling out and driving down Nees. Cops are not helpful.

Management now requires us to get $100,000 in renters insurance.

Update 1/22/16

Now they have turned off the water three times, without notice, in the last four weeks.
