Pretty nice apartments. They do have a lot of silly rules that make it hard to enjoy living here. We are not allowed to have light up in our balcony, so that's really irritating. We've had lights up since we lived here (1 1/2 years) and it was never an issue until now. We also got a propane grill because we couldn't have charcoal grill. Which is understandable, but then a month later they told us we could no longer have a grill at all or even store it. Also, the first year they allowed people to have shades for the outside balcony for some outdoor privacy, but then they said we had

We lived there for almost 3 years. By far the worst place I have ever lived. It is not worth the headache to live there. They will cheat you out of anything they can. They will not help you when you have a problem. Even when you call the management company to get help you get no where. We moved out over a month ago and we are still fighting them.

Palm Lakes is highly unethical and incompetent. If you are a resident, make sure you advocate for yourself and don't let them charge you for random things and take all your deposit. They will make up fees and charges upon move out, hoping that you don't say anything. TAKE PICTURES when you move out, you will thank yourself later when they send you a bill of random fees! It took months to get the majority of my deposit back, but I only did so with persistence, keeping records of conversations, and proving that they were just charging me for random things. I cannot begin to describe how WODNERFUL this apartment complex is. The manager and staff are, by far, the most helpful and tentative when it comes to tenants needs. Anything that I've needed in my apartment has been taken care of with the timely quality, care and importance. I have always and continue to feel safe in this complex. The landscape is beautiful and well kept weekly. I absolutely LOVE living here and would highly reccomend. They treat the residents so well and I'm so thankful that I found a place that treats me like I'm family.

Hailey has been great in providing excellent customer service since my move to Fresno. I did not have a great start, but she and the management team did their best in making me feel welcomed in a new city. They truly care about their residents and comfort here. As for other people's complaints about appliances, they maybe a bit older, but they all work and comes with laundry inside your apartment. The latter alone will make it worth your while!

Lived here for two years and have no complaints. They are friendly staff and work with you as long as you are kind and have common sense. It is an apartment complex and they treat is as such. You will most likely not get most of your deposit back, but they did work with us since we had been there for 2 years. We did manage to get a good portion back. The gates are open during the day, so people do come through digging in the trash. The grounds are kept up very well.

Please DO NOT LIVE HERE!! Staff is horrible, and clueless and straight out just there to be there with no help. They steal your money, never on time for maintenance & the apartments are infested with stray cats......PLEASE SAVE YOUR MONEY AND MOVE SOMEWHERE ELSE. Oh, they also did some "remodeling" but it's honestly for the outside look only, to attract more tenants....however....if I had a say....the green looked better than the dark grey and light brown...doesn't even match the trash cans which they are still coated in green. Do not move here ! They are nice from outside but inside the layout is very small and the appliances are so old! The staff also always blamed us for noise complaints even if we weren't home which I think is very rude ! The walls are thin I could hear my neighbors talking and using the restroom AND they have the landscape people come every Wednesday and they come at 7 AM sharp ! Super loud and super annoying ! So glad I'm getting out of here would NOT recommend !

This place is HORRIBLE! Their brochure looks great, but I think I'd rather be homeless! Their property is not kept up, and on my drive through the property to consider moving there, I saw 2 police officers looking for someone who lived there. I asked if it was a safe place to live, and they both gave me a resounding NO! So move there at your own risk!

The staff is nice, no bug problems, maintenance is great and gets stuff done right away.
Sometimes I see people dig through the trash at night which is weird because we have gates but they don't bug anyone so I don't find it a problem.
The only big issue I have is that literally one side of the apartments has minimal parking. Sometimes apartments has like 2/3 tenants with 2/3 different cars so we have to park on a completely different side and walk through the courtyard thing just to get to our side.

I have been here for 2 years and I have never received the world class hospitality and customer service from another apartment complex. This one is so different and nice. The staff always tries to accommodate to ME not the other way around. Maintenance has been so amazing as well. As other complexes might be accusatory with their repairs, these guys just see the issue and get it done. When my apartment had no power in certain sections at 9pm at night they STILL sent someone who was determined to solve the issue. Amazing support, amazing people, and thanks to their remodel, amazing grounds.

I just moved in with my family a week ago and we couldn't be happier. The staff in the office has been amazing. I know I know, give it time, well I will update my review if I ever feel the need to but I don't think I will have to here. Brandon has helped us out just about since day 1 when we came in to view the place. We actually came in 2 more times afterwards to make sure it was going to be enough space and to our liking. If I could rate the apartment complex as no STARS I truly would Because the management staff is rude disrespectful especially when fixing damages had to call code enforcement and well they must be working together due to the fact that they said I didn't have black mold well for 13 years I SERVED in the military and and well I was a sapper or engineer and well I do know what Black mold looks like and not to mention my patio was disgusting Due to a stray cat having babies on my patio and you know what I had to throw away everything can't have door open or windows open cause cat comes back wanting

I love the area and the staff is very friendly and the maintenance is attentive. I like that I have a decent size place at an affordable price. Especially with washer and dryer hook ups. Great pools and a hot tub. I never have any issues with noise or neighbors or crime. I did have a bit of a bug problem at first but I got it handled. The only things I don't like are the dishwasher and shower. I feel like my dishwasher is pretty outdated and my shower is really low I have to crouch to wash my hair. Other than that I love it.

I am so glad I found this property! The price is reasonable, the landscaping is beautiful, the mgt. team are all very helpful and nice, the maintenance team is quick to fix and maintain the property it's a gated community and I feel safe, the neighbors are friendly.....I moved back to Fresno for my work and was concerned about finding a nice place especially close to my work...This place is a diamond in the ruff!

Me & a couple of my future college roommates when looking for a place to live to start our lives this was the first & only placed we looked. The staff was so nice, informational, & willing. The apartments are surrounded by gates & require a passcode after/before office hours. The setting is beautiful & soothing!! We move in, in August. Wish us luck!!

Never really had any major problems living here for over a year now. The only thing is, management telling us what we can't and can put up in our balcony because they said that it's tacky. Maintenance crew is pretty fast at coming to fix things. Also the assigned parking is no where near our apt.

Moved here in May'14 after I finished school. Have had a pleasant experience so far. My parents who were visiting me right after I moved in absolutely loved the place. Dad was so happy on his morning walks with all the trees and landscaping at its full bloom. His words regarding maintenance were "The rent is almost worth Frank's services"! The managers are helpful with complaints around the house. Four stars just because the place can do better, new carpeting and paint touch ups would be nice!

After all the months of high bills and no answers they finally replaced our AC unit. We've had the new unit for a couple weeks and our bill is already only a fraction of what it had been. They said that both repair services said that the AC was working but they decided to replace it because they "value us as residents". I'm not entirely sure I believe all that, and I felt put off, condescended to, and placated pretty much the whole time, excluding the treatment we received from the on site maintenance manager and one office assistant.

This is the first apt we've lived in since moving to Fresno. We've had an overall pleasant experience since being here. The management is friendly and anytime we need any maintenance or repairs done it gets done quickly (either the same day or the next day) It's a really big apt complex though, and only has one weight room so it's a far walk depending on what part you live in. There are two pools (along with hot tubs/spas), multiple laundry rooms and a tanning room as well. I don't tan (obviously) but it's a cool amenity to have available for those that do. They also
